Location and connectivity
Al Satwa lies between Sheikh Zayed Road and Jumeirah, across the highway from the Dubai World Trade Centre and DIFC. Much of it is being rebuilt as Jumeirah Garden City, where Meraas has sold freehold plots for buildings of up to eight floors above the ground and podiums, and Alba Tower follows that pattern.
Pages for buildings in the same area put City Walk, Emirates Hospital, Satwa Park, La Mer beach, DWTC and Dubai International Airport within about 15 minutes by road. The Dubai Metro Red Line runs along Sheikh Zayed Road nearby. Expect a lot of building work: many G+8 plots in the district are being built at the same time.

Amenities and specifications
Quoted for the building: an outdoor swimming pool, a gym, a yoga area, children's play areas, a lobby cafe and lounge, landscaped gardens, barbecue areas and shaded seating, with basement and podium parking and a pet-friendly policy. The design is described as Italian-inspired, with retail and shopping pavilions on the ground floor.
Not published: the appliance list, the kitchen and bathroom fit-out, parking per unit, the escrow bank and the service-charge budget. Shops at street level mean more foot traffic around the entrance, so ask whether residents have a separate lobby. Final specification as per the SPA.
About the developer
Reportage Properties was founded in Abu Dhabi and sells across the UAE at the mid-market end. In Abu Dhabi it has delivered Oasis Residence 1 and Oasis Residence 2 (about 304 homes) in Masdar City and Al Raha Lofts on Al Raha Beach. In Dubai it has handed over Rukan Tower, three connected towers with about 608 apartments in Wadi Al Safa, and the first phase of Rukan Lofts.
Its sales reached about AED 3.7 billion in 2023, up from AED 2.3 billion in 2022, so it is selling far more than it has yet delivered. The sources checked give no independent on-time rate. Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 1,009,617 one-bedroom is about USD 275,000. The 30% booking payment of about USD 82,000 fits one person's allowance easily, and the 53% handover payment falls in late 2027, a different financial year, so a single buyer can fund it without a co-buyer.
Golden Visa. The threshold is AED 2 million of property. One-bedrooms fall short by about AED 1 million. The top two-bedroom quote, AED 2,075,068, clears it by about AED 75,000.
Rent and tax. No rent is published for Alba Tower. Apartments in Arista One nearby are advertised for rent from AED 74,000 a year; if an Alba one-bedroom let for the same, that is about 7.3% gross on AED 1,009,617, before a service charge that is not yet published. Rent and any gain on sale are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.
