A buyer today at AED 5.95 million either takes over the seller's contract (paid-in amount plus premium, a DAMAC no-objection certificate fee, then the remaining instalments) or, if the villa has been handed over, pays at transfer with the 4% DLD fee, about AED 4,200 of trustee and title fees and a 2% agency commission: roughly AED 6.32 million all in. Running costs are the villa's advantage. DAMAC Lagoons villas are quoted at AED 3 to 5 per sq ft a year, so about AED 14,000 to 23,000 on the six-bed and AED 32,000 to 53,000 on the seven-bed, plus the pool's upkeep. An apartment a fifth of the size in Downtown pays more.

Location and connectivity

DAMAC Lagoons sits on Al Qudra Road beside DAMAC Hills, sharing the corridor with Arabian Ranches and Mudon. Downtown and Business Bay are about 30 to 35 minutes by car, Dubai Autodrome and Motor City about 15, Al Maktoum International Airport about 30, Dubai International about 35 to 40. There is no Metro, and at this price the buyer is not looking for one. Venice sits on the lagoon frontage, which is the reason for its premium over the townhouse clusters; until the last clusters complete, residents live beside construction, as in every Dubailand master community in its first years.

Amenities and specifications

Each Venice villa is a standalone home on its own plot with a private pool, sold on Venetian styling and lagoon views. Interiors are DAMAC's upper Lagoons specification, above the townhouse clusters; the developer's brochure lists fitted kitchens, built-in wardrobes and covered parking, with the mansion plots offered for custom fit-out. The community supplies swimmable lagoons, a wave pool, a floating cinema, sports courts and a retail hub, with the Trump International Golf Club next door. Plot sizes vary more than twofold within the cluster, so the SPA plan, not the marketing, sets what you own.

About the developer

DAMAC Properties, founded in 2002, is one of the largest private developers in Dubai, with 50,000 homes handed over, more than 54,000 under construction and 8,800 units delivered in 2026. DAMAC Lagoons is the largest part of that programme and its handovers began with Santorini in November 2025. DLD data shows an average 6 to 12 month delay on DAMAC projects delivered in 2023 and 2024, at the upper end of the sector, and the neighbouring Malta cluster slipped about a year. Venice is the community's flagship tier and its delivery will be judged accordingly.

DAMAC Lagoons is freehold, so an Indian citizen owns a Venice villa outright with a DLD title deed, pays no annual property tax in the UAE and no UAE tax on rent. At AED 5.95 million, about USD 1.62 million, the purchase needs a family's combined Liberalised Remittance Scheme allowances (USD 250,000 per person per financial year) over two or more years, or a UAE mortgage: non-residents can borrow about 50 to 60% of value from UAE banks, which halves the remittance needed. Tax collected at source applies above the current threshold and is credited on your return.

The Golden Visa threshold of AED 2 million is cleared several times over, which for many buyers at this price is the point. Rent, if you let it, is taxable in India for a resident at slab rates as income from house property with the 30% standard deduction; a six-bed villa in the DAMAC communities lets for roughly AED 250,000 to 350,000 a year, a yield in the low single digits on the price. Venice is the top of DAMAC Lagoons and it should be judged as a home, not as an investment, because the numbers only work that way. At roughly AED 1,072 per sq ft at launch, and perhaps AED 1,300 on today's resale, a buyer gets a standalone six-bedroom villa on a 5,000 sq ft plot with a pool and a lagoon in front of it, which is a fraction of what the same square footage costs in Dubai Hills or on the Palm. What they give up is the address, the Metro and the exit: a AED 6 to 41 million house 30 minutes inland sells to a narrow pool of buyers, and the mansions at the top have no comparable sale at all. Sold at launch on a 20/80 plan: 20% on booking, the balance through construction and at handover as set in the SPA. On the AED 4.9 million launch entry that was AED 980,000 on booking, plus the 4% DLD fee of AED 196,000 at Oqood registration and an Oqood fee of about AED 1,050 to 4,200. Venice is the top of DAMAC Lagoons and it should be judged as a home, not as an investment, because the numbers only work that way. At roughly AED 1,072 per sq ft at launch, and perhaps AED 1,300 on today's resale, a buyer gets a standalone six-bedroom villa on a 5,000 sq ft plot with a pool and a lagoon in front of it, which is a fraction of what the same square footage costs in Dubai Hills or on the Palm. What they give up is the address, the Metro and the exit: a AED 6 to 41 million house 30 minutes inland sells to a narrow pool of buyers, and the mansions at the top have no comparable sale at all. The sources' disagreement about the launch price, AED 4.9 million against AED 6.5 million, is itself a signal that the cluster was sold in tranches at rising prices, and the resale market has kept that direction. Buy it for the space and the decade you will spend in it. Read the DLD status report first: DAMAC's recent record is 6 to 12 months late, and Q4 2025 is the earliest case.
