About Danube Wavez Liwan Dubai
Danube Wavez — marketed by the developer as Wavez Residence — is a completed Danube Properties building in Liwan, the Wadi Al Safa 2 pocket of Dubailand. It holds studios and 1 BHK apartments only, roughly 412 to 434 homes depending on which record you read, and it was finished in 2022. Studios are asking from about AED 515,000 (about Rs 1.33 crore) today, with a building average near AED 579,000; 1 BHK asks average about AED 837,000.
This is not an off-plan launch, and the page treats it as what it is: a Danube building trading in the resale market. The source listing carries no price at all and describes it only as "studio and 1 bedroom apartments", so every figure below comes from portal asks, recorded sales and the developer's launch material. The gap between the launch price and today's ask is the most useful number here, and it is printed in full.

| Liwan district (reference) | — | — | — | About AED 1,109 per sq ft average |
Two things stand out. The building trades at roughly AED 1,302 per sq ft on recorded sales against a Liwan average nearer AED 1,109 — an 18% premium a Danube-branded, amenity-heavy building in a district of plain blocks does earn, but a premium all the same. And the move since launch is large: a studio bought at AED 340,000 to 350,000 in 2019 and selling at AED 515,000 to 640,000 now is up roughly 50% to 85% before costs.
Sources disagree on the launch figure itself — AED 340,000, AED 350,000, AED 450,000 and AED 596,550 all appear, the last at a quoted AED 1,491 per sq ft. Only the original sale-and-purchase agreement settles which applied to which unit type.
Payment plan and total cost
The developer's off-plan plan is history: Wavez was sold on a 60/40 split with a post-handover tail of four to five years and 1% monthly instalments. A resale today is paid in full at transfer, or part-funded by a UAE mortgage — banks lend a non-resident 50% to 60% on a ready home.
| Line | Basis | AED | Rupees (at 25.75) |
|---|---|---|---|
| Price, entry studio | — | 515,000 | About Rs 1.33 crore |
| DLD transfer fee | 4% | 20,600 | About Rs 5.3 lakh |
| DLD registration trustee fee | Fixed | About 4,200 | About Rs 1.1 lakh |
| Title deed issuance | Fixed | About 580 | About Rs 15,000 |
| Agency fee | 2% typical | 10,300 | About Rs 2.65 lakh |
| Total to own, before service charges | About 550,700 | About Rs 1.42 crore |
Add the annual service charge. No source publishes Wavez's own rate; Dubai apartment charges run AED 10 to AED 30 per sq ft a year, and a mid-market Dubailand building normally sits in the lower half. On a 407 sq ft studio at AED 15 that is about AED 6,100 a year. Ask the owners association for two years of actual charges — on a studio this is the difference between a good yield and an ordinary one.
Location and connectivity
Liwan sits in Wadi Al Safa 2, inside Dubailand, reached from Sheikh Mohammed bin Zayed Road and Al Ain Road. It is one of Dubai's cheapest freehold apartment districts, built around the Queue Point cluster, with schools, clinics and supermarkets inside the community and no Dubai Metro station. Downtown and Business Bay are typically 20 to 25 minutes off-peak; Dubai Silicon Oasis and Academic City are closer.
The tenant base is what makes the district work — Queue Point apartments rent between AED 42,000 and AED 125,000 a year with an average near AED 75,759, which is a wide, deep, salary-driven rental market rather than a holiday-let one. For the newer, smaller building next door in the same community, see Symbolic Alpha. See all Dubai projects we track and the projects list.
Amenities and specifications
The quoted amenity set is fuller than the district norm, which is Danube's usual play at this price: an outdoor swimming pool, jacuzzi, a fully equipped gym and health club, steam and sauna, a jogging track, a children's play area and a barbecue patio.
Apartment specification is not published in the sources we checked beyond the studio and 1 BHK mix. On a completed building you do not need a brochure — view the actual home, check the chiller billing arrangement, look at the common areas for deferred maintenance, and read the owners association budget.
About the developer
Danube Properties is the property arm of the Danube Group and the most prolific mid-market developer in Dubai. Dubai Land Department records cited by a developer-data site show 20 completed projects and 8,230 homes delivered; a separate count puts it at 28 projects delivered by mid-2025 with 16 more under construction. Either way it is a large, repeat builder, not a first-timer.
The delivery record is the reason to pay a premium for the badge. Independent counts put Danube's launch-to-delivery ratio at about 87.5%, among the highest of any private UAE developer, with roughly 84% of projects delivered within six months of the announced date across 2014 to 2025; one source quotes 94% on time. Opalz was handed over in April 2025, the third consecutive Danube project completed ahead of schedule, and in July 2026 the company announced 11 handovers over the following twelve months, including Elitz 1 and 3 in JVC, Sportz in Dubai Sports City, Viewz 1 and 2 in JLT, Oceanz 1 to 3 in Dubai Maritime City, Fashionz in JVT and Oasiz 1 and 2 in Dubai Silicon Oasis.
Wavez is part of that record rather than a promise about it: started September 2019, completed 2022, occupied and trading. The developer question here is not "will it be built" but "how has it aged", and that is answered by a site visit.
For Indian and other overseas buyers
Any nationality can own here. Liwan is a designated freehold area, so a foreign buyer — resident or not — holds the title deed in their own name, with no local partner and no residence visa required in order to buy. The Dubai Land Department charges a 4% transfer fee, about AED 20,600 on the entry studio, and registration trustee, title deed and agency charges take the all-in cost to roughly 6% to 7% over the price. The UAE levies no annual property tax on a home, and a residential resale does not attract VAT.
For an Indian buyer the money leaves India under the Reserve Bank of India's Liberalised Remittance Scheme, at USD 250,000 per person per financial year — a couple can remit USD 500,000. The entry studio at AED 515,000 is about USD 140,000, inside one person's allowance with the fees on top, so this purchase needs neither a payment plan nor a UAE mortgage to work.
What it will not do is get you a visa. The Golden Visa threshold is AED 2 million of property, four times the entry price here. Buy it for the yield instead: at AED 515,000 against Liwan studio rents of AED 42,000 to AED 55,000, gross yield lands around 8% to 10% and net around 6% to 8% after the service charge, Ejari, a re-letting fee and a few weeks of vacancy. Dubai's residential average in August 2026 was 6.34%, apartments 7.08%.
Indian tax residents declare the UAE rent and any sale gain in India; the UAE takes nothing. On exit, liquidity is real but slow — 16 to 26 homes were listed for sale in the building at the time of writing, so buyers have choice and a seller in a hurry discounts.
Pros
- Ready and occupied since 2022 — you inspect the home, the common areas and the service-charge history before paying
- Danube's record is the best in the mid-market: about 87.5% launch-to-delivery and roughly 84% of projects within six months of the announced date
- Entry studio ask of AED 515,000 (about Rs 1.33 crore) is one of the lowest freehold apartment entries in Dubai
- Yield at that price is roughly 8% to 10% gross on Liwan studio rents, against a Dubai residential average of 6.34%
- A full amenity set — pool, jacuzzi, gym, steam and sauna, jogging track — for a building at this price point
- The purchase fits inside one person's USD 250,000 annual remittance allowance with fees to spare
Cons
- Recorded sales at about AED 1,302 per sq ft sit roughly 18% above the Liwan average of AED 1,109
- Studio and 1 BHK only, so the building has no end-user family base and sells almost entirely to investors
- Nothing in the AED 515,000 to AED 850,000 range comes close to the AED 2 million Golden Visa threshold
- No source publishes the building's service charge, the project number or the escrow record — all of it has to be asked for
- Records disagree on the basics: 10, 11 or 13 floors and 412, 414 or 434 homes
- No Dubai Metro station in Liwan — every tenant needs a car, which caps the rent
- The easy capital gain has already happened: the move from AED 340,000 at launch to AED 515,000 today is behind you, not ahead
Who this is for
- Yield buyers who want a small, cheap, already-rented Dubai studio and will accept a car-dependent district
- First-time overseas buyers who would rather inspect a finished home than trust a render
- Investors who want Danube's operational record without waiting three years for a handover
- Buyers funding the whole purchase from one year's remittance allowance rather than a payment plan
Who should look elsewhere
- Anyone buying property in order to qualify for the AED 2 million Golden Visa
- Families — there is nothing above a 1 BHK in the building
- Buyers chasing capital growth from a low base; that re-rating has already run
- Anyone who needs metro access or who will not sign before seeing two years of actual service-charge accounts
Our verdict
Danube Wavez is a straightforward income asset. It is finished, occupied and built by the mid-market developer with the cleanest delivery record in the city, and the entry studio at AED 515,000 buys a rent stream in one of Dubai's deepest tenant pools. The 18% premium to the district average is real, so is the car dependence, and at this price there is no visa and no family demand. See the building, get the service-charge accounts, and buy it for the 8%-ish gross yield rather than the next price move.

FAQs
What is the price of Danube Wavez?
Studios ask from about AED 515,000 (about Rs 1.33 crore), averaging AED 579,000 and topping out near AED 640,000. One-bedroom asks average about AED 837,000. Recorded sales cluster near AED 530,000 at about AED 1,302 per sq ft.
Is Danube Wavez ready or off-plan?
It is ready. Construction ran from September 2019 and the building completed in 2022. Anything you read about a 60/40 plan or 1% monthly instalments refers to the original off-plan sale, not to a purchase today.
What was the launch price?
Sources print AED 340,000 and AED 350,000 as the studio entry, with AED 450,000 and AED 596,550 also appearing on other pages, the last of these at a quoted AED 1,491 per sq ft. Only the original sale-and-purchase agreement settles which figure applied to which unit type.
What does it cost to buy on top of the price?
A 4% Dubai Land Department transfer fee of about AED 20,600, a registration trustee fee near AED 4,200, a title deed charge of about AED 580 and a typical 2% agency fee of AED 10,300 — roughly AED 550,700, or Rs 1.42 crore, all in.
What rental yield can I expect?
Liwan studios rent in the AED 42,000 to AED 55,000 band, so AED 515,000 buys roughly 8% to 10% gross and 6% to 8% net after the service charge, Ejari and vacancy — against a Dubai residential average of 6.34%.
Does buying here qualify me for a Golden Visa?
No. The property route to a ten-year Golden Visa needs AED 2 million of property. The most expensive home in this building is asking about AED 850,000, so no single unit here clears it.
Can an Indian buyer own it, and how does the money move?
Yes — Liwan is freehold and open to buyers of every nationality, with the title deed issued in your own name. Funds move under the Reserve Bank of India's Liberalised Remittance Scheme at USD 250,000 per person per financial year; the entry studio is about USD 140,000, so one allowance covers it with the fees.
What are the service charges?
Not published by any source we checked. Dubai apartment service charges run AED 10 to AED 30 per sq ft a year; at AED 15 on a 407 sq ft studio that is roughly AED 6,100 a year. Ask the owners association for two years of actual accounts.
Is it registered with the Dubai Land Department?
It is a completed, registered building and homes transfer through the Land Department in the normal way, but no source we checked prints the project number. Check the seller's title on the Dubai REST app before paying a deposit.
How many homes are in the building?
Records disagree: 412, 414 and 434 all appear, with one breakdown giving 338 studios and 76 one-bedroom homes, and the floor count is printed as 10, 11 and 13. The published data on this building is thin — verify from the title deed.

Handover Timeline
Nothing is pending. Construction began in September 2019 and the building was completed in 2022, with one record giving June 2022 and another September 2022. It is occupied, listed for both sale and rent, and units transfer through the Dubai Land Department like any other ready home. The only date that matters to a buyer now is the transfer date on the title deed, and the only inspection that matters is a walk through the actual home and the common areas.
Investment Analysis
Why people look at Danube Wavez Liwan Dubai for investment is simple — it is in Liwan, Wadi Al Safa 2, Dubailand, and this part of Dubailand has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 515,000 (about Rs 1.33 Cr) is in line with what Liwan, Wadi Al Safa 2, Dubailand asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Liwan, Wadi Al Safa 2, Dubailand are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.

Resale Potential
Resale demand in Liwan, Wadi Al Safa 2, Dubailand is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Handover Risks
As a ready or near-ready building, handover risk here is low — what you see is largely what you get.
Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.
Bank Loan Availability
A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

About Danube Properties (Danube Group)
Danube Properties is the property arm of the Danube Group and the most prolific mid-market developer in Dubai. Dubai Land Department records cited by a developer-data site show 20 completed projects and 8,230 homes delivered; a separate count puts it at 28 projects delivered by mid-2025 with 16 more under construction. Independent counts put its launch-to-delivery ratio at about 87.5%, among the highest of any private UAE developer, with roughly 84% of projects delivered within six months of the announced date across 2014 to 2025. Opalz was handed over in April 2025, the third consecutive Danube project finished ahead of schedule, and in July 2026 the company announced 11 handovers over the following twelve months, including Elitz 1 and 3 in JVC, Sportz in Dubai Sports City, Viewz 1 and 2 in JLT, Oceanz 1 to 3 in Dubai Maritime City, Fashionz in JVT and Oasiz 1 and 2 in Dubai Silicon Oasis. Wavez is part of that delivered record rather than a promise about it.

💬 Our View
Danube Wavez is the simplest kind of Dubai purchase: a finished building, a known developer, a small unit and a rent cheque. The developer record is the strongest part of the case — Danube delivers, and Wavez itself came out of the ground on time and has been occupied since 2022. The price is the honest weak point. At about AED 1,302 per sq ft on recorded sales the building carries roughly an 18% premium to the Liwan average, which is what the brand and the amenity list cost, and the jump from a AED 340,000 launch price to a AED 515,000 ask has already been made. Nothing here reaches the Golden Visa threshold and nothing here suits a family. What is left is the yield, and at 8% to 10% gross on Liwan studio rents that is a good number by Dubai standards. Buy the income, inspect the building, and get two years of service-charge accounts before you agree a price.
We track Dubailand closely, and Danube Wavez Liwan Dubai is one of the homes buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit. Final Verdict
A sound small income asset for an investor who wants a ready, tenanted Dubai studio from a developer with a delivery record, at one of the lowest freehold entry prices in the city. It is not a visa purchase, not a family home and not an early-cycle capital-growth play. Inspect the building, read the owners association accounts, and price the 18% premium to the district average into your offer.
