About AIPL Joy Street Shop for Rent, Sector 66 Gurgaon
Shops in AIPL Joy Street, the Inox-anchored high street at Sector 66, Gurugram, rent for about Rs 140 to Rs 322 per sq ft a month on the four priced listings found on 30 September 2026. In money that is Rs 36,000 a month for a 257 sq ft shop and Rs 1.45 lakh for a 450 sq ft one. It is the dearest retail address among the neighbours compared on this page, and it has a reason to be.
The old row advertised shops "from Rs 9,000 a month". That figure comes from a portal's rent page, which says units start there but ties it to no shop, floor or size. Every priced shop found asks at least four times that. The page below starts from what the building has that its neighbours lack, then divides the four real rents.
Why this high street costs more than the rest of Sector 66
Joy Street is a finished, trading scheme on a little over four acres. The developer's own list of occupiers reads like a working high street rather than a leasing plan:
- Inox as the cinema anchor, which broker pages describe as six screens with about 1,200 seats.
- Haldiram's, Costa Coffee, Chaayos and Blue Tokai across price points, plus nine restaurants and a food court with a flea market on the second floor, by the same broker description.
- FabIndia, Looks Salon and Sodhi's Super Market, the repeat-trip businesses that bring residents back weekly.
- Bridgestreet serviced apartments, which put people on site at night.
That list is the nearest thing to an AIPL Joy Street directory that turned up; no unit-by-unit list of the shops was published. AIPL describes most of its 4.8 lakh sq ft of retail as leased, and brokers count about 220 shops on the ground and first floors. Compare that with M3M Cosmopolitan in the same sector, whose published occupier list on this site carries not one retail brand after a decade. A tenant here pays for footfall that somebody else has already built.
Four listings, divided
| Shop | Rent a month | Per sq ft a month | With 18% GST |
|---|---|---|---|
| 257 sq ft | Rs 36,000 | Rs 140 | Rs 42,480 |
| 600 sq ft | Rs 90,000 | Rs 150 | Rs 1,06,200 |
| 175 sq ft | Rs 39,000 | Rs 223 | Rs 46,020 |
| 450 sq ft | Rs 1,45,000 | Rs 322 | Rs 1,71,100 |
Rs 36,000 over 257 sq ft is Rs 140.08; Rs 90,000 over 600 is Rs 150; Rs 39,000 over 175 is Rs 222.86; Rs 1,45,000 over 450 is Rs 322.22. The listings summarise sizes as carpet area, and the scheme's units are quoted elsewhere at 252 to 300 sq ft of carpet, which the 257 sq ft shop fits. The two ordinary shops, 257 and 600 sq ft, agree closely at Rs 140 to Rs 150, and that is the rate a tenant of a standard unit should negotiate from.
The Rs 1.45 lakh shop and the Rs 9,000 line
The 450 sq ft shop at Rs 322 a foot asks more than twice the 257 sq ft unit's rate. The listing does not say why. A corner position, a shutter facing the cinema entrance, a food licence with the exhaust already in place, or simply an area printed on a different basis would each explain it. Until the unit number and floor plan are on the table, treat Rs 322 as that one shop's ask, not the building's rate. The 175 sq ft unit at Rs 223 is the same story on a smaller scale: small units near the busiest points ask the highest rates per foot.
At the other end, Rs 9,000 a month on the smallest unit found would be about Rs 51 a foot, under a quarter of what that unit asks. It could be a kiosk, a desk in a shared counter or a data error. It could not be established as a shop rent, and this page does not print it as one.
What a landlord here paid, and why it matters to you
Ground-floor shops launched at Rs 17,950 per sq ft and second-floor food space at Rs 9,950, while a 622 sq ft shop is now on resale at Rs 2.18 crore, about Rs 35,000 a foot. The same rent means very different things to those two owners:
| Rent, per sq ft a month | Gross return to a launch buyer at Rs 17,950 | Gross return to a resale buyer at Rs 35,000 |
|---|---|---|
| Rs 140 | 9.4% | 4.8% |
| Rs 150 | 10.0% | 5.1% |
| Rs 223 | 14.9% | 7.6% |
Each return is the rent times 12 divided by the price: Rs 1,680 a year over Rs 17,950 is 9.4 per cent. Brokers once sold these shops on a 12 per cent assured return, which on the launch price means a rent of about Rs 180 a foot. For a tenant the lesson is practical. An owner who bought at launch is already earning 9 to 10 per cent at Rs 140 to Rs 150 and can accept that rent; an owner who has just paid Rs 35,000 a foot will hold out for more. Ask the broker which kind of landlord you are dealing with. The purchase side is on this site's Joy Street sale page.
What the shop has to sell
Using the common rule of thumb that rent should be about a tenth of sales, as an assumption rather than a law:
- 257 sq ft at Rs 36,000: about Rs 3.6 lakh of sales a month, Rs 12,000 a day. A café, a phone accessories shop or a bakery can clear that with cinema traffic.
- 600 sq ft at Rs 90,000: about Rs 9 lakh a month, Rs 30,000 a day. A fashion or lifestyle brand with an established customer base.
- 450 sq ft at Rs 1.45 lakh: about Rs 14.5 lakh a month, over Rs 48,000 a day. Only a high-ticket or high-volume food operator should consider it.
Nearby rents
| Scheme | Shop rent, Rs per sq ft a month | What drives it |
|---|---|---|
| AIPL Joy Street, Sector 66 | 140 to 322 | Cinema, restaurants, named brands |
| Emaar Colonnade, Sector 66 | 78 to 200 on carpet | Main-road frontage, offices above |
| AIPL Joy Gallery, Golf Course Extension Road | 150 on a 927 sq ft ground floor | Double-height roadside shop |
| IREO Corridors, Sector 67A | 125 | One gated housing complex |
Weighed as Joy Street vs Emaar Colonnade, the choice is footfall against cost: Emaar Colonnade is the cheaper roadside option for a small shop, with deposits of three to six months on its listings. AIPL's own Joy Gallery quotes Rs 150 for a 927 sq ft double-height ground-floor shop, Rs 1.40 lakh a month, which is where Joy Street's ordinary units also sit. IREO Corridors asks Rs 125 inside a gated complex. For the sector's offices, see the Sector 66 office page; AIPL's office building next door is priced on the Joy Central page.
Registration and measurements
The scheme's registration is printed two ways: 157 of 2017 on some records and RERA-GRG-599-2020 on others, which may cover different parts of a mixed commercial scheme of shops, offices and serviced apartments. A tenant relies more on the landlord's conveyance deed for the unit than on either number, but the Haryana RERA site is the place to check. Units are quoted at 252 to 300 sq ft of carpet while resale shops appear at 622 sq ft, a chargeable figure, so the lease must say which area the rent and the maintenance are charged on.
What could not be established
No listing printed a deposit, lock-in, escalation or maintenance rate for Joy Street, and nothing found says how many shops stand empty today. The developer's list of occupiers and the broker counts are descriptions, not a vacancy survey. Walk the ground and first floors on a weekday afternoon and a Saturday evening before you commit.
Questions to settle before signing
- Unit and position: floor, unit number, and what faces the shutter; the cinema and food court routes carry the traffic.
- Area basis: carpet and chargeable area both in the lease, and which one the rent is on.
- Maintenance: the rate per sq ft, what it covers, and whether the cinema's hours raise it.
- Deposit, lock-in, step-ups: none is published; three months' deposit is on offer at the neighbours.
- Use: for food, written consent for exhaust, gas and seating before any money moves.
- The landlord: a registered conveyance deed for the unit, and whether an assured-return arrangement with the developer still binds it.
Frequently asked questions
What is the rent for a shop in AIPL Joy Street?
About Rs 140 to Rs 322 per sq ft a month on the four shop listings read on 30 September 2026: 257 sq ft at Rs 36,000, 600 sq ft at Rs 90,000, 175 sq ft at Rs 39,000 and 450 sq ft at Rs 1.45 lakh. The two larger ordinary shops sit at Rs 140 to Rs 150 a foot; the small unit and the 450 sq ft unit ask far more, which is a matter of position and use rather than size.
What does a Joy Street shop cost a month with GST?
Add 18 per cent GST to the rent: the 257 sq ft shop at Rs 36,000 comes to Rs 42,480, the 175 sq ft unit at Rs 39,000 to Rs 46,020, the 600 sq ft shop at Rs 90,000 to Rs 1,06,200 and the 450 sq ft shop at Rs 1.45 lakh to Rs 1,71,100. Maintenance and electricity come on top; no listing published the maintenance rate, and in a building with a cinema and a food court it should be asked for in writing.
Is there really a shop in AIPL Joy Street for Rs 9,000 a month?
None was found. A portal's rent page says units start from Rs 9,000 a month but attaches it to no shop, size or floor, and every priced listing is at Rs 36,000 or more. Rs 9,000 on the smallest unit found, 175 sq ft, would be about Rs 51 a foot, less than a quarter of that unit's ask. It may be a kiosk, a desk or a data error; it is not a shop rent anyone should plan on.
Which brands are in AIPL Joy Street?
The developer lists Inox as the cinema anchor, with Haldiram's, Costa Coffee, Chaayos, Blue Tokai, FabIndia, Looks Salon, Sodhi's Super Market and Bridgestreet serviced apartments, and describes most of the 4.8 lakh sq ft of retail as leased. Broker pages describe about 220 shops on the ground and first floors, a six-screen multiplex of about 1,200 seats, nine restaurants and a second-floor food court.
Why is the 450 sq ft shop so much dearer per foot?
At Rs 1.45 lakh a month it works out at Rs 322 a foot, more than twice the Rs 140 asked for a 257 sq ft shop. The listing does not say why. The usual reasons are a corner or cinema-facing position, a food licence with exhaust in place, or an area printed on a different basis from the others. Ask for the unit number, the floor plan and whether 450 sq ft is carpet or super area before comparing it with anything.
How does Joy Street's rent compare with Emaar Colonnade and IREO Corridors?
Joy Street asks the most. Its ordinary shops ask Rs 140 to Rs 150 a foot and its best units far more, against Rs 78 to Rs 200 for Emaar Colonnade's small shops on carpet area, Rs 150 for a ground-floor shop in AIPL's Joy Gallery on the same road and Rs 125 for shops inside the IREO Corridors complex in Sector 67A. The premium pays for a cinema, restaurants and named brands that bring people in.
What deposit, lock-in and maintenance apply at AIPL Joy Street?
No Joy Street listing read printed a deposit, a lock-in, an escalation or a maintenance rate. Shop listings at Emaar Colonnade nearby ask three to six months' deposit, which is a fair opening position here too. Agree the deposit, the lock-in, the yearly step-up and the maintenance rate per sq ft, and put them in a registered lease.
What is the AIPL Joy Street address, and which metro station is nearest?
AIPL Joy Street is on Golf Course Extension Road in Sector 66, Gurugram, the same sector as Emaar Colonnade and M3M Cosmopolitan; the postal code was not printed in any source read. No metro station is within walking distance, and none of the sources read named the nearest one. A shop here trades on people who drive or take a cab in, and on those already on site for the cinema, the offices and the serviced apartments.
