Living here, and the corridor's one weakness

The corridor has no rail. Sector 55-56 Rapid Metro is the nearest station and it is a drive, not a walk, which is the single structural weakness shared by Sectors 63A through 67. For a two-car household it barely registers; for anyone hoping to commute without a car it is decisive.

What the corridor gives back is newer buildings, working clubhouses and modern parking ratios — things the metro-served older sectors like 56 largely do not have. That is the trade, and it is the same trade in every sector along this road.

Sector 66 is the sensible middle of Golf Course Extension. It has the branded supply of Sector 65 without quite the pricing, and the ticket sizes land where a genuine family flat actually sits rather than at the top of the market.

In short: The corridor's best balance of brand, size and price. Compare a specific tower against Sector 67 before paying the sector premium.

What a flat in Sector 66 actually costs to buy

Before the arithmetic, the context: at about Rs 18,750 per sq ft, Sector 66 is the 4th dearest of the 37 Gurgaon sectors on this site, and roughly 44% above their median of Rs 13,000. Every figure below is a bigger number here than it would be on the same flat three sectors down.

The price is not the cost. Worked on this sector's own rate:

• An entry flat, about 1,200 sq ft. At roughly Rs 18,800 per sq ft that is about Rs 2.25 crore. Stamp duty comes to Rs 15.8 lakh in a male buyer's name and Rs 11.2 lakh in a female buyer's, a difference of Rs 4.5 lakh on this one home, plus Rs 50,000 registration.
• A mid-sized flat, about 2,100 sq ft. At roughly Rs 18,800 per sq ft that is about Rs 3.94 crore. Stamp duty comes to Rs 27.6 lakh in a male buyer's name and Rs 19.7 lakh in a female buyer's, a difference of Rs 7.9 lakh on this one home, plus Rs 50,000 registration.
• What the rate becomes on carpet. That Rs 18,800 per sq ft is quoted on super area.
