About Golf Trails Emaar South Dubai
Golf Trails is an Emaar Properties release on the edge of the championship golf course at Emaar South, the Emaar community inside Dubai South near Al Maktoum International Airport. It is one 12-storey building with just 161 homes: 55 one-bedrooms, 83 two-bedrooms, 17 three-bedroom apartments and 6 three-bedroom townhouses, from about 719 to 2,610 sq ft. It is the smallest of the golf-course apartment releases on our pages.
One-bedrooms start at AED 1.25M (about Rs 3.22 crore), and one broker puts the average near AED 1,800 per sq ft. The plan is 10/70/20 on paper, but its shape is front-loaded: half the price is due by March 2028. Handover is October 2030, and a broker page says the project was registered with the DLD in July 2026.

We print AED 1.25M because every launch price sheet we read gives it, and the unit counts and sizes above add up to the 161 homes the pages quote. The source listing carries no price, and as a 2026 launch there is no resale or DLD transaction yet to test it against.
The rates are the story. The townhouse, at about AED 2,017 per sq ft, is the dearest golf-course townhouse per foot on our pages; the apartments run AED 1,650 to 1,740. Against Emaar South's 2026 range of AED 1,150 to 1,900 per sq ft, the apartments sit in the upper third. Against its neighbours, Golf Trails costs about 38% more per foot than Golf Point's entry and about 9% more than Golf Fields, launched the same year. You are paying for a small building and for Emaar's latest price list, not for more space.
Payment plan and total cost
The headline is 80/20, but the timing is what counts. Buyers pay 10% on booking, then dated 10% instalments through March 2028, then 10% at each of the 40%, 60% and 80% construction milestones, and the final 20% at 100% completion in October 2030. The dated instalments must total 40% for the plan to add up, so half the price is paid by March 2028 whatever stage the building has reached.
Worked example: a AED 1,250,000 one-bedroom
| Stage | Share | AED | Rupees (at 25.75) |
|---|---|---|---|
| Booking | 10% | 125,000 | About Rs 32.2 lakh |
| Dated instalments to March 2028 | 40% | 500,000 | About Rs 1.29 crore |
| At 40%, 60% and 80% construction | 30% | 375,000 | About Rs 96.6 lakh |
| On completion (October 2030) | 20% | 250,000 | About Rs 64.4 lakh |
| DLD transfer fee | 4% of price | 50,000 | About Rs 12.9 lakh |
| Oqood and trustee fees | AED 40 + about AED 4,200 | About 4,240 | About Rs 1.09 lakh |
| Total before service charges | About 1,304,240 | About Rs 3.36 crore |
Compare Golf Fields, launched the same year: its 70% runs in seven instalments to July 2029. Golf Trails asks for its money faster. A broker adds 2% plus VAT, about AED 25,000.
Service charge. Not published. Dubai charges run from about AED 3 to more than AED 30 per sq ft a year. A small building has fewer owners to share the fixed cost of lifts, security and the pool, which can push the rate up. Each AED 10 per sq ft costs about AED 7,190 a year on a 719 sq ft one-bedroom.
Location and connectivity
Emaar South lies inside Dubai South, reached from Emirates Road (E611) and Sheikh Mohammed bin Zayed Road (E311). One page puts Al Maktoum International Airport (DWC) about three minutes from Golf Trails, others about five, with Expo City Dubai about ten. There is no metro; the Red Line's UAE Exchange station is about 17 km by road.
Emaar places Golf Trails on the periphery of the 18-hole course, close to the clubhouse and driving range. Gulf News and Construction Week reported the Emaar South Golf Club is due to open in Q4 2026, so the course is finished four years before these keys. The district between now and 2030 will be a building site in parts, as more Emaar releases rise around the course.
Its closest comparisons are Golf Fields, the other 2026 launch, and Golf Point, the large two-tower release handing over in 2028. See the district on our Dubai South page, all Dubai projects we track and the projects list.
Amenities and specifications
Emaar sells Golf Trails on its setting: fairway views, the course's rolling green hills, and the clubhouse and driving range nearby. The community amenities Emaar lists for Emaar South are parks, play areas, fully equipped gyms, health clubs, retail, healthcare and schools. The sources we read do not publish a separate amenity set for the building itself; ask Emaar what sits on the podium.
The unit mix is weighted to two-bedrooms: 83 of 161 homes, from 1,096 to 1,484 sq ft. That is the unit most families renting near the airport want, and it makes Golf Trails more of a family building than Golf Point. The one-bedrooms are tightly sized at 719 to 755 sq ft, and the six townhouses of about 2,605 sq ft are the rare product.
Not published: the finish schedule, appliance brands and parking per unit. Final specification as per the SPA.
About the developer
Emaar Properties built Burj Khalifa, The Dubai Mall and Downtown Dubai, and master-planned Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour. It says it has delivered more than 84,000 homes since 2002, 3,633 of them in the first half of 2026, and its property sales in that half were AED 26.6 billion.
Emaar's record in Emaar South is real: the Expo Golf Villas phases and Golf Links are delivered, and the golf club is opening this year. The point to weigh is that Emaar's strength also sets your resale ceiling. It has more than 67,000 units under development, 51,441 in the UAE, and each new golf-course launch has been priced above the last. That is good for early buyers of earlier releases; for a 2026 buyer at AED 1,800 per sq ft, it means relying on the district's growth rather than on a launch discount.
For Indian buyers
Ownership. Emaar South is freehold for buyers of every nationality. The DLD records your purchase as an Oqood during construction and issues the title deed in your name at handover. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 50,000 on the one-bedroom.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 1.30M, roughly USD 355,000, and about AED 675,000 of it (USD 184,000) falls due by March 2028 including the DLD fee. One person can fund that inside the limit over 2026-27 and 2027-28; plan the April-to-March years before signing. TCS of 20% above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. Three-bedroom apartments from AED 2.71M and townhouses from AED 5.25M qualify; one and two-bedrooms do not.
Rent and tax. A 2030 building has no rent history. 2026 guides put Emaar South gross yields between about 4% and 7.5%; at 6% gross the one-bedroom would earn about AED 75,000 a year before service charges, though at this entry price the yield is likely to be at the lower end of the district. The rent is untaxed in the UAE; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.
Pros
- The smallest golf-course building: 161 homes, so fewer units compete at resale and for tenants
- Six townhouses only - the scarcest product in the release
- Two-bedrooms from 1,096 sq ft are the most common unit (83 of 161), a good fit for family tenants
- The golf club opens four years before handover, so the view is in place
- Emaar's delivery record, with delivered phases in the same community
Cons
- About AED 1,739 per sq ft on the smallest one-bedroom - the highest rate among the golf apartment releases on our pages
- Half the price is due by March 2028 on fixed dates, whatever the build has reached
- Handover October 2030, four years away
- No building amenity list or service-charge budget published
- No metro; the Red Line is about 17 km away
Who this is for
- Buyers who prefer a small building and will pay a premium for it
- End-users planning a move around 2031 who want an Emaar golf view
- Families looking at one of six golf-course townhouses
- Buyers whose savings are ready now, since the plan front-loads payments
Who should look elsewhere
- Buyers who want the cheapest foot on the course - Golf Point is far lower
- Anyone who needs keys or rent before 2031
- Buyers who want payments tied only to construction progress
- Metro commuters
Our verdict
Golf Trails is the boutique version of Emaar South's golf-course apartments: 161 homes, one 12-storey block and six townhouses, on the course's edge near the clubhouse. It is also the most expensive per foot, about AED 1,739 on the smallest one-bedroom and about AED 1,800 on average, against about AED 1,259 at Golf Point and AED 1,593 at Golf Fields. The payment plan deserves as much attention as the price: half is due by March 2028 on fixed dates, when construction will have barely begun, and handover is October 2030. What you get for the premium is a small building with few competing resales, and a unit mix weighted to two-bedrooms that family tenants want.
Buy it if a small building matters more to you than the lowest price per foot, your cash is ready, and 2030 suits your plans. If you want the same course for less, Golf Point's resales or Golf Dale are cheaper and hand over two years sooner. Do not buy it on borrowed money that assumes a flip before 2030.

FAQs
What is the price of Golf Trails?
One-bedrooms start at AED 1.25M (about Rs 3.22 crore), two-bedrooms at AED 1.81M, three-bedroom apartments at AED 2.71M and three-bedroom townhouses at AED 5.25M, on the launch price sheets. The source listing carries no price. One broker puts the average at about AED 1,800 per sq ft.
What is the payment plan for Golf Trails?
10% on booking, dated 10% instalments to March 2028, 10% at each of 40%, 60% and 80% construction, and 20% on completion in October 2030. On AED 1,250,000 that is AED 625,000 paid by March 2028, AED 375,000 at the milestones and AED 250,000 at the end, plus AED 50,000 of DLD fee at booking.
When is handover for Golf Trails?
October 2030 (Q4 2030). The project was registered with the DLD in July 2026 per one broker page. The SPA date binds.
How is Golf Trails different from Golf Fields and Golf Edge?
Golf Trails has 161 homes against about 181 at Golf Fields, starts at AED 1.25M against AED 1,260,000, and hands over a month later. Its plan is front-loaded, with half due by March 2028. Golf Edge is an older release, a 12-storey block from AED 1,170,000 handing over in February 2029.
Does Golf Trails qualify for the UAE Golden Visa?
Three-bedroom apartments from AED 2.71M and townhouses from AED 5.25M qualify on the title deed value; one and two-bedrooms do not reach AED 2M.
What is the service charge at Golf Trails?
Not published. Dubai charges run from about AED 3 to more than AED 30 per sq ft a year, and a small building shares its fixed costs over fewer homes. Ask Emaar for the budget in writing.
Can an Indian buyer own a unit at Golf Trails?
Yes. Emaar South is freehold for buyers of all nationalities. The money leaves India under the LRS, up to USD 250,000 per person per financial year, and the DLD issues the title deed in your name after handover.
