The studio rate is above the community range because the units are small; a 353 sq ft studio at AED 560,000 is AED 1,590 per sq ft, and even at AED 500,000 it is AED 1,420. Handover: four dates

The source listing carries February 2025. The DLD-fed tracker gives Q1 2026, and its August 2026 note says the tower is still under construction and due for completion this year. A payment-plan sheet references a transfer of ownership in the second quarter of 2026. The Provence Edition relaunch pages give Q4 2027. The consistent reading is a phase that was due in early 2026, has slipped, and has been relaunched with a 2027 date for the remaining units. Leos' one delivered tower, Hadley Heights, also ran about six months late. Get the registered completion date from the DLD project-status report before you book, and hold the 30 per cent handover balance for 2027.

Location and connectivity

DLRC sits on the inland side of Sheikh Mohammed Bin Zayed Road beside Dubai Silicon Oasis and Academic City. Dubai Outlet Mall and Global Village are about 10 to 15 minutes by car, Downtown 25 to 30, Dubai International Airport about 25 and Al Maktoum International 30 to 35. There is no metro. The tenant pool is workers and families from the Silicon Oasis, Academic City and the industrial belt, which keeps studios let and rents modest in absolute terms.

Amenities and specifications

The Provence theme runs to lavender-inspired landscaping, a pocket garden and a zen garden. Quoted amenities: a pool, gym, co-working space, dance studio, outdoor cinema, outdoor fitness, running track, cabanas, barbecue areas and 24-hour security. Apartments have fitted kitchens, built-in wardrobes and balconies. Final as per the SPA.

About the developer

Leos Developments is the Dubai arm of LEOS International, a British-founded developer. Its Dubai delivery record is one tower: Hadley Heights in JVC, 27 floors and 219 units, estimated for Q3 2025 and completed in March 2026. It has Weybridge Gardens phases 1 to 5 and Hadley Heights 2 under construction at the same time. On this phase the DLD record names Wise Jasmine Limited as co-developer and A&S Contracting as main contractor; ask which entity holds the escrow account. The other phases on this site are Weybridge Gardens, Weybridge Gardens 4 and Weybridge Gardens 5.

Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. Remittance. AED 500,000 to 560,000 is about USD 136,000 to 152,000, well inside one person's USD 250,000 annual LRS limit, so the whole purchase including fees can go in one financial year.

Golden Visa. No. A studio is a quarter of the AED 2 M threshold.

Yield and tax. DLRC yields about 7 to 9.5 per cent gross and 6.5 to 7.5 per cent net. At AED 560,000 a studio needs about AED 39,000 a year to reach 7 per cent, which is a normal DLRC studio rent. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction, and at this size the rupee rent is small enough that the paperwork matters more than the tax.
