The figures come from two kinds of source. The AED 469,000 starting figure is an agency project page; the studio and one-bedroom averages are portal figures from Bayut and Property Finder. They agree closely on studios, which gives some confidence that AED 470,000 to 485,000 is the real studio market. No launch price for Farishta surfaced in the sources checked, only the launch plan.

The internal spread favours the bigger unit. A one-bedroom at about AED 957 per sq ft is roughly AED 280 cheaper per foot than a studio at AED 1,235, because studios are what investors compete for. Two-bedroom and penthouse prices were not in the results; with eight penthouses in the building, one rarely comes to market.

One detail in the portal data is worth reading twice: the average studio sold figure, about AED 484,500, sits slightly above the average studio ask of about AED 476,900. Sold prices normally sit below asks; here they do not, which suggests (unit mix aside) studios are clearing at or near the price on the listing. That limits how much a buyer can expect to negotiate, so a sub-AED 470,000 offer is realistic only on a smaller or lower-floor unit.

Payment plan and total cost

No developer plan remains; Farishta was sold on a 5/25/70 launch plan — 5% on booking, 25% in construction and 70% on completion — which applies to nothing on sale now. A mortgage adds 0.25% registration on the loan plus a bank valuation fee. The seller needs Azizi's no-objection certificate showing the service charge is paid before the DLD will transfer.

Farishta's service charge is not in the sources checked. Al Furjan apartment buildings generally run AED 12 to 15 per sq ft a year, about AED 4,600 to 5,800 on a 386 sq ft studio. A 2020 building may also be heading into its first major repair cycle, so ask whether the owners' association has a reserve fund and what it holds.

Location and connectivity

Farishta's address is Jebel Ali First, the land-registry name for Al Furjan: a community of villa clusters and mid-rise apartment blocks between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. When Farishta was completed in 2020 there was no station; Al Furjan metro station opened a year later on the Red Line's Route 2020 extension, so today's buyer gets rail access the launch buyers did not pay for.

By car, Ibn Battuta Mall is five to ten minutes, Jebel Ali Free Zone about ten, Dubai Marina about fifteen, and Expo City and Al Maktoum International Airport fifteen to twenty. The district's tenants are mostly people working in Jebel Ali and the free zone, which suits a studio and one-bedroom building.

Amenities and specifications

Farishta was sold fully finished, with Azizi's standard building amenities — a swimming pool, gym and residents' facilities. The eight two-storey penthouses are the only unusual stock, and the sources checked give no sizes or prices for them.

For a six-year-old building, what matters is condition: the lifts, the air-conditioning plant, the pool and the common areas. On a viewing, look at the corridors and the gym as well as the unit, ask when the chillers were last serviced, and confirm the parking bay on the title deed, since the sources do not say every studio has one.

About the developer

Azizi Developments has built in Dubai since 2007 and says it has delivered more than 45,000 homes. Oliva's reading of DLD data puts 89.1% of its contracted units on or before the DLD-registered date, and records that selected Al Furjan and Riviera phases ran 12 to 24 months late in 2019-2022.

Farishta is one of the examples: work began in September 2016 against a Q1 2018 target, and Azizi inaugurated the building on 25 February 2020, with its announcement counting 284 homes. The developer says its recent buildings have kept closer to their dates; it completed 19 projects in 2024. Ownership. Al Furjan is freehold for all nationalities, so an Indian citizen owns the unit outright on a DLD title deed. Dubai has no annual property tax and no sales tax on a residential resale.

Remittance. AED 469,000 is about USD 128,000. Even with about AED 33,000 of fees, that is roughly half of one person's USD 250,000 Liberalised Remittance Scheme allowance, and a one-bedroom near AED 763,800 (about USD 208,000) also fits in a single year. TCS applies above the threshold, and your bank will want the sale contract.

Golden Visa. None. The entry unit is about AED 1.53 million short of the AED 2 million threshold.

Rent and tax. Bayut's average studio rent of about AED 56,250 against a AED 469,000 price is close to 12% gross, far above the 6.5% to 8% Oliva's 2026 guide gives for Al Furjan apartments. Treat the higher number as a ceiling until Ejari contracts confirm it. Rent from Dubai is taxable in India for a resident at slab rates, with the 30% standard deduction on house-property income, and the property goes in Schedule FA. The UAE takes nothing, so there is no foreign tax credit to claim.

Farishta is an older, cheaper Azizi rental block with numbers that are unusually good on paper. Studios from about AED 469,000 and one-bedrooms near AED 957 per sq ft sit in a building close to a Red Line station, and the portal rents imply returns well above the district's usual band. That gap is the thing to test: asking rents are not achieved rents, and a building completed in 2020 needs more upkeep than the newer blocks around it. The two-year delivery slip no longer affects a resale buyer, but it does explain why the per-foot price is lower than on Azizi's later Al Furjan buildings. The one-bedroom is the better buy per foot; the studio is the easier let.

A sensible first Dubai rental purchase if you verify the rent against Ejari contracts and the service charge against the DLD budget. Oliva's reading of DLD data puts 89.1% of its contracted units on or before the DLD-registered handover date, while recording that selected Al Furjan and Riviera phases arrived 12 to 24 months late in 2019-2022. Farishta is one of those: started in September 2016 for Q1 2018, it was inaugurated in February 2020. Farishta is an older, cheaper Azizi rental block with numbers that are unusually good on paper. Studios from about AED 469,000 and one-bedrooms near AED 957 per sq ft sit in a building close to a Red Line station, and the portal rents imply returns well above the district's usual band. That gap is the thing to test: asking rents are not achieved rents, and a building completed in 2020 needs more upkeep than the newer blocks around it. The two-year delivery slip no longer affects a resale buyer, but it does explain why the per-foot price is lower than on Azizi's later Al Furjan buildings. The one-bedroom is the better buy per foot; the studio is the easier let.
