The service charge is the number to sit with. At AED 28 to 34 per sq ft it is roughly double the AED 20 to 25 that Emaar's plainer Downtown towers such as BLVD Heights charge, because it pays for a butler and concierge tier, a sky lounge and a hotel-grade wellness floor. You either use those services or you subsidise the neighbours who do.

Location and connectivity

The Opera District is the block between Dubai Opera, Burj Park and the Dubai Fountain. Dubai Opera is next door on foot, Dubai Mall and Burj Khalifa are about five minutes by car or a walk across the park, and the Burj Khalifa/Dubai Mall Metro station is about ten minutes on foot. DIFC is about ten minutes by car, Business Bay about five, and Dubai International Airport about 15 to 20 minutes. Jumeirah's public beaches are about 15 minutes away.

Nothing around the tower is under construction; the district is complete. The trade-off is event traffic on Opera nights and at New Year, and a market that moves with the Dubai cycle rather than on new infrastructure. Downtown recorded AED 28.4 billion of apartment sales in 2025, the district's highest annual total, with more than 78 per cent of deals above AED 3 M paid in cash.

Amenities and specifications

Quoted amenities are a pool with a Burj Khalifa view, a gym and wellness centre, a residents' sky lounge, a kids' club with indoor and outdoor play areas, and a concierge and butler service. Apartments have floor-to-ceiling glazing, fitted kitchens and built-in wardrobes, with covered parking below. Several units have been fitted out for short lets and appear on hotel booking sites, which is good for demand and means you should inspect the exact apartment for wear. About the developer

Emaar Properties is Dubai's largest listed developer and the master developer of Downtown Dubai. It has delivered more than 130,900 homes since 2002, handed over 3,633 units in the first half of 2026, reported AED 49.6 billion of revenue for 2025 and carried a revenue backlog of AED 163.4 billion at 31 March 2026. Industry trackers put its on-time delivery rate near 80 per cent against a market average of about 55 to 60 per cent. Grande was launched in 2019 and delivered in 2023, so the only Emaar question left is how well it manages the building, and Emaar Community Management runs the whole district.

For Indian buyers

Ownership. Downtown Dubai is freehold; an Indian citizen owns the unit outright with a DLD title deed and can rent, sell or bequeath it.

Remittance. AED 3.83 M is about USD 1.04 M, and the fees push the total past USD 1.1 M. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, so a couple needs at least two financial years, and a family of four with adult children as co-owners can do it in one. Sellers of ready units expect completion in 30 to 60 days, so line up the remittances before you sign the Form F.

Golden Visa. The 10-year visa needs property of AED 2 M or more; this unit is nearly double that. One Grande apartment covers the applicant, spouse and children.

Yield and tax. A gross yield near 5 per cent is realistic for a Downtown 2 BHK, and the building's short-let activity can lift it in peak months. After a service charge of about AED 40,000 a year the net figure is nearer 4 per cent. The UAE charges no property tax and no tax on rent. In India the rent is taxable as income from house property after the 30 per cent standard deduction, with treaty relief for any UAE tax, which is currently nil. The exit is liquid: Opera District units trade regularly, but the 6 per cent of round-trip fees means a hold of five years or more.

The real cost is in the running, not the buying: AED 28 to 34 per sq ft a year is about double what Emaar's plainer Downtown buildings charge, and it turns a 5 per cent gross yield into something near 4 per cent. That is acceptable if you will use the apartment yourself for part of the year and short-let the rest, and poor if you want pure yield. The AED 3.83 M PropertyPistol figure is the number to anchor on; the AED 1.5 to 1.8 M prices still online are 2019 launch prices and will mislead you.
