About Managed Office Space in Gurgaon for Rent

A managed office is your own private, branded floor — built for you, run by someone else, on a lock-in that now commonly starts at 12 months rather than a nine-year lease. It sits between a coworking membership and taking space yourself, and in Gurgaon it has become the default answer for GCCs and MNCs setting up quickly.

You pay per seat per month, all-inclusive: about ₹5,500 to ₹15,000 a seat in 2026, plus 18 per cent GST and a deposit of one to two months. No fit-out capital, no six-to-ten-month security deposit, no facilities team to hire.

What is included in the seat price

A managed office invoice typically covers rent, CAM, utilities, internet, housekeeping, reception, security, meeting rooms and the fit-out itself, amortised across the term. That single-line billing is a large part of the appeal — you stop running an office and go back to running your business.

It also means the comparison with a lease is not like for like. A ₹100 per sq ft lease plus CAM, electricity, internet, housekeeping and a facilities hire is a bigger number than ₹100. Build the full stack before you compare.

Convert the seat price before you compare it

A seat price and a rent per sq ft are not the same unit, and almost every comparison you will be shown skips the conversion. Gurgaon plans at roughly 80 to 100 sq ft a seat once meeting rooms, pantry and circulation are counted. On that basis:

  • ₹5,500 a seat — an entry-level floor on Golf Course Extension Road — is about ₹55 to ₹69 per sq ft a month.
  • ₹9,000 a seat is about ₹90 to ₹113 per sq ft.
  • ₹15,000 a seat — a premium plug-and-play Grade A floor — is about ₹150 to ₹188 per sq ft.

Set that against a prime-corridor lease at ₹80 to ₹150 per sq ft, plus CAM, electricity, internet and housekeeping, plus a fit-out at ₹1,800 to ₹3,500 per sq ft. A ₹2,500 fit-out amortised over nine years is about ₹23 per sq ft a month; over three years it is about ₹69. That last figure is the whole argument: on a three-year horizon the fit-out alone costs more per sq ft than the gap between a lease and a managed floor, which is why managed wins short and loses long.

The cash position matters as much as the rate. A prime Gurgaon lease carries a deposit of six to ten months, so the money out before anyone sits down runs roughly ₹9.6 lakh to ₹37.5 lakh on top of the fit-out. A managed floor asks one to two months and no fit-out at all.

Where managed space is in Gurgaon

Concentrated in Grade A buildings on the corridors that GCCs want:

  • Cyber City — the deepest supply, at ₹110-200 per sq ft equivalent rent
  • Golf Course Road — Grade A with Rapid Metro along the corridor
  • Sector 65 and Golf Course Extension Road — newer buildings, mid-market pricing
  • Udyog Vihar and NH-48 — the value end
  • Sohna Road — the lowest managed rates in the city

Why it fits the current market

GCCs took about 44% of all Grade A leasing in Delhi NCR in Q1 2026, the highest quarterly share on record, and NCR's GCC absorption share rose from 18% in 2024 to 45% in 2025. A large share of those teams needed to be operational in months, not after a nine-year lease negotiation and a four-month fit-out. Managed space is what that demand takes.

Who the providers are

Smartworks, Table Space, Synq.Work and SpringHouse are the managed-floor names that come up most in Gurgaon, with Awfis, Innov8, 91Springboard, InstaOffice, WeWork, Regus and The Executive Centre covering the serviced and coworking end. Supply is concentrated on MG Road, Udyog Vihar, Cyber City, Golf Course Road, Sohna Road and Sector 44.

The five questions to ask a provider

  1. What happens if I need 30% fewer seats in year two? The answer to this is the real product. Flexibility that only works upward is not flexibility.
  2. How is the fit-out cost recovered? It is usually amortised inside the seat price across the term, which makes an early exit expensive. Ask for the exit schedule in writing.
  3. What is excluded? Parking, after-hours HVAC, additional power load and meeting rooms beyond allocation are common extras.
  4. Who holds the head lease, and what happens if the provider fails? Your occupancy depends on their contract with the landlord.
  5. What are the contracted service levels, and what happens when they are missed?

When a lease is better

Over five years or more with a stable headcount, a conventional lease plus your own fit-out costs materially less. At ₹15,000 a seat you are paying roughly ₹150 to ₹188 per sq ft; the same building on a lease is ₹80 to ₹150 plus about ₹23 per sq ft of amortised fit-out over nine years. The managed premium buys speed and flexibility, and if you need neither you are paying for them anyway.

Compare against bare shell and fit-out for a long horizon, and against furnished space for a middle path where you take the lease but not the fit-out.

What you pay beyond the rent

The quoted per-square-foot figure is rarely what leaves your account. On a Gurgaon office lease, budget for all of this:

  • Security deposit — commonly three to six months' rent on a commercial lease, and six to ten months in Gurgaon's premium Grade A buildings. A managed floor asks one to two.
  • CAM (common area maintenance) — charged on top of rent, and it is the line that varies most between buildings. Ask for the current rate per sq ft and last year's actual, not the budget.
  • GST at 18% on commercial rent. If you are GST-registered and using the space for taxable supplies, you can claim it as input tax credit. If your landlord is not registered and you are, reverse charge applies and you pay it directly.
  • TDS at 10% under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026), once rent exceeds Rs 50,000 for a month or part of a month — the monthly threshold that replaced Rs 2.4 lakh a year from 1 April 2025. TDS is deducted on the rent, not on the GST component.
  • Parking — usually charged per bay per month, separately from rent, and the allocation is a negotiating point.
  • Electricity and DG backup — metered separately, with DG typically billed per unit at a higher rate than grid power.
  • Brokerage — customarily one to two months' rent on a commercial lease.

If you are buying rather than leasing

Registration in Haryana is charged on the higher of the agreement value or the collector rate, and for commercial property in Gurugram the position is:

  • Stamp duty — 7% for a male buyer inside municipal limits, 5% for a female buyer and 6% for joint buyers. Outside municipal limits the rates drop to 5% and 3%.
  • Registration fee — a value slab from Rs 100, reaching its Rs 50,000 cap at Rs 90 lakh and above.
  • GST — on an under-construction commercial purchase, two guides give 18% with input tax credit since 22 September 2025 and an older one 12%, so the builder's invoice settles it. Nil on a completed property that already has its completion certificate, because that is a sale of immovable property rather than a supply of construction services.
  • Collector rate — the floor for valuation, and it is set separately for commercial and residential use. Check the current Gurugram collector rate schedule for the sector before you agree a price, and our Gurgaon registration charges guide for the full working.

On a Rs 1 crore commercial purchase inside municipal limits, that is roughly Rs 7 lakh in stamp duty and Rs 50,000 in registration — about 7.5% before you count GST.

A managed floor is a lease and a fit-out sold as one number. To see what the two cost separately, start from office space in Gurgaon.

FAQs

What is a managed office?

A private, branded floor that a provider fits out and operates for you, billed per seat per month on a contract of typically one to three years. Rent, CAM, utilities, internet, housekeeping and the fit-out are all inside one invoice.

How is a managed office different from coworking?

Coworking is shared space bought by the seat: dedicated desks from about ₹4,799 to ₹26,999 a month on the centres this site checked in October 2026, with day passes at about ₹449 to ₹600. A managed office is your own private floor with your branding, your layout and your access control — it just happens to be built and run by someone else, at about ₹5,500 to ₹15,000 a seat.

Is a managed office cheaper than a lease in Gurgaon?

Over two to three years, usually yes once you count fit-out, deposit, CAM, utilities and a facilities hire. A Gurgaon lease in a prime corridor runs ₹80 to ₹150 per sq ft a month with a deposit of six to ten months, so the cash out before anyone sits down is roughly ₹9.6 lakh to ₹37.5 lakh on top of a fit-out at ₹1,800 to ₹3,500 per sq ft. Over five years or more with a stable headcount, the lease plus your own fit-out costs materially less — but do the per-sq-ft conversion rather than trusting the shape of the argument.

What team size suits a managed office?

The minimum is lower than it was. Most Gurgaon operators take teams from about 10 seats, and some boutique providers go down to 5 to 8. The page used to say 20, which is no longer where the market starts. Above roughly 500 seats a conventional lease usually wins unless you specifically need the flexibility.

What does a managed office cost in Gurgaon?

About ₹5,500 to ₹15,000 per seat a month in 2026, plus 18 per cent GST and a deposit of one to two months. The bottom of that range is an entry-level floor on Golf Course Extension Road; the top is a premium plug-and-play floor in a Grade A building. Convert it before you compare: at the usual 80 to 100 sq ft a seat, ₹5,500 is about ₹55 to ₹69 per sq ft a month and ₹15,000 is about ₹150 to ₹188.

How long is a managed office contract in Gurgaon?

The lock-in period now commonly starts at 12 months, and some operators write six-month agreements. Three years is the long end rather than the norm. Most contracts allow the seat count to scale up during the term; scaling down is the clause to read, because that is where the flexibility is usually one-directional.

What should I ask a managed office provider before signing?

What happens if you need 30% fewer seats in year two, how the fit-out cost is recovered on an early exit, what is excluded from the seat price, who holds the head lease, and what the contracted service levels are.

Where is managed office space available in Gurgaon?

Mostly in Grade A buildings on Cyber City, Golf Course Road and Golf Course Extension Road, with value options on the NH-48 corridor, MG Road, Sector 44 and Sohna Road.

Pros & Cons

👍 Pros
  • +You get a private, branded office without spending a rupee of capital on fit-out
  • +One monthly invoice covers rent, CAM, utilities, internet and housekeeping
  • +A deposit of one to two months against six to ten on a premium Gurgaon lease
  • +Short commitments — from 12 months, sometimes six — let you scale in a way a nine-year lease cannot
  • +The provider carries the facilities burden, including compliance and maintenance
👎 Keep in mind
  • –More expensive per seat than a conventional lease if you stay five years or more
  • –At the top of the range, about Rs 188 per sq ft, you are paying above prime-corridor rent
  • –You do not control the building relationship, so escalations run through the provider
  • –Exit terms and seat-reduction rights vary a lot between providers — read them closely
  • –18% GST applies on the whole invoice
  • –Custom fit-out costs are often recovered inside the seat price over the term, so a short exit can be expensive

Who Should Buy & Who Should Avoid

✅ Who should buy
  • +GCCs and MNCs setting up in India who need to be operational fast
  • +Teams of 10-500 that expect to grow or contract within three years
  • +Companies that do not want to run a facilities function
  • +Teams that cannot put six to ten months' rent into a deposit before they open
⛔ Who should avoid
  • –Stable teams on a five-year-plus horizon — a conventional lease costs less
  • –Very small teams, where a coworking desk from about Rs 4,799 a month is cheaper
  • –Occupiers comparing a seat price against a rent per sq ft without converting one into the other

Possession Timeline

Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.

Rental Yield & Lease Income

Commercial office in Cyber City, Golf Course Road, Golf Course Extension Road and NH-48 typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.

If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.

Fit-out & Floor Plate

Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.

Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.

CAM & Running Charges

Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.

We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.

Resale & Exit

Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.

Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.

Possession & Handover Risk

As a built or near-ready building, possession risk is low — what you see is largely what you get.

Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View

Managed space is bought for speed and flexibility and priced accordingly, and the only way to see the premium is to convert the seat price. At 80 to 100 sq ft a seat, Rs 5,500 to Rs 15,000 a seat is about Rs 55 to Rs 188 per sq ft a month, against prime-corridor rent of Rs 80 to Rs 150 plus CAM, utilities, a facilities hire and a fit-out at Rs 1,800 to Rs 3,500 per sq ft amortised. On that arithmetic a managed floor usually beats a lease over two to three years and loses over five to nine. The market has also moved under this page: operators now take teams from about 10 seats and write lock-ins from 12 months, so the product reaches further down than it did. Ask what happens if you need 30 per cent fewer seats in year two — the answer to that question is the real product.
