Earlier listing pages printed the building from AED 1,381,000; that figure is older and probably a studio or an early release, and we found no current studio price. Azizi's price list on the day is the one that counts.

Creek Views III stands in Dubai Healthcare City Phase 2, the part of the healthcare free zone that sits in Al Jaddaf along Dubai Creek. It is next to Al Khail Road, and Al Jadaf Metro station on the Green Line is inside the district. Downtown Dubai and Dubai Mall are about 10 minutes by road off-peak, DIFC and Business Bay about 10 to 12 minutes, and Dubai International Airport (DXB) about 12 minutes.
The hospitals and clinics of Dubai Healthcare City are the neighbourhood's main employer, and they give the area a steady base of tenants. The Creek waterfront and the Jameel Arts Centre are close by, and Al Jaddaf has filled up with apartment towers over the last decade.

Amenities and specifications
Azizi lists two pools, a sauna, a steam room, a fully equipped gym, a BBQ area, a yoga area and a children's play area, with retail and leisure units at ground level. That is standard for a mid-sized Dubai building and in line with what Creek Views I and II offer.
Units run from studios of about 366 sq ft to three-bedrooms of about 2,268 sq ft. Some units face the Creek; many do not, and the view is the main thing that separates a good unit from an ordinary one here. Ask which side of the building your unit faces and at what floor.
Fit-out and appliance schedules are not published in the sources checked. Azizi's recent buildings have been sold with fitted kitchens, but check the SPA's specification schedule and do a snagging inspection at handover, which is only months away.
About the developer
Azizi Developments, founded in 2007 by Mirwais Azizi, is one of Dubai's largest private developers by volume, with more than 14,000 homes delivered and 35 active projects on the DLD record as of August 2026. A developer-data index puts 89.1% of its contracted units handed over on or before the DLD-registered date. Its record has blemishes: several Al Furjan and Riviera phases ran 12 to 24 months late between 2019 and 2022, although its 2023 to 2025 handovers have been closer to schedule.
The record that matters most here is local. Azizi has finished Creek Views I and handed over Creek Views II, 587 homes, in June 2024, both in the same part of Dubai Healthcare City. Creek Views III started construction later, reached 15% and then, by June 2026, 66% with the structure finished and the facade 75% done.
It has slipped once: earlier listings printed a December 2025 completion, and Azizi now says Q4 2026. At 66% with the frame up, a further long delay is less likely than on an early-stage project, but budget for a quarter or two either way.
For Indian buyers
Ownership. Dubai Healthcare City Phase 2 is a freehold area for foreign buyers, so an Indian buyer gets a DLD title deed in their own name. Dubai charges no annual property tax and no VAT on a residential sale; the 4% DLD transfer fee, AED 71,520 on the one-bedroom, is the main government cost.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, so a couple can send USD 500,000. The one-bedroom with fees is about USD 507,500, just over a couple's one-year limit, and the handover payment falls within months. In practice that means either a UAE mortgage for part of the handover payment or spreading the remittance across two financial years before handover. TCS of 20% above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The threshold is AED 2 million of property. A two-bedroom from AED 2,852,000 clears it; the entry one-bedroom does not on its own.
Rent and tax. Bayut puts the average Al Jaddaf studio rent at about AED 55,696 a year; the sources checked give no one-bedroom figure for this building, so ask for Creek Views II tenancy contracts. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.
