Dubai Science Park is a TECOM-run business district in Al Barsha South, built around life-science and healthcare companies, with residential towers on the same plot grid. That working population is the reason the community lets reliably rather than seasonally.

Arjan sits immediately next door, with the Dubai Miracle Garden and the Dubai Butterfly Garden, and Motor City and Dubai Sports City are the neighbouring second-ring communities. Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Street are the two roads that carry traffic out of this pocket, and Mall of the Emirates is the nearest large mall.

No source we checked prints drive times from this project to the airports or to Downtown, so treat any minute count from a sales agent as an estimate until you have driven it at 8am. There is no Metro station in the community.

Amenities and specifications

The private pool is the specification. Pool studios of about 503 to 545 sq ft carry a designer pool inside the unit; the 1 to 3 bedroom pool apartments run from about 749 to 1,834 sq ft; and the aqua villas of about 1,378 to 1,830 sq ft add a pool and a multifunctional room to a two or three bedroom plan. Balcony studios from about 414 sq ft are the entry product and do not have one.

Vincitore's house style across its Arjan buildings is heavy European-classical detailing on the facade and in the lobbies, and that carries into this project. Before you buy a unit with a pool in it, ask three questions in writing: who maintains it, what it adds to your service charge, and how long the waterproofing is warranted. Parking allocation is not itemised by any source we checked. Final as per the SPA, not the brochure.

About the developer

Vincitore Real Estate Development, trading as Vincitore Realty, entered the UAE market in 2013 with Vincitore Palacio, an AED 135 million project delivered in 2017. Vincitore Boulevard followed at AED 220 million, and the company has now completed five residential developments — Palacio, Boulevard, Volare, Dolce Vita and Benessere.

Benessere, an AED 400 million wellness-themed building, was delivered in 2025 and the company describes it as the first Dubai development handed over that year. Handovers are reported as running to schedule, and the off-plan sales run through DLD-approved escrow. The caveat is geography: all five completed buildings are in Arjan. Aqua Dimore is the first project Vincitore has taken outside that community, with a new site, new consultants and no delivered building in Dubai Science Park to point at. For a similar entry ticket from a developer with more buildings in the ground, compare it with Oasiz by Danube in Dubai Silicon Oasis, which starts at AED 699,000 but hands over a year later.
