The second set of numbers comes from a broker price sheet that starts at AED 2,701,888 for a 1,399 sq ft two-bedroom and lists no one-bedroom at all. That is about 35% more per sq ft than the townhouse launch rate and suggests two things: the one-bedrooms have sold, and what remains is priced off Emaar's later list. One of the same pages also labels a 2,542 - 2,559 sq ft unit a "three-bedroom apartment" at AED 4,681,888, which matches the townhouse sizes, so treat its labels with care. 2026 guides put Emaar South between AED 1,150 and 1,900 per sq ft depending on the project, with a floor near AED 1,030 and an average apartment sale of about AED 1.72 M for just over 1,000 sq ft. The launch one-bedroom at about AED 1,436 per sq ft sits in the lower half of that band. The later AED 1,931 two-bedroom sits at the very top of it, above what most ready apartments in the district trade for.
Payment plan and total cost
The plan is 10/70/20: 10% on booking, 70% in instalments linked to construction, and 20% at handover. Several pages call it 80/20. Nothing is payable after you take the keys, which suits a buyer who wants to be clear of the developer by 2029.

A broker adds 2% plus VAT, about AED 23,520 on this price. If you buy a resale from a launch buyer instead, you repay what they have paid Emaar plus their premium, take over the remaining instalments, and pay the 4% DLD fee on the full resale price. Ask Emaar for the seller's statement of account and its transfer fee in writing first.
Service charge. Not published for Golf Dale. Dubai service charges start near AED 3 per sq ft a year for simple communities and rise past AED 30 for amenity-heavy towers. A mid-rise building sharing the golf course's clubhouse and pools is unlikely to sit at the bottom of that range. Every AED 10 per sq ft costs about AED 7,800 a year on the 780 sq ft one-bedroom; get the budget from Emaar before handover.
Location and connectivity
Emaar South sits inside Dubai South, off Emirates Road (E611), with Sheikh Mohammed bin Zayed Road (E311) as the second approach. Community guides put Al Maktoum International Airport (DWC) about five minutes away and Expo City Dubai about ten. Emaar's marketing copy and the portals describe the address as "along Dubai - Al Ain Road"; the approaches the community guides give are Emirates Road and E311, so time the drive on a map before you rely on either.
Golf Dale's own selling point is that its two towers are built into the golf course rather than on the district's edge, so the view from most apartments is fairway. What you give up is central Dubai. There is no metro in the community; UAE Exchange on the Red Line is about 17 km away, a 15 to 20 minute drive, and Downtown and the beaches are motorway trips. Emaar South is mid-build, so neighbouring plots will be active sites past your handover.

Amenities and specifications
Emaar sells Golf Dale on the golf course: the 18-hole championship course and its clubhouse and restaurants are the headline amenity. The community list quoted by Emaar and the portals adds adult and children's pools, yoga decks, outdoor gyms, jogging tracks, tennis and padel courts, barbecue areas and parks. That is the Emaar South community set; the sources do not separate what sits inside Golf Dale's own podium from what you share with the district.
Inside, Emaar describes natural materials, soft earthy tones and large windows to bring the course into the room. Apartments run from about 780 sq ft for a one-bedroom to about 1,924 sq ft for a three-bedroom, and the townhouses add a private garden-level home of about 2,550 sq ft for buyers who want stairs rather than a lift.
The sources checked do not publish the finish schedule, appliance brands, parking per unit or the balcony sizes by plan. Ask for the floor plan and the specification sheet with the reservation form. Final specification as per the SPA.
About the developer
Emaar Properties built Burj Khalifa, The Dubai Mall and Downtown Dubai, and master-planned Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour. It says it has delivered more than 84,000 homes since 2002, 3,633 of them in the first half of 2026 alone. In that half it booked AED 26.6 billion of property sales and its revenue backlog reached AED 164.9 billion.
The caution is scale. Emaar has more than 67,000 units under development, 51,441 of them in the UAE, and Emaar South is one of its newer master communities, released cluster by cluster. Earlier releases here, the Expo Golf Villas phases and Golf Links, have been handed over, which is the best evidence you will get that December 2028 is a real date. It is still worth checking the SPA's delay clause.
For Indian buyers
Ownership. Emaar South is a freehold area for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 44,800 on the AED 1.12 M one-bedroom.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 1.17 M, roughly USD 318,000: above one person's allowance, inside a couple's USD 500,000, and easy for one person across two financial years because 70% falls during construction. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. One and two-bedrooms at launch prices fall short; a three-bedroom apartment at AED 2.47 M or a townhouse from AED 4 M clears it on the title deed value.
Rent and tax. No rent is published for Golf Dale. 2026 guides put Emaar South gross yields between about 4% and 7.5% depending on product, with one guide putting one-bedrooms near 6.8% and three-bedrooms near 3.9%. At 6% gross the one-bedroom would earn about AED 67,000 a year before service charges. The UAE levies no tax on the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.

The catch is that a later price sheet no longer shows a one-bedroom and starts at AED 2.7 M for a two-bedroom, so the cheap units may be gone and what is left is priced well above launch.
