What is on record, and what is only marketed

Three broker pages and a YouTube video describe LID Velora in near-identical words: high-end low-rise floors, smart-home features, premium interiors, 2.5 and 3.5 BHK, price and size on call, status upcoming. Nothing we could read of them names the plot, the colony, the number of floors per building, the number of buildings or the company that will sign your agreement. Lion Infra's own project page lists Green Valley, Green Valley 2 and Mall Street and nothing in Sector 63A.

That leaves two facts you can rely on: Lion Infra Developers is the name behind it, and it is in Sector 63A. Everything else is brochure copy until a registration or a sanctioned plan says otherwise. If a sales call gives you a price for LID Velora today, ask what document it comes from. A "2.5 BHK" usually means two bedrooms plus a study or utility room, and a "3.5 BHK" three plus one; the half room's size matters more than its name, so ask for the carpet area of each room.

Which colony in Sector 63A? Anant Raj Estate and the two layers of paper

Almost every builder floor in Sector 63A stands on a plot in one of Anant Raj's two colonies, which is why searches for LID floors pair it with Anant Raj Estate. No source we found says which one Velora is in, and the difference is large:

A floor is a building on someone's plot inside someone's licensed colony. The colony layer is the licence, the roads and services, and the handover to the municipal body; that belongs to Anant Raj. The building layer is the sanctioned plan for your plot, its date, the RERA registration and the occupation certificate; that belongs to Lion Infra. One point to clear on the colony layer: an HRERA record notes that licence 119 of 2011 ran to 27 December 2019 and had not been renewed when the note was made, though a DTCP letter of October 2025 still cites it. Ask for the plot number, the plot size and proof the licence is current. RERA coming soon, and the stilt-plus-four freeze

"RERA coming soon" has a legal meaning. A project that has to register may not be advertised, marketed, booked or sold until it is registered. A single building on a plot of 500 sq m or less, or with eight homes or fewer, can stay outside RERA under Section 3(2)(a). But a scheme sold under one name across several plots is hard to fit inside that exemption, and Lion Infra's other floor project, LID Nivasa in Sohna, did register (RERA-GRG-2095-2025, about 160 homes in roughly 40 blocks). If Velora is the same kind of scheme, expect a registration before any booking that binds you. Until then pay nothing beyond a fully refundable expression of interest, in writing.

The second question is the building's height. On 2 April 2026 the Punjab and Haryana High Court stopped the stilt-plus-four policy for residential plots, later confining the order to Gurugram district, and on 21 July 2026 the Town and Country Planning Department put fresh stilt-plus-four approvals on hold. Low-rise floors in Sector 63A are usually stilt plus four. A plot whose plan was sanctioned before 2 April 2026 can still be built as sanctioned; one waiting for a sanction cannot get a stilt-plus-four approval today. Anant Raj's own floors are listed in two bands that barely overlap, which is why the table prints both: Rs 3.49 to 6.20 crore for stock described as under construction, and Rs 2.70 to 4.01 crore for ready floors. Only a dated price list settles which is current. A new launch from a builder new to the corridor should land inside Rs 17,000 to Rs 19,750 per sq ft, the band set by Horizon and the lower end of Anant Raj's under-construction list. If LID Velora is quoted above Rs 20,000, ask what it offers that Anant Raj's own floors do not. Remember the area basis too: Gurgaon quotes super area at a loading of 25 to 35 per cent over carpet, so a 2,000 sq ft super area can be a 1,500 sq ft home.

Lion Infra Developers: who builds it

Lion Infra Developers (LID) trades as Lion Infradevelopers LLP, with its office in Ocus Technopolis on Golf Course Road, Sector 54. Lion Infra Developers projects so far are in Sohna. LID Green Valley in Sector 35 is a DDJAY plotted colony registered as GGM/351/83/2019/45 and ready to move, with Green Valley independent floors inside it. LID Green Valley 2 in Sector 6 is a 224-plot colony registered as GGM/805/537/2024/32 with delivery quoted for June 2028. LID Nivasa, also in Sector 6, is its stilt-plus-four floor scheme, due by 30 September 2030 on its registration. Mall Street and LID Plaza are its shops.

That is a fair record for a Sohna plotted developer. It is not a record on Golf Course Extension Road, where buyers pay twice the per sq ft and expect a finish to match.
