A broker, if you use one, adds 2% plus VAT, about AED 23,400. The 70% construction share is the part to plan for: it is about AED 205,000 a year over four years, and it falls due whatever happens to your own finances in that time.

Service charge. Emaar has not published a budget for Golf Edge. Dubai charges run from about AED 3 per sq ft a year in plain communities to more than AED 30 in amenity-heavy towers. A 12-storey building with its own pool sits somewhere in the lower middle of that range. Every AED 10 per sq ft adds about AED 7,960 a year on the 796 sq ft one-bedroom.

Location and connectivity

Emaar South sits inside Dubai South, reached from Emirates Road (E611) and Sheikh Mohammed bin Zayed Road (E311). One portal puts Al Maktoum International Airport (DWC) about 5 minutes from Golf Edge, Dubai Marina about 30 and Downtown Dubai about 35. Emaar's own copy speaks of the Dubai - Al Ain Road; the community guides name Emirates Road and E311 as the approaches, so time the commute on a map.

The building's position is its argument: it is set on the course itself, and Emaar sells every home on the fairway view. The district around it is mid-build, with more Emaar golf releases and the airport's expansion still ahead, so expect construction nearby for years after 2029. There is no metro in the community; UAE Exchange on the Red Line is about 17 km by road.

Amenities and specifications

Emaar lists a pool, family barbecue areas set in landscaping, and a children's play area within Golf Edge. The wider community adds jogging tracks, yoga areas, tennis courts, an outdoor gym and a public park with playgrounds and event lawns, with the 18-hole championship course and its clubhouse as the centrepiece.

The portals quote balconies or terraces and walk-in closets in every home, and staff quarters in the five townhouses. A townhouse of up to about 2,987 sq ft with a maid's room is a family house in all but name, and at five units it is the scarcest product in the building.

Not published by the sources checked: the finish schedule, kitchen appliance brands, parking allocation and balcony sizes by plan. Ask for them with the floor plan at reservation. Final specification as per the SPA.

About the developer

Emaar Properties built Burj Khalifa, The Dubai Mall and Downtown Dubai and master-planned Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour. It says it has delivered more than 84,000 homes since 2002, including 3,633 in the first half of 2026, a half in which it booked AED 26.6 billion of property sales and carried a revenue backlog of AED 164.9 billion.

In Emaar South, the Expo Golf Villas phases and Golf Links villas are delivered and lived in, which is the evidence that Emaar finishes what it sells here. The caution is volume: more than 67,000 Emaar units are under development, 51,441 of them in the UAE, and several golf-course apartment releases in Emaar South hand over within months of each other. That is good for Emaar's execution and less good for your resale price in 2029.

For Indian buyers

Ownership. Emaar South is freehold for foreign nationals. During the build your purchase sits as an Oqood record at the DLD; after handover the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale in the UAE; the government cost is the 4% DLD transfer fee, AED 46,800 on the one-bedroom.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 1.22 M, roughly USD 332,000. One buyer can fund it across two financial years because the payments stretch over four; a couple can do it in one. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. One and two-bedrooms fall short; the three-bedroom apartment from AED 2.5 M and the townhouses from AED 4.75 M qualify on the title deed value.

Rent and tax. No rent is published for Golf Edge. 2026 guides put Emaar South gross yields between about 4% and 7.5%, with smaller units at the top. At 6% gross the one-bedroom would earn about AED 70,200 a year before service charges. The rent is untaxed in the UAE; an Indian tax resident declares it in India with the 30% standard deduction and lists the flat as a foreign asset.
