About Weybridge Gardens 5 Dubai Land Residential Complex Dubai

Weybridge Gardens 5 is the fifth phase of Leos Developments' series in Dubailand Residence Complex (DLRC): 168 units, of which 72 are studios, 36 one-bedroom, 36 two-bedroom and 24 three-bedroom apartments, with a choice of three payment plans including post-handover terms of up to three years, and handover due Q2 2027. The source listing shows it from AED 756.78 K, about Rs 1.95 Cr at 25.75 rupees to the dirham.

This is the Weybridge phase with the most buyer-friendly structure and a full price list in print. It is also from a developer with one late delivery behind it and six towers in front of it. This page prints the list, works the entry unit through each plan and the fees, and sets it against DLRC's yields. See all Dubai projects we track for the rest of the city.

The step from AED 723,935 to AED 756,780 between the developer's list and the source listing's is about 4.5 per cent and is most likely the difference between the 50/50 price and a post-handover-plan price, or between floors. Without areas the per sq ft rate cannot be checked; the first Weybridge phase priced a 475 sq ft studio at about AED 1,220 per sq ft, and if phase five's studios are a similar size they sit at the top of the DLRC range. Ask for the list with areas and the price under each plan.

Payment plans and total cost

Three plans are offered. Worked on the listed entry of AED 756,780:

PlanBefore and at handover (Q2 2027)After handoverDLD fee, 4 per cent, plus Oqood admin
50/50AED 756,780 in full by handoverNothingAbout AED 30,300 plus admin
60/40, two years post-handoverAED 454,000 by handoverAED 302,700 over 24 months, about AED 12,600 a monthAbout AED 30,300 plus admin
65/35, three years post-handoverAED 492,000 by handoverAED 264,900 over 36 months, about AED 7,400 a monthAbout AED 30,300 plus admin

In rupees, the entry unit is about Rs 1.95 Cr plus Rs 7.8 lakh of DLD fee. On the 65/35 plan a DLRC studio letting at about AED 53,000 a year covers most of the post-handover instalments from rent, which is the point of the structure. Post-handover plans usually carry a higher unit price than 50/50; get both lists. No agency commission applies on a developer sale. Final as per the SPA.

Location and connectivity

DLRC sits on the inland side of Sheikh Mohammed Bin Zayed Road beside Dubai Silicon Oasis and Academic City. Dubai Outlet Mall and Global Village are about 10 to 15 minutes by car, Downtown 25 to 30, Dubai International Airport about 25 and Al Maktoum International 30 to 35. There is no metro. The tenant pool is workers and families from the Silicon Oasis, Academic City and the industrial belt, which keeps units let and rents modest in absolute terms.

Amenities and specifications

The series is marketed with a pool, gym, co-working space, landscaped gardens and barbecue areas in a British-themed design. Apartments have fitted kitchens, built-in wardrobes and balconies; finishes are not itemised by the sources checked. Final as per the SPA.

About the developer

Leos Developments is the Dubai arm of LEOS International, a British-founded developer. Its Dubai delivery record is one tower: Hadley Heights in JVC, 27 floors and 219 units, estimated for Q3 2025 and completed in March 2026, about six months late. It has Weybridge Gardens phase 1, past its estimated date without confirmed delivery, Weybridge Gardens 2, phases 3 and 4, this phase and Hadley Heights 2 under construction at the same time. A post-handover plan from a developer with that load is a promise that only pays if the building is finished; check the escrow account for this phase specifically.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 756,780 entry price the 4% Dubai Land Department transfer fee is about AED 30,271 (USD 8,200), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. DLRC is freehold; the unit is registered as an Oqood record now and a title deed at handover.

Remittance. AED 756,780 is about USD 206,000, inside one person's USD 250,000 annual LRS limit. On the 65/35 plan the payments run from now to 2030, so even a 3 BHK at AED 1.85 M can be funded by one remitter across four or five financial years, or largely from rent after handover.

Golden Visa. No. The 3 BHK at AED 1,853,230 is the most expensive unit and it is under the AED 2 M threshold.

Yield and tax. DLRC yields about 7 to 9.5 per cent gross and 6.5 to 7.5 per cent net. At AED 756,780 a studio needs about AED 53,000 a year to reach 7 per cent; at AED 1,493,433 a 2 BHK needs about AED 105,000. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction. Resale during a post-handover plan needs the developer's consent and usually settlement of the balance; check the SPA clause.

Pros

  • Post-handover plans of two or three years
  • Full developer price list in print
  • DLRC yields of 7 to 9.5 per cent with service charges of AED 8 to 14 per sq ft
  • A 3 BHK under AED 2 M
  • Only 168 units
  • One delivered Leos tower to inspect

Cons

  • No published unit areas
  • Every unit is under the Golden Visa threshold
  • Six towers on one late delivery, with phase 1 past its date
  • Post-handover prices usually run higher than 50/50
  • 25 to 30 minutes from Downtown, no metro
  • DLD number and escrow bank not in print

Who this is for

  • Yield investors who want DLRC's returns with a two or three-year post-handover runway
  • Indian buyers spreading a AED 1 M to 1.85 M purchase across four or five LRS years
  • Families who want a 3 BHK under AED 2 M and can wait until 2027
  • Investors who will check the escrow and the DLD status report first

Who should look elsewhere

  • Golden Visa applicants
  • Anyone who needs Downtown or the coast within 15 minutes
  • Buyers who need a developer with several delivered towers
  • Anyone unwilling to chase the DLD number and escrow details

Our verdict

The best-structured Weybridge phase for a yield buyer who wants time to pay. Get the areas, the price under each plan, the DLD number and the escrow details, plan for late 2027, and budget about AED 33,000 of fees on the listed entry. Not a visa purchase. The wider market is on our project list.

  • You want a ready, move-in property today
  • You are uncomfortable holding for 4–10 years for appreciation

Possession Timeline

Handover is on record for Q2 2027; the source listing carries February 2027. The building is under construction and no source checked prints a completion percentage. Leos' first delivered tower, Hadley Heights in JVC, was estimated for Q3 2025 and completed in March 2026, about six months late, and the first Weybridge phase is past its estimated Q2 2025 date without confirmed delivery. Plan for late 2027 and choose a plan whose post-handover instalments only start when the keys are in hand.

Investment Analysis

Why buyers look at Weybridge Gardens 5 Dubai Land Residential Complex Dubai for investment is land — plots in Dubailand Residence Complex (DLRC), Wadi Al Safa 5 are a limited resource that tends to appreciate as roads and projects come up. There is no rent, so the return is appreciation plus the freedom to build your own way. It suits patient buyers with a 4–10 year view. Treat any return figure as a guide and confirm the current rate, title and approvals with us first.

Advantages
Post-handover plans of two or three years are rare at this price and cut the cash needed before the keys. A full developer price list by unit type is in print. DLRC gross yields of 7 to 9.5 per cent and service charges of about AED 8 to 14 per sq ft.
Watch-outs
Unit areas are not published, so the price cannot be checked against DLRC's AED 800 to 1,200 per sq ft range. Every unit is under the AED 2 M Golden Visa threshold, the 3 BHK by about AED 147,000. Leos is running six towers on one delivery, which ran six months late, and phase 1 is past its date.
Land demand
Plot demand in Dubailand Residence Complex (DLRC), Wadi Al Safa 5 stays healthy because buyers want the freedom to build, and land in a growing corridor is a limited resource that tends to hold value.
Appreciation
Plotted land in this belt has historically appreciated as roads, projects and amenities came up. There is no rent, so the return is driven by appreciation — buy at a sensible rate and the upside follows.

Price & Rate Analysis

The starting price of about AED 756.78 K (about Rs 1.95 Cr) is in line with plot rates in Dubailand Residence Complex (DLRC), Wadi Al Safa 5. Rates are usually quoted per sq yard or per sq ft and vary with the plot size, location in the layout (corner, park-facing, main road) and approval status.

Ask us for the rate per sq yard, the available plot sizes and a full cost sheet including charges before you decide.

Title, RERA & Approvals

On a plot, the paperwork is everything. Check that the layout is RERA-approved (DTCP / licensed), the title is clear, and the plot is registry-ready in your name — not just an allotment letter.

We verify the title, licence and approvals for you, and explain DDJAY / affordable-plot rules where they apply, so you buy clean land with no surprises.

Charges Beyond Base Price

Budget for EDC/IDC (external and internal development charges), stamp duty and registration, and any PLC for a corner or park-facing plot. Some layouts also charge for club or maintenance.

Ask us for the complete break-up so the all-in per-sq-yard cost is clear from day one.

Construction Freedom & Timeline

The big advantage of a plot is control — you build the exact independent house (or shop-cum-office on an SCO plot) on your own timeline and design, within the approved norms (FAR, height, setbacks).

We will share the buildable area, FAR and any time-bound construction rules so you know what and when you can build.

Appreciation & Returns

A plot earns no rent — the return is appreciation. Land in a growing corridor like Dubailand Residence Complex (DLRC), Wadi Al Safa 5 tends to gain as roads, projects and amenities arrive. The cleaner the title and better the position, the stronger the gain.

Treat any return figure as a guide, not a promise. Buy at a sensible entry rate and hold for 4–10 years for the best result.

Resale & Liquidity

Plots in an approved, gated layout are generally easy to resell because buyers value clear-title land and the freedom to build. A good size and position sell faster.

Resale price depends on the market at the time, so a sensible entry rate protects your downside.

Loan & Financing

Plot loans (or composite plot-plus-construction loans) are available from most banks for approved layouts, usually funding 60–75% of value based on your profile.

We can connect you with lenders and help with the paperwork and a competitive rate.

Status & Site Updates

The project is currently under construction. Development of roads, electricity and registry readiness changes over time.

Leos Developments is the Dubai arm of LEOS International, a British-founded developer that names its towers after English places. Its Dubai delivery record is one building: Hadley Heights in JVC, 27 floors and 219 units, estimated for Q3 2025 and completed in March 2026, about six months late. Weybridge Gardens phases 1 to 5 in DLRC and Hadley Heights 2 in Sports City are all under construction at the same time; phase 1 is past its estimated handover without confirmed delivery.

Payment Plan

Three developer plans: 50 per cent during construction and 50 per cent on handover; 60 per cent during construction and 40 per cent over two years after handover; or 65 per cent during construction and 35 per cent over three years after handover. On top: the 4 per cent DLD registration fee (about AED 30,300 on AED 756,780) plus the Oqood admin fee and AED 40 knowledge fee. No agency commission on a developer sale. Final as per the SPA.

Specifications

Leos' British-themed specification: fitted kitchens, built-in wardrobes and balconies, with a pool, gym, co-working space, landscaped gardens and barbecue areas quoted for the series. Unit finishes are not itemised by the sources checked. Final as per the SPA.

💬 Our View

Weybridge Gardens 5 is the phase to look at if the post-handover plan is what you want: 35 to 40 per cent of the price spread over two or three years after the keys is unusual under AED 1 M and turns a DLRC studio into something an Indian buyer can fund from rent and a single year's LRS. The developer's full price list is in print, which is more than most DLRC launches offer, and the 3 BHK at AED 1.85 M is a family unit at a price the coast stopped offering years ago. The cautions are the same as for every Leos phase, only sharper: six towers on one late delivery, phase 1 past its date, and no published areas. Ask for the price under each plan, because post-handover terms usually cost more per unit, and book only against the escrow and the DLD status report.

Common Concerns, Answered

🤔 Is the rate too high?

Plot rates in Dubailand Residence Complex (DLRC), Wadi Al Safa 5 reflect the approval status and location in the layout. Compare the per-sq-yard rate with a nearby approved layout — we will run that for you.

🤔 Is the title and approval clean?

This is the most important check on a plot. We verify the RERA/DTCP licence, title and registry-readiness for you before you pay anything.

🤔 There is no rent — why buy?

A plot is an appreciation and ownership play, plus the freedom to build your own way. If you need monthly income, we will steer you to a leased asset instead.

🤔 What extra charges apply?

EDC/IDC, stamp duty, registration and any PLC. We give you the full per-sq-yard all-in break-up up front.

🤔 Can I build whenever I want?

Within the approved FAR, height and any time-bound rules. We will share exactly what and when you can build.

🤔 Will it resell easily?

Clear-title plots in an approved gated layout stay liquid because buyers value land and build-freedom. A sensible entry rate protects your downside.
