The YallaValue estimate of about AED 690,000 on a 642 sq ft one-bedroom sits well below the AED 800,000 asks, a sign that one-bedroom sellers are pricing optimistically. Location and connectivity
Al Furjan sits off Sheikh Zayed Road in Jebel Ali First, next to Discovery Gardens, and grew up as a villa and townhouse community before Azizi, Danube and others filled its edges with mid-rise blocks. The Red Line reached it in 2021 when Al Furjan station opened on the Route 2020 extension, and that is the single biggest reason studios here let.
The tenants come from nearby work: Jebel Ali Free Zone is about ten minutes, Ibn Battuta Mall five to ten. Dubai Marina and JBR are about fifteen minutes, Expo City and Al Maktoum International Airport fifteen to twenty. Walking time to the station varies by building, so check it from Berton's door rather than trusting a "metro community" label.

Amenities and specifications
The building offers a rooftop swimming pool, a health club and gym, a sauna, a children's playground and an outdoor café. It was designed with the architects 360 Degrees. That is a full set for eight storeys; the rooftop pool is the one feature that separates it from the plainer blocks around it.
On a three-year-old building, the unit's condition matters more than the brochure. Check the kitchen, air-conditioning and bathrooms on a viewing, ask whether the studio has been let furnished, and confirm the parking bay on the title deed, because the sources do not say whether every studio has one.
The 16 penthouses are the building's rarest stock, but no source checked prints their sizes, bedroom counts or asking prices, and none was listed for sale in the results we saw. If one comes up, price it against the one-bedroom rate of roughly AED 1,000 to 1,360 per sq ft and ask whether the roof terrace is counted in the area the service charge is billed on, since that changes the yearly bill.
About the developer
Azizi Developments has built in Dubai since 2007 and says it has delivered more than 45,000 homes, with Al Furjan among its first communities. Oliva's reading of DLD data puts 89.1% of contracted units on or before the DLD-registered date, but notes that selected Al Furjan and Riviera phases arrived 12 to 24 months late in 2019-2022.
Berton took about six years from its 2017 launch to its August 2023 handover; the original target date is not printed in the sources checked. For a resale buyer that history is closed. What still depends on Azizi is building management and the service-charge budget, so read the last two years' statements.

Ownership. Al Furjan is freehold, so you own the studio outright with a DLD title deed in your name. Dubai has no annual property tax and no sales tax on a residential resale; the recurring cost is the service charge.
Remittance. AED 550,000 is about USD 150,000, well inside one person's USD 250,000 Liberalised Remittance Scheme allowance for a financial year, even with the AED 38,000 of fees. That makes Berton a one-remittance, one-owner purchase. TCS applies above the threshold, and your bank will want the sale contract.
Golden Visa. None. The studio is AED 1.45 million short of the AED 2 million threshold, and nothing in the building comes close.
Rent and tax. Oliva's 2026 Al Furjan guide puts apartment yields at roughly 6.5% to 8% gross, with studios at the top of the band. Bought at AED 550,000, a studio letting at the band's top would earn about AED 44,000 a year before a service charge of up to AED 7,400. Rent from Dubai is taxable in India for a resident at slab rates, with the 30% standard deduction, and the property must go in Schedule FA. The UAE levies nothing, so the Indian bill is the whole bill.

Berton is a studio building that has already done its growing. A launch buyer who paid about AED 335,000 is now looking at asks from AED 550,000, and the 2023 handover means the construction and delay risk is gone. What is left is a rental asset: 190 near-identical studios in an eight-storey block, ten minutes from JAFZA and close to a Red Line station. That suits an investor who wants income from a single, affordable, finished unit, and it suits almost nobody else. The weak point is supply, both inside the building and across the Azizi blocks around it, so a buyer's edge comes from price discipline, not from the building.
Worth buying as a first Dubai rental if you can get a studio near the bottom of the AED 550,000 to 650,000 range and the service-charge statement is clean. Do not pay the top of the range for a similar-sized unit, since identical studios come up often. Not for families or visa buyers.
