The Dubai Land Residence Complex is a self-contained freehold pocket of mid-rise apartment blocks inside Dubailand, and one of the cheapest freehold submarkets in the emirate. Its tenants come largely from Academic City and Dubai Silicon Oasis next door, which is why studios and one-bedroom homes let steadily here.

Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611) are the two highways that serve Dubailand, and Global Village, IMG Worlds of Adventure and Dubai Outlet Mall are the nearest large draws. No source prints a drive time from this specific tower to either airport, so treat any figure a broker quotes as unverified until you have driven it. This is a car community with no Metro station.

Amenities and specifications

Quoted for the tower: a temperature-controlled swimming pool, a fitness centre, a yoga lounge, spa facilities, landscaped gardens, jogging and cycling tracks, children's play areas, outdoor barbecue and seating, smart-home features, high-speed lifts, covered parking, 24/7 security and a lobby.

Mashriq Elite's delivered building in Arjan came semi-furnished with Teka appliances, Italian tile flooring and curtain automation; no source confirms the same here, so ask for the fit-out schedule in writing. One inconsistency to clear up: a source calls the tower "257 studios and 1 and 2 bedroom apartments", which does not square with the 129-studio count elsewhere. Read it as 257 homes in total.

About the developer

Mashriq Elite Developments is a young Dubai builder with exactly one delivered building, and that building is the reason to take it seriously. Floarea Residence in Arjan — 206 semi-furnished apartments over nine storeys, with Teka appliances, Italian tile flooring and a 5 m by 30 m waterfall falling from a first-floor infinity pool — launched in September 2023 and began handover in August 2025, which Khaleej Times and Zawya both reported as an on-time handover.

One detail is worth keeping: the launch announcement had named Q1 2025, so the delivered date is about two quarters after the first public target and on schedule against the final one. The pipeline is Floarea Vista in Discovery Gardens, Floarea Grande in Arjan, Floarea Skies in Jumeirah Village Circle and Floarea Oasis here, over 1,200 units in two years. One handover is a start rather than a record — but a finished, occupied one, which is more than several DLRC sellers can show.

For Indian buyers

The DLRC is freehold and open to all nationalities. The Dubai Land Department issues the title deed, there is no annual property tax, and a residential sale does not attract VAT. The 4% DLD transfer fee of AED 24,800 on the entry studio, AED 40 Oqood and about AED 4,000 to the registration trustee are the whole transaction cost.

This is the price point where the Liberalised Remittance Scheme stops mattering. The entry studio is about USD 177,000 all in, well inside one resident Indian's USD 250,000 annual allowance, so a single buyer completes the purchase in one financial year. Even the 2 BHK at AED 1,630,000 is about USD 444,000, which a couple covers between them in one year.

What you will not get here is a Golden Visa: nothing in this tower is within reach of the AED 2 million threshold, and stacking two units would not get close either. What you can get is income. DLRC studios let for AED 33,000 to 45,000 a year, so about 6% gross on the entry price, against the 2.2% to 4% that Dubai's waterfront launches such as SIA by Grovy currently produce. Floarea Residence in Arjan - 206 semi-furnished apartments over nine storeys, with Teka appliances, Italian tile flooring, smart-home curtain automation and a 5 m by 30 m waterfall falling from a first-floor infinity pool - launched in September 2023 and began handover in August 2025, which Khaleej Times and Zawya both reported as an on-time handover. Note the detail: the launch announcement in Arabian Business had said Q1 2025, so the delivered date is about two quarters after the first public target and on schedule against the final one. The pipeline is Floarea Vista in Discovery Gardens, Floarea Grande in Arjan, Floarea Skies in Jumeirah Village Circle and Floarea Oasis here, with more than 1,200 units planned across two years. One handover is a start, not a record - but it is a documented, finished, occupied start, which is more than many DLRC sellers can show.

20% on booking, 30% in instalments through construction, 15% on handover and 35% spread over 35 months after handover. Floarea Oasis is the cheapest way into a Dubai freehold title deed on our list this month, and the arithmetic behind that is better than it first looks - but not in the unit most buyers will reach for. DLRC apartments trade at roughly AED 800 to 1,200 per sq ft; the studios here ask about AED 1,348 to 1,512, while the 1 BHK asks about AED 1,105 to 1,289. The small ticket carries the big premium, and the 1 BHK is the unit that is actually priced near its market.
