About Signature Global Farmhouse Villas Farrukhnagar Gurgaon

Signature Global has put together a 194.22-acre land parcel in Farrukhnagar, on the western edge of Gurugram district, for what it calls an high-end farmhouse villa project. The company told the stock exchanges on 25 September 2026 that it bought 25 acres outright for about Rs 150 crore and signed a collaboration agreement with landowners for the other 169.22 acres. It puts the project's gross development value at Rs 5,500 crore to Rs 6,000 crore on about 6.77 million sq ft of development potential.

That is the whole public record today. There is no project name, no Haryana RERA registration, no licence number in the public domain, no price list, no plot or villa sizes and no launch date. The developer has not published a price, and the company's own words are that the villas will be offered by invitation. So this page does two jobs: it sets out what is actually on record, and it explains the one number in the announcement that a buyer should ask about before anything else.

Until a registration appears on haryanarera.gov.in under Gurugram, the project cannot legally be advertised or booked in Haryana. A channel partner can still take your name for a list. Taking money against it is a different matter, and an "expression of interest" cheque for an unregistered project gives you almost nothing if the plan changes.

The number worth asking about: 6.77 million sq ft on 194 acres

Here is the arithmetic nobody else has printed. 194.22 acres is about 84.6 lakh sq ft of land. Spread 6.77 million sq ft over it and you get a floor area ratio of roughly 0.80 across the whole parcel, roads and greens included.

Now compare that with how Haryana normally allows farmhouses. Under the state's farmhouse rules for the agriculture zone, and under its low-density eco-friendly colony policy, a farmhouse plot runs from 1 acre to 2.5 acres. On a plot of 1 to 2 acres the building may cover 8 per cent of the ground at an FAR of 0.12; above 2 acres the cap is about 1,000 sq m of floor area per farmhouse. At 0.12, even if every square foot of the 194 acres were sold as plots with no roads at all, the parcel would carry only about 10 lakh sq ft. At 2.5-acre plots it would hold under 80 farmhouses and a little over 8 lakh sq ft.

So the announced figure is roughly six to seven times what a classic farmhouse colony on this land would allow. That does not mean anything is wrong. It means one of three things is true, and a buyer should find out which:

  • the land will be licensed under a different policy, most likely a residential plotted colony, in which case the "farmhouse villa" is a large villa on a much smaller plot than the 1-acre farmhouses sold around Gurugram;
  • the project mixes a smaller farmhouse component with denser villa or floor stock on the same licence; or
  • "development potential" is being used as an outer limit rather than what will be built.

The licence settles it. When the Department of Town and Country Planning issues one, it names the policy, the plotted area and the permitted FAR. Ask for the licence number before you ask for a price, because it tells you whether you are buying an acre of land with a house on it or a villa plot with a farmhouse name.

Three readings follow. First, Rs 8,100 to Rs 8,900 per sq ft of built area is well below what new towers on the Dwarka Expressway are asking, which is what you would expect from villas on cheap land 15 to 20 minutes further out. The luxury here is space, not the rate. Second, a gross value near Rs 30 crore per acre, before roads and open areas are taken out, points to large tickets; if the stock really is acre-sized farmhouses, single units would run well into double-digit crores. Third, the company paid about four times what inland farm land is asked at in this belt. A premium like that is usually paid for road frontage and for land that can get a licence, which fits the Farrukhnagar-Wazirpur Road frontage the filing mentions.

Treat all of this as a way to test a quote, not as a price. When a figure does come, divide it by the plot area and the built-up area and see where it lands against these numbers.

Location and connectivity

Farrukhnagar is an old market town about 21 km from Gurugram city, known for its salt-trade history, the Sheesh Mahal and the Baoli Ghaus Ali Shah stepwell. It has its own development plan to 2031, a DDJAY plotted pocket in Sector 3 where Signature Global already sells plots, and a lot of farm land around it. The company's claims for the new site:

  • Dwarka Expressway about 15 minutes by car, which is the link that matters for IGI airport and Delhi.
  • KMP Expressway access, for Manesar, Kundli and the freight routes.
  • Frontage on the Farrukhnagar-Wazirpur Road. Today that is a narrow two-lane road.

The road is the part to watch. NHAI has started the detailed project report for a 33 km six-lane corridor from the Harsaru bypass at Wazirpur on NH 352W to Jhajjar on NH 352, with a Farrukhnagar bypass. It would tie this belt straight into the Dwarka Expressway. It is at the DPR stage, so the alignment is not fixed and there is no construction date. A 15-minute drive to the expressway on a clear day can be 30 minutes in traffic on the current two-lane road, and buyers should judge the site on today's road rather than the promised one.

About the developer

Signatureglobal (India) Limited, listed on the NSE and BSE, built its name as the largest affordable-housing developer in Haryana, working under the state's affordable group housing policy and DDJAY plotted scheme. It has delivered about 18 to 19 million sq ft so far. Over the last three years it has moved up the price ladder with mid and premium projects such as De Luxe DXP in Sector 37D and Cloverdale SPR in Sector 71. For the quarter to June 2026 it reported pre-sales of Rs 1,970 crore against a full-year target of about Rs 10,000 crore.

The honest point is that this will be its first farmhouse project. It knows plotted colonies and how to get licences in Haryana, both of which matter here. It has not yet delivered a farmhouse or an high-end villa community, where buyers judge finish, privacy and upkeep far more harshly than in a tower. What to check before you pay anything

  1. The HRERA registration. Search the Gurugram list on haryanarera.gov.in for Signatureglobal or its project company. No number, no payment.
  2. The DTCP licence number and the policy it was issued under. This decides plot size, FAR and whether "farmhouse" means an acre or a villa plot.
  3. The plot area and the permitted built-up area for your unit, in writing. Divide the price by both.
  4. Which land your unit sits on. The 25 acres the company owns, or the 169.22 acres under collaboration, and whether the collaboration land is fully consolidated.
  5. Road access to the gate, today and on the licence plan, since the six-lane corridor is not yet built.
  6. Water and power. Farrukhnagar's old salt trade came from its brackish wells, so ask where drinking water will come from, how sewage is treated and how the power connection is planned.

Our view

This is worth watching and not yet worth paying for. Signature Global knows how to get plotted land licensed in Haryana, and it has picked up a big, road-facing parcel at land prices that should keep the launch rate sensible. But the announcement leaves out the one fact that defines the product: what kind of licence the land will carry. At an FAR of about 0.80 across the parcel, this looks more like a villa colony with farmhouse styling than 1-acre farmhouses. That could suit many buyers, as long as they know it before they book. Wait for the RERA number and the licence, then compare the price per sq yd of plot with the numbers above.
