Location and connectivity
The Valley is Emaar's suburb on the Dubai–Al Ain Road (E66) at the Jebel Ali–Lehbab Road (E77) junction, beyond Dubailand. Emaar prints 28 minutes to Downtown, the area guides say 25 to 30, and Dubai International Airport is about 30 minutes. There is no metro; plan on two cars.
Farm Gardens sits with Farm Grove and Farm Gardens 2 on the farmhouse side of a master plan of about 200 hectares and more than 4,500 homes, whose Town Centre, Golden Beach lagoon, Sports Village and Kids' Dale are built. No source names a school open inside the community; Academic City and Silicon Oasis remain the nearest.

Quoted for the villas: detached two-storey houses of 4 and 5 bedrooms in the Horizon and Earth styles, on plots of 8,914 to 10,004 sq ft with backyards sized for a swimming pool and agricultural pods. For the cluster: farming allotments, hydroponics facilities, a petting zoo and animal farm, a desert majlis, a bonfire area, a grand lawn, picnic spots and stargazing platforms.
Not published: the finish schedule, appliance brands, whether the pool is included or a paid option, parking per villa or the service-charge budget. Emaar's December 2022 brochure has the floor plans; ask for the plot plan and orientation of the specific villa, because on lots this size a corner plot and a mid-row one can differ by thousands of square feet.
About the developer
Emaar Properties, builder of Burj Khalifa, Downtown Dubai and Dubai Hills Estate, is Dubai's largest developer: more than 120,000 homes delivered worldwide since 1997, more than 109,000 handed over in Dubai since 2002, over 180 completed buildings in the city. Ownership. The Valley is freehold for every nationality, with the title deed in your own name — for a plot this size, the point. There is no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 204,000 on the launch price, charged again on a resale — plus the AED 40 Oqood fee and trustee charges.
Golden Visa and remittance. At AED 5.1 million Farm Gardens clears the AED 2 million threshold by AED 3.1 million, and one villa covers the whole family's application; the Golden Visa guide has the rules. The Liberalised Remittance Scheme allows USD 250,000 per person per Indian financial year, and AED 5.1 million is about USD 1.39 million — six allowances for one remitter, three years for a couple, two years for three adults. On a resale most of it is needed at transfer, so plan the financial years before the offer.
Yield and exit. There is no yield case yet. The 6 to 7% quoted for The Valley belongs to townhouses renting at AED 90,000 to 120,000; a AED 5.1 million villa needs AED 255,000 a year to return 5%, and no source quotes a villa rent at The Valley. Treat Farm Gardens as a home or a land holding. On exit, 146 homes is a thin market — good when you hold, slow when you sell. Rent and capital gains are taxable in India for an Indian tax resident, with the UAE–India treaty deciding the credit.
