Launch pages started Star at AED 510,000 to 515,000, and the cheapest studio today asks AED 499,000, so the entry has gone sideways since launch while the average studio ask of about AED 561,000 to 564,000 sits roughly 10% above launch. One agency article headlines studios "from AED 662K", well above the portal range; a single listing does not set the building's level, and the DLD transactions for comparable floors settle it.
The larger units carry the value. One-bedrooms at about AED 1,010 to 1,065 per sq ft and the 925 sq ft two-bedroom at about AED 1,245 sit below the community's AED 1,350 to 1,400 average, while studios cluster around it. A 950,000 one-bedroom listing did not print its size, so its rate is not shown.

Al Furjan lies in the Jebel Ali district between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. Jebel Ali Free Zone, about 10 minutes away, supplies most tenants; Ibn Battuta Mall is 5 to 10 minutes and Dubai Marina about 15.

On a viewing, check which side of the building the unit faces and how far it sits above the podium. Then ask for the floor and view of each comparable sale you are shown: in a building this size, a pool-deck view and a view of the next block can sit side by side in the same price list, and the AED 499,000 to 564,000 studio range is largely that difference.
Amenities and specifications
The podium is Star's main feature: a gym, adult and children's pools, a spa and jacuzzi, play areas, game rooms, and retail and cafés, with 24/7 concierge. Units come with balconies, built-in wardrobes, central air conditioning, kitchen appliances and covered parking; some are sold furnished.
One listing calls Star a hotel-apartments building, but no source names an operator or a rental pool, and the rental market here is ordinary annual leases. Buy it as a residential building with a generous podium. Not published: the service-charge rate and whether cooling is billed inside it or separately.
About the developer
Azizi Developments has been building in Dubai since 2007. Trade-press reports in 2026 carry the company's figure of more than 45,000 homes delivered, including 19 projects and over 10,000 units in 2024, and on DLD data 89.1% of its contracted units were delivered on or before the registered date.
Star was part of Azizi's first Al Furjan wave, started in September 2016 and completed in January 2022 — more than five years, though the sources do not say what date was first promised. On a finished building the developer's record is background; what you inherit is the owners' association, its reserve fund and its service charge.
