About Weybridge Gardens Dubai Land Residential Complex Dubai
Weybridge Gardens is the first phase of Leos Developments' series in Dubailand Residence Complex (DLRC): a 16-floor tower of 187 studios and 1 BHK apartments, with studios of about 475 to 601 sq ft. The source listing shows it from AED 500,000, about Rs 1.29 Cr at 25.75 rupees to the dirham, which is under the Rs 1.5 Cr threshold at which this site prints a price, so the page shows Price on Call; the launch list ran AED 571,000 to 580,000.
Construction began in October 2023 with an estimated handover of Q2 2025. That date has passed, and none of the sources we checked reports the building delivered. This page sets out what is in print, works the studio through fees and yield, and says exactly what to ask for before paying. See all Dubai projects we track for the rest of the city.

At the launch price the studios sit at the top of the DLRC range; at the source listing's AED 500,000 they sit inside it. Compared with phase two, where a 353 sq ft studio is priced from AED 560,000, these are bigger units at a lower rate.
Payment plan and total cost
The launch plan is not itemised by the sources checked. If the building is finished, the purchase is paid at transfer; if it is not, the remaining instalments run to handover. Either way the fees are the same.

Handover: what is and is not in print
The DLD-fed tracker records construction from October 2023 and an estimated handover of Q2 2025, and as of the sources checked still lists the building as under development. The source listing carries February 2025. No news item, listing or developer page we found says the tower has been handed over. Leos' one delivered Dubai building, Hadley Heights in JVC, was estimated for Q3 2025 and completed in March 2026, about six months late; if Weybridge Gardens has slipped by the same margin it would be finishing around now. Ask Leos for the DLD project-status report and, if the building is complete, the completion certificate and the title-deed status of the unit. Do not pay a deposit against a verbal assurance.
Location and connectivity
DLRC sits on the inland side of Sheikh Mohammed Bin Zayed Road beside Dubai Silicon Oasis and Academic City. Dubai Outlet Mall and Global Village are about 10 to 15 minutes by car, Downtown 25 to 30, Dubai International Airport about 25 and Al Maktoum International 30 to 35. There is no metro. The tenant pool is workers and families from the Silicon Oasis, Academic City and the industrial belt, which keeps studios let and rents modest in absolute terms.
Amenities and specifications
The series is marketed with a pool, gym, landscaped gardens and barbecue areas in a British-themed design. Apartments have fitted kitchens, built-in wardrobes and balconies; finishes are not itemised by the sources checked. If the building is finished, walk the unit; if not, read the specification schedule in the SPA. Final as per the SPA.
About the developer
Leos Developments is the Dubai arm of LEOS International, a British-founded developer. Its Dubai delivery record is one tower: Hadley Heights in JVC, 27 floors and 219 units, estimated for Q3 2025 and completed in March 2026. Weybridge Gardens was its first DLRC launch; Weybridge Gardens 2, phases 3 and 4, Weybridge Gardens 5 and Hadley Heights 2 are all under construction at once. Six towers on one late delivery is the risk to price in.
For overseas buyers
Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 500,000 entry price the 4% Dubai Land Department transfer fee is about AED 20,000 (USD 5,400), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.
Ownership. DLRC is freehold; the unit is registered as an Oqood record until handover and a title deed after.
Remittance. AED 500,000 is about USD 136,000, well inside one person's USD 250,000 annual LRS limit, so the purchase and fees can go in one financial year.
Golden Visa. No. A studio is a quarter of the AED 2 M threshold.
Yield and tax. DLRC yields about 7 to 9.5 per cent gross and 6.5 to 7.5 per cent net. At AED 500,000 a studio needs about AED 35,000 a year to reach 7 per cent, below the typical DLRC studio rent, so the income case is strong once the keys exist. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction. Resale is liquid at this ticket; capital growth is slower than on the coast.
Pros
- The lowest entry in this batch
- DLRC yields of 7 to 9.5 per cent with service charges of AED 8 to 14 per sq ft
- Larger studios than phase two — 475 to 601 sq ft
- Rent starts immediately if the building is finished
- 187 units — a manageable tower
- One delivered Leos tower to inspect
Cons
- Handover date has passed and delivery is unconfirmed
- A quarter of the Golden Visa threshold
- Under the site's Rs 1.5 Cr display threshold
- Studios and 1 BHK only
- Six towers on one delivery, which ran late
- DLD number and escrow bank not in print
Who this is for
- Yield investors who want a DLRC studio at the lowest ticket and will verify completion first
- Buyers who prefer a larger studio over the smaller later-phase units
- Indian buyers who can remit the whole price in one LRS year and want rent, not a visa
- Investors who will check the completion certificate or DLD status report before paying
Who should look elsewhere
- Golden Visa applicants
- Anyone who needs a confirmed handover date
- Families — no 2 or 3 BHK units
- Anyone unwilling to chase the DLD number and escrow details
Our verdict
A high-yield studio at the lowest ticket in Dubai's cheapest mainstream community, with one question to answer first: is it finished? Get the DLD status report or completion certificate and the escrow details, budget about AED 24,000 of fees, and do not buy it for a visa. The wider market is on our project list.

Fee basis: DLD transfer 4% of price, plus a DLD admin fee of AED 580 on a ready unit and AED 40 at Oqood on an off-plan one; registration trustee AED 4,000 below AED 500,000 and AED 4,200 above, plus 5% VAT; title deed and map about AED 500; agency 2% plus 5% VAT where used; mortgage registration 0.25% of the loan plus AED 290. FAQs
What is the price of Weybridge Gardens?
The source listing shows it from AED 500,000, about Rs 1.29 Cr at 25.75 rupees per dirham; the launch list ran AED 571,000 to 580,000. Because the rupee figure is under Rs 1.5 Cr the page shows Price on Call. On a 475 sq ft studio, AED 580,000 is about AED 1,220 per sq ft.
Is Weybridge Gardens handed over?
The estimated handover was Q2 2025 and the source listing carries February 2025, but no source checked confirms delivery and the DLD-fed tracker still lists the building as under development. Ask Leos for the DLD project-status report or the completion certificate.
What is the payment plan?
The launch plan is not itemised by the sources checked. If the building is complete, you pay at transfer in cash or with a mortgage; if not, the remaining instalments run to handover. Add the 4 per cent DLD fee and admin fees.
How many units and floors?
187 units over 16 floors, studios and 1 BHK only, with studios of about 475 to 601 sq ft.
Is it RERA registered?
It is a DLD-registered Leos project on Property Finder, but none of the sources checked prints the project number or the escrow bank. Confirm both on the Dubai REST app before paying.
Does it qualify for the Golden Visa?
No. At AED 500,000 to 580,000 a studio is a quarter of the AED 2 M threshold.
What are the service charges in DLRC?
About AED 8 to 14 per sq ft a year, among the lowest in Dubai. On a 475 sq ft studio that is about AED 3,800 to 6,700 a year.
What rental yield can I expect?
DLRC apartments yield about 7 to 9.5 per cent gross. At AED 500,000 a studio needs about AED 35,000 a year to reach 7 per cent, which is below the typical DLRC studio rent, so the yield case is strong if the building is finished.
What has Leos delivered?
One tower in Dubai: Hadley Heights in JVC, 219 units, estimated for Q3 2025 and completed in March 2026. Weybridge Gardens phases 2 to 5 and Hadley Heights 2 are under construction.

Is It Right For You?
Land in a growing corridor is a limited resource that tends to appreciate. There is no rent, so buy at a sensible rate and hold for 4–10 years.
A plot lets you build the exact independent house you want, on your timeline. We will check the layout approval and buildable area for you.
A clear-title, RERA-approved plot is a clean remote buy. We handle verification, registry support and updates.
SCO and commercial plots allow shops-cum-offices with strong end-use demand. Ask us about the buildable potential.
Is Weybridge Gardens Dubai Land R... Worth Buying?
Yes, for the right buyer. Registry-ready land in a growing corridor, build when you want. Just compare the exact unit and price with one nearby option first.
Short answer — yes, if you want land you can build on your own terms in a growing part of Dubailand Residence Complex (DLRC), Wadi Al Safa 5. There is no rent, so the return is appreciation plus the value of owning a clear-title plot. It suits patient buyers with a 4–10 year view. Check the title, layout approval and the live rate with us, and you will know if it fits.
- →You want the freedom to build your own way on a clear-title plot
- →You are betting on land appreciation in a growing corridor
- →You are fine with no rental income in return for ownership of land
- →You need immediate rental income (plots earn none)
- →You want a ready, move-in property today
- →You are uncomfortable holding for 4–10 years for appreciation
Possession Timeline
The date on record is Q2 2025, with the source listing carrying February 2025, and construction began in October 2023. As of the sources checked, none reports the building handed over and the DLD-fed tracker still lists it as under development, so the honest status is: past its estimated date, delivery unconfirmed. Leos' Hadley Heights in JVC was estimated for Q3 2025 and completed in March 2026, so a similar slip here would mean a 2026 handover. Ask Leos for the DLD project-status report and, if the building is finished, the completion certificate.
Investment Analysis
Why buyers look at Weybridge Gardens Dubai Land Residential Complex Dubai for investment is land — plots in Dubailand Residence Complex (DLRC), Wadi Al Safa 5 are a limited resource that tends to appreciate as roads and projects come up. There is no rent, so the return is appreciation plus the freedom to build your own way. It suits patient buyers with a 4–10 year view. Treat any return figure as a guide and confirm the current rate, title and approvals with us first.
Price & Rate Analysis
Pricing here is on call. The rate depends on the plot size, position in the layout and approvals.
Ask us for the rate per sq yard, the available plot sizes and a full cost sheet including charges before you decide.
Title, RERA & Approvals
On a plot, the paperwork is everything. Check that the layout is RERA-approved (DTCP / licensed), the title is clear, and the plot is registry-ready in your name — not just an allotment letter.
We verify the title, licence and approvals for you, and explain DDJAY / affordable-plot rules where they apply, so you buy clean land with no surprises.
Charges Beyond Base Price
Budget for EDC/IDC (external and internal development charges), stamp duty and registration, and any PLC for a corner or park-facing plot. Some layouts also charge for club or maintenance.
Ask us for the complete break-up so the all-in per-sq-yard cost is clear from day one.
Construction Freedom & Timeline
The big advantage of a plot is control — you build the exact independent house (or shop-cum-office on an SCO plot) on your own timeline and design, within the approved norms (FAR, height, setbacks).
We will share the buildable area, FAR and any time-bound construction rules so you know what and when you can build.
Appreciation & Returns
A plot earns no rent — the return is appreciation. Land in a growing corridor like Dubailand Residence Complex (DLRC), Wadi Al Safa 5 tends to gain as roads, projects and amenities arrive. The cleaner the title and better the position, the stronger the gain.
Treat any return figure as a guide, not a promise. Buy at a sensible entry rate and hold for 4–10 years for the best result.
Resale & Liquidity
Plots in an approved, gated layout are generally easy to resell because buyers value clear-title land and the freedom to build. A good size and position sell faster.
Resale price depends on the market at the time, so a sensible entry rate protects your downside.
Loan & Financing
Plot loans (or composite plot-plus-construction loans) are available from most banks for approved layouts, usually funding 60–75% of value based on your profile.
We can connect you with lenders and help with the paperwork and a competitive rate.
Status & Site Updates
The project is currently under construction. Development of roads, electricity and registry readiness changes over time.

About Leos Developments (LEOS International)
Leos Developments is the Dubai arm of LEOS International, a British-founded developer that names its towers after English places. Its Dubai delivery record is one building: Hadley Heights in JVC, 27 floors and 219 units, estimated for Q3 2025 and completed in March 2026, about six months late. Weybridge Gardens was its first DLRC launch; phases 2 to 5 and Hadley Heights 2 followed and are under construction at the same time, so the developer is running six towers on one handover.

💬 Our View
Weybridge Gardens is the cheapest unit in this batch and the one whose status matters most: a studio at AED 500,000 in a community yielding 7 to 9.5 per cent is a good income buy if the keys exist, and a developer-risk position if they do not. The estimated Q2 2025 handover has passed, the source listing's February 2025 date has passed, and no source we checked reports the building delivered; the DLD-fed tracker still calls it under development. Leos' one finished tower ran six months late, which suggests a 2026 handover rather than a failure, but suggestion is not a certificate. The studios here are larger than phase two's and priced at the top of the DLRC range per sq ft. Buy it as an income unit, and only after seeing either the completion certificate or the current DLD status report.
We track Wadi Al Safa 5 closely, and Weybridge Gardens Dubai Land Residential Complex Dubai is one of the plots buyers ask about often.
