DAMAC District is a mixed-use development of apartments and offices by DAMAC Properties in DAMAC Hills, the gated community DAMAC built around the Trump International Golf Club off Al Qudra Road. It was unveiled in September 2025, and DAMAC released the final 600 apartments, all studios and one-bedrooms, in April 2026. It is described as the first commercial tower inside DAMAC Hills, with residential towers beside it on a shared wellness podium.
The April 2026 release starts at AED 756,000 (about Rs 1.95 crore) for a studio and AED 1.1 M for a one-bedroom; the first release priced two-bedrooms from AED 1.7 M and offices from AED 6.1 M. The plan is 60/40 with 1% monthly instalments and handover is Q3 2029. Note the location: some listings say Dubai Hills, but DAMAC files the project under DAMAC Hills, which is a different community from Emaar's Dubai Hills Estate.

The source listing shows no price. We use AED 756,000 because it is DAMAC's own launch figure for the latest release, printed on its Tower B page and in the April 2026 launch reports. DAMAC's main project page now heads its apartments at AED 1.24 M and one portal prints the Tower B studio from AED 780,000, which suggests prices have moved since launch or the cheapest studios have gone. DAMAC's price list on the day of booking settles it.
Sizes come from broker floor-plan pages, not DAMAC, and they vary: one page puts the smallest unit at 375 sq ft, another gives one-bedrooms from 627 to 1,035 sq ft with an average near 740. That is why the implied rates above are ranges. Before booking, get the unit's suite area from DAMAC's floor plan and divide it into the price yourself.
Against DAMAC Hills' own numbers
DAMAC Hills has a transaction-weighted median of about AED 1,060 per sq ft, pulled down by older stock, while 2026 market indicators put the community at AED 1,600 to 1,700 per sq ft. The one-bedroom, at about AED 1,486 per sq ft on the average 740 sq ft, sits between those two figures. The studio, if it is the 375 sq ft unit, costs about AED 2,016 per sq ft, a premium you pay for the lowest ticket rather than for the space.

Payment plan and total cost
The standard plan is 60/40: 20% at booking, 40% during construction, which DAMAC describes as 1% monthly instalments, and 40% at handover. For the April 2026 release, one page reports a 50/50 plan and a waiver of the 4% DLD fee for bookings made in the first 14 days. That window has closed; count a waiver only if your SPA carries it.

In the first weeks you need about AED 181,480: the booking, the DLD fee and the Oqood fee. Forty monthly payments of 1% fit almost exactly between an April 2026 booking and a Q3 2029 handover, which makes this one of the few plans where the "1% a month" line and the handover date agree. The same plan on the AED 1.1 M one-bedroom is AED 220,000 at booking, AED 11,000 a month and AED 440,000 at handover, plus a DLD fee of AED 44,000.
A broker's 2% commission would add AED 15,120 on the studio. There is no sales tax and no VAT on a residential sale.
Service charge
DAMAC has not published a rate. Dubai apartment buildings run about AED 10 to 30 per sq ft a year, so a 375 sq ft studio would cost about AED 3,750 to 11,250 a year. A shared podium with pools, a gym and wellness rooms tends to sit in the middle of that band or above; ask DAMAC for its budget estimate in writing.
Location and connectivity
DAMAC Hills is a gated community of about 42 million sq ft, 33 sub-communities and more than 26,000 residents, built around the Trump International Golf Club Dubai. It runs along Al Qudra Road (D63), with Sheikh Mohammed Bin Zayed Road the main route towards the city. One page places DAMAC District within easy reach of DAMAC Mall.
What is already there matters more than what is promised: the golf course, the Malibu Bay wave pool, an equestrian centre, a 2,000 sq m skate park and the central park are all open. That is the case for buying into a mature community rather than a new master plan.
The limits are just as plain. No Dubai Metro station serves DAMAC Hills, so residents and tenants need cars, and no source checked prints drive times from this plot. Amenities and specifications
DAMAC and the launch reports describe a wellness podium shared by the towers: water retreats, an organic pool and a kids' pool, yoga and Pilates gardens, an AI training lab and gym, outdoor calisthenics, a sensory tank, red light therapy, a zen lounge, padel courts, private dining pods, a gaming lounge, a sunset garden and indoor co-working space. The office tower is pitched at boutique firms, consultancies and start-ups.
The building count is where sources disagree. Two pages describe three towers of up to 32 storeys with 1,008 units, 959 apartments and 49 offices. Others list Tower A at G+26, Tower B at G+29 and Tower C at G+10, and one calls it two residential towers and one office tower. If the 959-apartment count is right, the April 2026 release of 600 is nearly two-thirds of the homes. The SPA and the DLD record for your tower settle it.
Fit-out, appliances and parking per unit are not published. DAMAC's specification schedule in the SPA is the binding list.
About the developer
DAMAC Properties, founded by Hussain Sajwani in 2002, is the UAE's largest private developer and the master developer of DAMAC Hills, which it launched in 2012 around the golf course. It reports more than 50,000 homes handed over, over 54,000 under construction and a pipeline above 55,000, and it has handed over 8,800 units so far in 2026. It reported AED 36 billion of sales in 2025.
The record on timing is the part to price in. A 2026 review of DLD data puts DAMAC's average handover delay at 6 to 12 months past the SPA date. For a Q3 2029 date, that means planning for 2030. Your protection in the meantime is the DLD-approved escrow account for your tower, which is why the project number matters.
Because DAMAC runs DAMAC Hills itself, it also controls the amenities and the new supply around the building. That is useful when the amenities arrive on time and less so when the developer's next launch competes for your tenant.
For Indian buyers
Ownership. DAMAC Hills is freehold for foreign buyers, and the DLD issues the title deed in your name on completion; until then the sale is recorded on Oqood. Dubai has no annual property tax.
Remitting the money. The LRS allows USD 250,000 per person per financial year, about AED 918,000. The studio's total of about AED 786,000 is about USD 214,000, inside one person's allowance for a single year, and the one-bedroom's schedule spreads easily over the build. TCS at 20% applies above Rs 10 lakh a year and is credited against your Indian tax.
Golden Visa. The 10-year Golden Visa needs AED 2 M of property. No studio, one- or two-bedroom here reaches it at the published prices, so this is not a visa purchase.
Rent, tax and exit. DAMAC quotes 6% to 8% rental yields, and a DAMAC Hills area guide puts apartments near 7.7% gross. Rent is not taxed in Dubai; if you are resident in India it is taxable there, and the flat belongs in Schedule FA. DAMAC District is DAMAC putting apartments and offices into a golf-course community that has so far been mostly villas, townhouses and mid-rise flats. The April 2026 studios at AED 756,000 are the cheapest way into a new DAMAC building in DAMAC Hills, and the 1% monthly schedule is gentle on cash flow. The catch is the per-foot price: if the studio is the 375 sq ft unit, it costs about AED 2,016 per sq ft, well above what the community trades at, while the one-bedroom looks better value at its average size. Tower counts and floor heights differ between sources, which is normal for a project released in stages but worth settling before signing. DAMAC delivers, but usually late.
A reasonable yield-led buy at the one-bedroom level for an investor who is happy to hold until 2030, and a convenient but expensive-per-foot entry at the studio level. Confirm the unit's size, the tower's DLD number and the service charge first. Golden Visa buyers and anyone who needs the Metro should look elsewhere.

Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
