The service charge is not published. Expo City's district-wide landscaping, the pavilions and the public realm are maintained at a standard few Dubai communities match, and some of that cost reaches owners; ask for the budgeted rate per sq ft and how district charges are split from building charges before you model a yield.

Location and connectivity

Expo City Dubai is the Expo 2020 site: Al Wasl Plaza, the pavilions, the parks and a metro station on the Route 2020 branch of the Red Line are all built and open. Al Maktoum airport is about 10 minutes, Jebel Ali 15 to 20, Dubai Marina about 25 by road. Al Waha's four low-rise buildings sit inside that plan, walkable to the centre, which is unusual in Dubai.

What is not yet there is the population: the district is filling with residents and businesses as each project completes, so the cafes and schools that make a neighbourhood are still arriving. Amenities and specifications

One- and two-bedroom apartments and double-height lofts in four low-rise buildings, built to the district's sustainability standard (Expo City is developed to LEED and WELL frameworks). Quoted amenities: a gym, community pool, parks, running tracks, yoga facilities and retail within the district, plus the Expo pavilions and plaza a walk away. Al Waha 2, the signature collection, adds larger lofts and whole-building options up to 20,000 sq ft.

About the developer

Expo City Dubai is the government-owned company converting the Expo 2020 site into a district. Its residential pipeline is its first: Mangrove Residences (three towers, 450 homes, launched March 2023, sold out, completion due Q1 2026), Sky Residences (three 14-storey towers, main contractor appointed, handover from Q4 2026) and Sidr Residences (455 homes from AED 1.88 M, ready from Q4 2027). It has a state balance sheet and the project-management history of the Expo itself, which was delivered.

What it does not yet have, in the sources we checked, is a completed residential handover. Mangrove is the test: if it hands over in 2026 as scheduled, Al Waha's December date looks solid. Ask the sales office for Mangrove's status and for the RERA progress on Al Waha.

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 3.49 million entry price the 4% Dubai Land Department transfer fee is about AED 139,600 (USD 38,000), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. No UAE tax applies to the property or the rent; an Indian tax resident declares the rent and any sale gain in India.
