On the island itself sit Ain Dubai, Madame Tussauds Dubai, Caesars Palace Dubai, a beachfront and a run of restaurants and retail. Meraas and Dubai Holding continue to add to that mix.

One thing to price soberly: Ain Dubai is not operating for public rides as of mid-2026. The observation wheel reopened in late December 2024 after a long closure and has had intermittent closures since. Madame Tussauds operates independently of it and the beach and restaurants do their own trade, but if your investment case rests on wheel footfall, treat that footfall as uncertain rather than assured. A monorail, cable cars and a water-transport dock have all been discussed for the island; none of them is a service today.
