The source listing shows no price, so we print AED 1,995,000, the starting price the portals quote from the developer's list, written as "from AED 1.99M" on one broker's page. The average one-bedroom sale of about AED 2,241,000 comes from DLD-based transaction data. It shows buyers paying roughly AED 246,000 more than the entry figure, for larger units, higher floors or better views. Neither figure is the price of a specific unit; the developer's price list on the day of booking is.

The entry rate of about AED 2,733 per sq ft assumes the smallest one-bedroom at the lowest price. Against that, the transaction average is about AED 2,538, Mackerel Tower's launch list ran at about AED 2,090, and one portal puts Seaside by Prestige One at about AED 2,080. Sea Cliff is at the top of the Dubai Islands band we found. Buyers are paying for the developer's island record and the branded finish.

Against the other Imtiaz buildings on the island

Wynwood Residence, the other current Imtiaz launch on the islands, lists one-bedrooms from about AED 1.97 M to AED 1.98 M with handover dated Q3 2027, about six months before Sea Cliff. Our Sunset Bay 3 page shows that phase listed from AED 2.02 M. Neither publishes a size for its entry unit, so Sea Cliff's 730 sq ft figure is the only one of the three that allows a per-foot comparison.

Payment plan and total cost

The plan is 20% on booking, 30% in six instalments between June 2026 and November 2027, and 50% on completion in Q1 2028. Six instalments over about 18 months works out at roughly one a quarter. Because the schedule started in June 2026, a buyer booking now may find the first instalment, or two, due at signing. Ask for the schedule for your unit in writing.

At booking you pay about AED 483,040 (about Rs 1.24 crore): the 20%, the 4% DLD fee and the registration charges. After that the instalments are modest, about AED 99,750 each. Then AED 997,500 falls due at completion, in cash or with a UAE mortgage, which lends against the bank's valuation.

No service charge is published for the building. Dubai Islands charges are estimated at AED 15 to 22 per sq ft a year, regulated by Nakheel as master developer. On a 730 sq ft one-bedroom that is about AED 10,950 to 16,060 a year.

Location and connectivity

Dubai Islands is Nakheel's reclamation of five islands and about 17 sq km off Deira, linked to the mainland by the Infinity Bridge. Sea Cliff's sources put Dubai International Airport about 15 minutes away and Downtown Dubai about 20 minutes. Deira and the Gold Souk are about 10 minutes, and Dubai Creek Harbour about 15.

The nearest rail is Gold Souq Metro station on the mainland, and the Blue Line that would bring the Metro closer is dated 2027 to 2029. By a Q1 2028 handover, the island will look different from today. Imtiaz's Beach Walk is already handed over, and its Beach Walk Grand, Sunset Bay, Cotier House and Wynwood buildings are due between late 2026 and 2027. The island mall and the promenade are due in the same window, although parts of the island will still be under construction.

Amenities and specifications

Quoted: furnished homes finished with Hermes accessories; four-bedroom duplexes with maid's rooms and private pools; and a shared list of an infinity pool, rooftop lounge, outdoor cinema, gym, yoga zone, spa, gardens, a jogging track and a barbecue area. That list is typical of an Imtiaz island building rather than unusual.

Not published: sizes for two- and three-bedrooms, parking per unit, appliance brands, and exactly what the furnishing and accessories package includes. Ask for the inventory that forms part of the SPA, because a branded-accessory claim is only as good as the list behind it.

About the developer

Imtiaz Developments reports more than 40 active projects, and the Sea Cliff groundbreaking reports put its portfolio above Dh15 billion. It reports more than 2,000 units delivered and six handovers in 2025, with ten scheduled for 2026.

Its record on dates is the strongest of the Dubai Islands developers compared here. Construction Week reported Pearl House II in JVC handed over three months early, Hyde Walk in Jumeirah Garden City has also been handed over, and Beach Walk was the first residential handover on Dubai Islands. One review site says it has delivered up to four months ahead of the promised dates. A good record does not guarantee a new building, so read the DLD's progress reading before each instalment.

For Indian buyers

Ownership. Dubai Islands is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. There is no annual property tax and no sales tax or VAT on the residential sale.

LRS. Each resident Indian can remit USD 250,000 per financial year, so a couple can send USD 500,000. The entry unit at AED 1,995,000 is about USD 543,000, more than one year's couple allowance. The plan's timing helps: booking plus the six instalments come to AED 997,500, about USD 272,000 by November 2027, and the other half is not due until 2028. TCS at 20% applies above Rs 10 lakh a year and is adjusted against your tax.

Golden Visa. The threshold is AED 2 million of property, and the entry one-bedroom at AED 1,995,000 misses it by AED 5,000. If the visa matters, pick a one-bedroom priced above AED 2 million or a larger unit.

Rent and tax. DLD-derived data puts Dubai Islands gross yields at about 2.2% to 4% today, with forecasts of 6% to 8% once the island's amenities open. At 4%, the entry unit would earn about AED 79,800 a year before service charges. An Indian resident pays Indian tax on the rent and reports the flat in Schedule FA. Of the Dubai Islands launches compared on this page, Sea Cliff is the safest developer bet and the most expensive per foot. Imtiaz has already handed over a residential building on the island, and it reports handovers ahead of schedule elsewhere in Dubai. The price reflects that: about AED 2,733 per sq ft at the entry one-bedroom, well above Mackerel Tower's roughly AED 2,090. The 20/30/50 plan is friendly while the tower rises and heavy at the end, with half the price due in Q1 2028. The small print that matters most for Indian buyers is the Golden Visa: the entry unit misses the AED 2 million line by AED 5,000.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
