About Sunset Bay Dubai Islands Dubai
Sunset Bay is the first building in Imtiaz's Sunset Bay series on Dubai Islands: 1 and 2 BHK apartments of about 948 and 1,357 sq ft and 3 BHK duplexes of about 2,088 sq ft, on a 20/40/40 plan, 64 per cent built with handover due December 2026. The source listing shows it from AED 1.69 M, about Rs 4.35 Cr at 25.75 rupees to the dirham.
That is the lowest rate among Imtiaz's island buildings and about a quarter under the islands' off-plan average, from the developer that has already handed over one building there. This page works the entry unit through the plan and fees, prints the one price that does not fit, and sets out where the 1 BHK falls short for an Indian buyer. | 1 BHK | About 948 sq ft | AED 1.69 M (Property Finder: AED 1.7 M) | About Rs 4.35 Cr | About 1,780 |

Dubai Islands off-plan apartments averaged about AED 2,340 per sq ft by mid-2025, up from AED 2,162 in late 2024. Sunset Bay's 1 BHK at about AED 1,780 is roughly 24 per cent under that, and even the AED 2,675,000 figure, if it is the 2 BHK, is under the average. The discount reflects a plot that is not on the beach and the volume of Imtiaz supply coming to the islands. Ask for the developer's current price list to confirm which unit the AED 2,675,000 belongs to.
Payment plan and total cost
The plan is 20 per cent on booking, 40 per cent in five instalments during construction and 40 per cent on handover. With the building 64 per cent complete, most of the construction share is already due on a new booking.

Location and connectivity
Dubai Islands sit off Deira, linked by the Infinity Bridge: the Gold Souk is about ten minutes by car, Dubai International Airport 15 to 20, Dubai Creek Harbour about 15 and Downtown 20 to 25. The beaches are a few minutes away, and the night souk and promenade are walkable. Dubai Islands Mall, the metro link and most of the resort programme are still under construction through 2027 and beyond, which is why the islands trade below the established coast and why rents will build slowly.
Amenities and specifications
Quoted amenities are a pool, a gym, a landscaped deck, a kids' play area and covered parking, with sea-facing balconies on the apartments and two floors on the duplexes. Later Sunset Bay phases are marketed as furnished; confirm in the SPA whether this phase is. Final as per the SPA.
About the developer
Imtiaz Developments has more than 40 active projects and a pipeline above AED 10 billion. It reports more than 2,000 units delivered, six handovers in 2025 and ten scheduled for 2026, with Pearl House II in JVC three months early and Westwood Grande two months early, and one tracker puts its on-time rate at 100 per cent. It made the first residential handover on Dubai Islands with Beach Walk Residences. On the islands it also has Beach Walk Grand, both Cotier House phases and four more Sunset Bay phases under way, which is the strongest delivery signal on the islands and the biggest supply overhang in one developer's hands.
For overseas buyers
Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 1.69 million entry price the 4% Dubai Land Department transfer fee is about AED 67,600 (USD 18,400), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.
Ownership. Dubai Islands is freehold; the unit is registered as an Oqood record now and a title deed at handover.
Remittance. AED 1.69 M is about USD 460,000. Under the LRS each person can remit USD 250,000 per financial year, so a couple can fund the whole unit this year, and a single buyer can cover the 60 per cent now and the 40 per cent at handover after 1 April if the developer agrees to the timing; ask before you book, because December 2026 is before the financial year turns.
Golden Visa. The 1 BHK at AED 1.69 M is under the AED 2 M threshold. A 2 BHK above AED 2 M qualifies once registered; confirm with the ICP.
Yield and tax. Dubai Islands forecasts run 6 to 8 per cent gross once the amenities open; at AED 1.69 M a 1 BHK needs about AED 101,000 a year to reach 6 per cent, which is realistic for a sea-view unit near the beach. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction. Resale before handover is possible once a set share is paid, subject to the developer's transfer fee.

Our verdict
Buy the 1 BHK for yield or the 2 BHK for the visa, off the developer's current price list. Get the DLD number and escrow details, plan around December 2026 with early 2027 as the outside case, and budget about AED 72,000 of fees on AED 1.69 M. The wider market is on our project list.

Is Sunset Bay Dubai Islands Dubai Worth Buying?
Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.
Short answer — yes, it is worth a serious look if you want a home in Dubai Islands from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.
- →You want a long-term home or hold from a builder with a track record
- →You are fine waiting for handover in return for better pricing
- →Location, build quality and amenities matter more to you than the lowest sticker price
- →You need the cheapest option in the area
- →You need to move in right away
- →You are chasing quick, short-term resale gains
Possession Timeline
Handover is on record for December 2026, the end of Q4 2026, with construction at 64 per cent per the portal listing. That leaves about a third of the build for the last months of the year, which is tight but consistent with Imtiaz's record of finishing early on Pearl House II and Westwood Grande. Ask for the DLD project-status report and the escrow statement before booking, and plan for early 2027 as the outside case.
Investment Analysis
Why people look at Sunset Bay Dubai Islands Dubai for investment is simple — it is in Dubai Islands, and this part of Dubai Islands has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 1.69 M (about Rs 4.35 Cr) is in line with what Dubai Islands asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Dubai Islands are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Dubai Islands is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Possession Risks
Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.
Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.
Bank Loan Availability
Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.
Construction Updates
The project is currently under construction. The build stage and finishing change month to month.

Locality Review
Dubai Islands is one of the steadier addresses in the Gurugram market. Day-to-day life is easy here — schools, hospitals, markets and offices are close, the roads connect well to the rest of NCR, and there is a healthy mix of families and working professionals. It suits buyers who want a settled, well-linked neighbourhood rather than a far-out, still-developing pocket.

The main thing to weigh is this — aED 1.69 M is under the AED 2 M Golden Visa threshold on the 1 BHK. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.
For the long term, Dubai Islands has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. 💬 Our View
Sunset Bay is the value entry to Dubai Islands from the developer that has already handed over there. At about AED 1,780 per sq ft the 1 BHK is a quarter under the islands' off-plan average, the building is two-thirds up, and the handover is this December. The reasons for the discount are visible: the plot is not beachfront, the unit is under the Golden Visa line, and the later Sunset Bay phases plus Imtiaz's other island buildings will all be letting at once. The AED 2,675,000 figure one broker prints for 'Sunset Bay 1' is either a 2 BHK or a later list; the developer's price sheet settles it. For an Indian investor who wants yield rather than a visa, this is the sensible Imtiaz building; for the visa, take the 2 BHK.
We track Dubai Islands closely, and Sunset Bay Dubai Islands Dubai is one of the homes buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit. We are not here to push one project — we help you compare and pick what fits your budget and plan. For the live price and a clear comparison, just reach out.
Common Concerns, Answered
Premium projects in Dubai Islands do sit higher, but you pay for the builder, location and build quality. Compare the price per sq ft with one nearby project and it usually adds up — we will run that for you.
It is RERA-registered, so there is a committed date and compensation rules if the builder slips. We will share the delivery track record so you can judge the risk.
Maintenance is per sq ft per month and scales with amenities. We give you the exact rate up front so it is in your budget, not a surprise.
Resale in Dubai Islands stays active on steady demand. A known builder and a good unit make selling later easier.
Loading (the gap between saleable and carpet area) varies by project. Ask us for the exact carpet area of the unit you like so you compare like for like.
Yields here are modest but steady, helped by nearby offices and schools. If rent is your goal, we will point you to the units that lease out fastest.
