Pier Point's own position is on the canal side of the master plan: the sources describe it wrapped by the district's swimmable canal and the retail promenade, with Sheikh Zayed Road about 10 minutes away. Wider guides put DIFC at about 8 minutes, Downtown at 12 and Dubai International Airport at 15. Al Ghubaiba on the Green Line is the nearest station today; the Gold Line approved in April 2026, 42 km and 18 stations from Al Ghubaiba, lists Mina Rashid on its route, so treat it as upside.

Buying early here means a building site for a neighbour for years. The closest comparisons sit in the same master plan: Marina Place 2, about 179 homes from AED 2,080,000 with the same Q4 2028 handover, and Sera, the 2026 launch from AED 2.1 million handing over a year later. Quoted for the two towers: an infinity pool with marina views, a gym, children's play areas and a podium of gardens and recreation space above the parking. The master plan adds the promenade, the marina berths, Mina Beach, the canal pool and the retail being built along the water.

Not published: the amenity schedule tower by tower, the fit-out specification, parking allocation, sizes by bedroom count within the 774 to 2,686 sq ft range, the service-charge budget or the escrow bank. The developer is Emaar Properties, working here through Mina Rashid Properties.
