Two schemes in one sector, marketed identically, with completely different outcomes. One drew national retail; the other drew real-estate offices into space designed for shops. That is not a market problem, it is a building-specific one, and a buyer should price it as such.

What the building actually is

Once you stop reading it as a high street, Cosmopolitan makes sense as what it has become — an office building with a retail podium.

  • About 3,20,000 sq ft over two basements, ground and twelve upper floors, at roughly 24,000 sq ft a floor, holding about 350 units.
  • The use mix as designed: ground to second floor retail and food and beverage, floors two to seven offices, floors eight to twelve medical suites and premium offices.
  • Shops of 500 to 2,000 sq ft, connected by escalators, lifts and sky bridges, with two basement levels of parking.
  • Metro is 8 to 10 km away — the Sector 55-56 rapid metro and Huda City Centre. This is a drive-to location, not a walk-to one.

Ten of the twelve floors were always going to be offices and medical suites. What has happened is that the retail levels have been absorbed into the same use — which is exactly the pattern this research found at Grand Mall on MG Road, where a 32-store mall is quietly filling with offices and a coworking operator.
