The broker rate band of AED 2,150 to 2,860 per sq ft does not quite reconcile with AED 2.49 million on a 681 sq ft unit, which would be AED 3,660; the AED 2.49 million unit is probably larger than the minimum size or on a high floor. A 5 per cent booking is the lowest in this batch. Service charges are not published; Business Bay and Sheikh Zayed Road towers run about AED 15 to 25 per sq ft a year, so budget AED 10,000 to 17,000 a year on a 681 sq ft 1 bedroom from handover. Final plan and fees as per the SPA.

Location and connectivity

ONE B stands beside Sheikh Zayed Road on its Business Bay side, which puts Downtown Dubai, the Burj Khalifa and Dubai Mall within about 5 to 10 minutes' drive, DIFC 5 to 10 minutes, Dubai International Airport about 20 minutes and Dubai Marina about 20 minutes. The Red Line runs along Sheikh Zayed Road; Business Bay and Financial Centre stations are the nearest, and this is one of the few new towers in the batch where a tenant can live without a car. One broker files the tower under wasl Gate in Jebel Ali, which is a different wasl project; the Sheikh Zayed Road location is confirmed by Property Finder and the developer's own marketing.

Sheikh Zayed Road frontage means noise and a canal or skyline view depending on the side; canal-facing units are priced higher. The immediate area is fully built, so what you see is what you get.

Amenities and specifications

Quoted: pools, gym, residents' lounges and the pool and sky villa duplex tiers with private pools. Interior specification and parking are not detailed in the sources we saw; wasl's completed towers are finished to a mid-to-upper standard. Final specification as per the SPA.

About the developer

wasl was established in 2008 by the Dubai Real Estate Corporation to manage and grow the government's property portfolio. It manages more than 1,000 buildings and over 55,000 residential and commercial units, thousands of land plots, 32 hotels and the emirate's three main golf clubs, and Gulf News reports it has delivered about 45,000 affordable homes. Its development record includes wasl District, wasl Quartz, wasl Topaz and the wasl 1 towers, and portal reviews describe on-time, on-budget delivery. It is as low a developer risk as Dubai offers. ONE B is a high-rise luxury tower, a step up from its mid-market stock, so read the specification carefully.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 1.60 million entry price the 4% Dubai Land Department transfer fee is about AED 64,000 (USD 17,400), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. Golden Visa. At current prices every 1 bedroom clears the AED 2 million threshold. At the listed figure of AED 1.6 million it would not, which is one more reason the current price matters.

Yield and tax. No property or rental income tax in Dubai. Sheikh Zayed Road and Business Bay 1 bedrooms let readily to professionals who want the metro and Downtown; plan on 5 to 6 per cent gross and about 4 per cent net after service charges at the current price. Rent is taxable in India for a tax resident after the 30 per cent standard deduction.

Exit. A wasl tower on Sheikh Zayed Road with a metro station will be one of the more liquid Dubai apartments to resell. The risk is buying a resale at a launch buyer's premium; buy from wasl's own list if you can.
