About Golf Fields Emaar South Dubai

Golf Fields is Emaar Properties' 2026 launch on the championship golf course at Emaar South, the Emaar community inside Dubai South, about five minutes from Al Maktoum International Airport. It is a single mid-rise building of ground, podium and 11 floors with about 181 homes: one, two and three-bedroom apartments and a set of three-bedroom townhouses with private gardens, from about 791 to 2,778 sq ft.

One-bedrooms start at AED 1,260,000 (about Rs 3.24 crore). The plan is 10/70/20 in nine instalments, with construction payments from October 2026 to July 2029 and the last 20% at handover in September 2030. This is the newest and the most expensive per foot of Emaar South's golf-course apartment buildings on our pages, and the latest to hand over.

We print AED 1,260,000 because it is the launch price that every page we read agrees on, and the overall range they give, AED 1.26 M to 5.02 M, matches the unit table. The source listing prints no figure. Because this is a 2026 launch, there is no resale market yet and no DLD transaction to check against.

How it compares

The three one-bedrooms are almost the same size, so the table shows Emaar's price climbing about 11% per foot from Golf Dale's launch to Golf Fields. Across Emaar South, 2026 guides put prices between AED 1,150 and 1,900 per sq ft; Golf Fields sits in the upper half.

Payment plan and total cost

The plan is 10/70/20 in nine instalments: 10% on booking, seven construction instalments totalling 70% between October 2026 and July 2029, and 20% on handover. That is a slow schedule: nothing for the last fourteen months before handover, and nothing after it.

Worked example: a AED 1,260,000 one-bedroom

The seven instalments average about AED 126,000 each, roughly one every five months. A broker, if used, adds 2% plus VAT, about AED 25,200. The DLD fee is due at booking, so the cash you need on day one is about AED 180,640 rather than AED 126,000.

Service charge. Emaar has not published one. Dubai charges run from about AED 3 to more than AED 30 per sq ft a year, and Golf Fields carries an infinity pool, a padel court and an indoor gym, which cost more to run than the barbecue-and-pool set of its neighbours. Every AED 10 per sq ft adds about AED 7,910 a year on the 791 sq ft one-bedroom.

Location and connectivity

Emaar South is inside Dubai South, reached from Emirates Road (E611) and Sheikh Mohammed bin Zayed Road (E311). The portals put Al Maktoum International Airport (DWC) about five minutes away and Expo City Dubai about ten. There is no metro in the community; UAE Exchange on the Red Line is about 17 km by road.

The fact that matters most for Golf Fields is the course itself. Gulf News, Time Out Dubai and Construction Week reported in 2026 that the Emaar South Golf Club, an 18-hole championship course, is due to open in Q4 2026. For a building handing over in 2030, that means the fairway view and the club are in place four years before you move in. What will still be under way is the rest of the district: more Emaar releases and the airport's expansion.

The closest comparisons are the two earlier apartment releases on the course, Golf Dale and Golf Edge, both about two years ahead of Golf Fields in the build. See the district on our Dubai South page, or compare across all Dubai projects we track and the projects list.

Amenities and specifications

Golf Fields has the longest amenity list of the golf-course apartment buildings we cover. The pages quote an infinity-edge pool overlooking the fairways, a children's pool, a padel court, indoor and outdoor gyms, indoor and outdoor yoga areas, barbecue areas and a children's play area. The 18-hole course and its club are next door.

Emaar describes contemporary interiors in warm wood, textured stone, metal and glass, with layouts planned around the views. The townhouses are open-plan with private gardens, the product for families who want a garden and the course without paying villa prices.

Not published by the sources checked: the finish schedule, appliance brands, parking per unit, and the sizes of the two and three-bedroom plans. Ask for the floor plan and the specification sheet at booking. Final specification as per the SPA.

About the developer

Emaar Properties built Burj Khalifa, The Dubai Mall and Downtown Dubai, and master-planned Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour. It says it has delivered more than 84,000 homes since 2002, 3,633 of them in the first half of 2026. In that half it sold AED 26.6 billion of property and its revenue backlog reached AED 164.9 billion.

For Golf Fields the relevant record is local. Emaar has delivered the Expo Golf Villas phases and Golf Links in Emaar South and is finishing the golf club this year. Its caution is volume: more than 67,000 units are under development, 51,441 in the UAE, and Golf Fields is one of many Emaar South releases launched since late 2024. Emaar will deliver; the question is how many similar homes will be for sale or rent beside yours in 2030.

For Indian buyers

Ownership. Emaar South is freehold for foreign buyers. During construction the DLD records your purchase as an Oqood; at handover it issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 50,400 on the one-bedroom.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 1.31 M, roughly USD 358,000, spread over four financial years from 2026-27 to 2030-31. One person can fund it comfortably inside the limit. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. The three-bedroom apartment from AED 2.72 M and the townhouse from AED 5.02 M qualify on the title deed value; one and two-bedrooms do not.

Rent and tax. There is no rent to quote for a building that hands over in 2030. 2026 guides put Emaar South gross yields between about 4% and 7.5%, with one-bedrooms at the higher end; at 6% gross the one-bedroom would earn about AED 75,600 a year before service charges. The rent is untaxed in the UAE; an Indian tax resident declares it in India with the 30% standard deduction and reports the unit as a foreign asset.

Pros

  • A small building of about 181 homes with its own infinity pool, padel court and indoor gym
  • Bought at the start of construction: 10% to book, and 70% spread to July 2029
  • The golf club is due to open in Q4 2026, years before handover, so the view is not a promise
  • Nothing payable after handover
  • Emaar's delivery record, backed by delivered phases in the same community

Cons

  • About AED 1,593 per sq ft, roughly 11% above Golf Dale's launch rate for a similar one-bedroom
  • Handover in September 2030 - four years of off-plan exposure
  • No metro; the Red Line is about 17 km away
  • Several earlier golf-course buildings hand over in 2028 and 2029 and will compete for tenants and buyers first
  • No DLD project number or service-charge budget published yet

Who this is for

  • Buyers who want to pay slowly: seven instalments over nearly three years
  • Long-hold investors who believe in Dubai South's airport growth to 2030 and beyond
  • Families wanting a townhouse with a private garden on the course
  • Couples funding about USD 358,000 through the LRS across four financial years

Who should look elsewhere

  • Anyone who needs keys or rent before late 2030
  • Buyers looking for the lowest price per foot on the golf course - the earlier releases' resales may be cheaper
  • Metro commuters
  • Golden Visa buyers who want it from a one or two-bedroom

Our verdict

Golf Fields is what Emaar South's golf-course apartments cost now. The entry one-bedroom at AED 1,260,000 for about 791 sq ft works out near AED 1,593 per sq ft, against about AED 1,436 at Golf Dale's launch and AED 1,470 at Golf Edge, so Emaar has lifted its price roughly 11% per foot across these releases. In return you get a small building of about 181 homes with a longer amenity list than its neighbours and a plan that spreads 70% over nearly three years. The cost is time: September 2030 is four years out, and the earlier golf buildings will be handed over and let first. The golf club opening in late 2026 removes one risk, since the view you pay for will exist long before your keys.

A reasonable launch buy for a patient buyer who values the slow payment schedule and a small building, and can live with a 2030 handover. Before booking, price a resale in Golf Dale or Golf Edge: if one trades near launch, it gives you the same view two years sooner. Not for anyone who needs income or keys this decade.

FAQs

What is the price of Golf Fields?

Launch prices start at AED 1,260,000 (about Rs 3.24 crore) for a one-bedroom, AED 1.87 M for a two-bedroom, AED 2.72 M for a three-bedroom apartment and AED 5.02 M for a three-bedroom townhouse. The source listing carries no price.

What is the payment plan for Golf Fields?

10% on booking, 70% across seven construction instalments from October 2026 to July 2029, and 20% at handover in September 2030. On AED 1,260,000 that is AED 126,000, AED 882,000 and AED 252,000, plus AED 50,400 of DLD transfer fee.

When is handover for Golf Fields?

September 2030, on completion. It is the latest handover of Emaar South's golf-course apartment releases on our pages. The SPA date binds.

How is Golf Fields different from Golf Dale and Golf Edge?

All three mix apartments and townhouses on the course. Golf Dale (two towers, from AED 1.12 M) hands over in December 2028 and Golf Edge (one 12-storey block, from AED 1,170,000) in February 2029. Golf Fields is the 2026 launch: about 181 homes, from AED 1,260,000, a richer amenity list and handover in September 2030.

Does Golf Fields qualify for the UAE Golden Visa?

One and two-bedrooms do not; the property route needs AED 2 M. A three-bedroom apartment from AED 2.72 M or a townhouse from AED 5.02 M qualifies on the title deed value.

What is the service charge at Golf Fields?

Not published. Dubai charges run from about AED 3 to more than AED 30 per sq ft a year, and a building with an infinity pool, padel and indoor gym is unlikely to be at the bottom. Ask Emaar for the budget in writing.

What rent can a Golf Fields apartment earn?

No rent exists yet for a 2030 building. 2026 guides put Emaar South gross yields between about 4% and 7.5%, higher on one-bedrooms.

Can an Indian buyer own a unit at Golf Fields?

Yes. Emaar South is freehold for foreign buyers. The money leaves India under the LRS, up to USD 250,000 per person per financial year, and the DLD issues the title deed in your name after handover.
