The two and three-bedroom figures ending in 888 are Emaar's own release prices, copied onto broker pages. At about AED 4,700 per sq ft they sit above the Emaar Beachfront average of about AED 4,100 per sq ft that a 2026 review gives, which is what you would expect from a developer list price on the best stacks. One summary of the resale market puts two and three-bedroom asks anywhere from about AED 2.3 M to AED 25 M, a range so wide it only tells you that view, floor and unit type drive the price here. There is no developer payment plan to join. Emaar's launch plan - printed by brokers both as 20% on booking and 80% at handover, and as 12% on booking, 58% during construction, 10% at handover and 20% over 24 months after handover - was the original buyers' deal. Today you pay the seller in full, in cash or with a UAE mortgage.

With a mortgage. UAE banks usually lend up to 80% of value to a first-time buyer on a home under AED 5 M, and many cap non-residents lower. On AED 2,000,000 of borrowing the DLD mortgage registration fee is 0.25%, AED 5,000, plus the bank's valuation and arrangement fees. The 20% deposit and all the fees above still have to come from you.
If the seller still owes Emaar. Where a seller bought on the post-handover version of the launch plan, part of the price may still be owed to Emaar. That balance is cleared from the sale proceeds at transfer, or taken over with Emaar's consent. Ask Emaar for a statement of account on the unit before you pay a deposit.
Service charge. Emaar does not publish the building's rate in the sources checked. Luxury waterfront towers in Dubai can approach AED 70 per sq ft a year against AED 10 to 32 in the mid-market, on one portal's service-charge index. On an 800 sq ft one-bedroom, even AED 30 to 40 per sq ft is AED 24,000 to 32,000 a year. The seller's last service-charge invoice from Emaar Community Management gives you the real figure.
Location and connectivity
Emaar Beachfront is a man-made island in Dubai Harbour, joined to the mainland by a bridge off Al Sufouh and Sheikh Zayed Road. It sits between Dubai Marina and Palm Jumeirah, and Beach Mansion's units look out over the Palm, the Marina skyline and Ain Dubai on Bluewaters. The community's private beach runs about 1.5 km along the island, and the towers open straight onto it.
Dubai Marina and JBR are a short drive across the harbour, and Dubai International Airport (DXB) is typically about 30 minutes by car outside peak hours. There is no metro station on the island; the nearest Dubai Metro and tram stops are in Dubai Marina and at the Palm, so daily life here assumes a car or a taxi.
The island is still being completed. Emaar launched Emaar Beachfront in January 2018 and started construction in September 2020, and it keeps releasing towers, which means cranes nearby for some years and a steady flow of new units competing with yours at resale. Amenities and specifications
Beach Mansion's own list is short and practical. Every home has a balcony facing either the beach or Dubai Marina. Three and four-bedroom apartments, townhouses and penthouses carry a maid's room with its own bathroom; the one and two-bedrooms do not. The penthouse duplexes add a family room and an office, which no other unit type has.
Floor plans quoted by broker pages give one-bedrooms of about 740 to 1,233 sq ft, two-bedrooms of about 946 to 1,509 sq ft, three-bedrooms of about 1,600 to 2,233 sq ft and four-bedrooms of about 2,406 to 3,192 sq ft. The podium townhouses run about 2,262 to 2,551 sq ft and the penthouses start near 4,864 sq ft, with the largest at about 6,220 sq ft.
The rest comes from the community: the private beach, pools, a gym, children's play areas and the retail on the island, all run by Emaar Community Management. The sources checked do not publish appliance brands or parking per unit. On a resale, the finish is whatever the seller hands over, so check it on a viewing rather than from the brochure.
About the developer
Emaar Properties is the developer behind Downtown Dubai, the Burj Khalifa, The Dubai Mall, Dubai Marina, Arabian Ranches, Dubai Hills Estate and Dubai Creek Harbour, and is listed on the Dubai Financial Market. Its development arm says it has delivered more than 84,000 homes since 2002 and has more than 51,000 under development. In the first half of 2026 the group booked AED 26.6 billion of property sales, and its revenue backlog reached AED 164.9 billion.

Beach Mansion is managed by Emaar Community Management, which sets the service charge, runs the beach and pools, and handles the building's repairs. For Indian buyers
Ownership. Emaar Beachfront is freehold for foreign buyers. On a resale the DLD transfers the title deed into your name on the day you pay, at a registration trustee's office. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 100,000 on a AED 2.5 M one-bedroom.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 2.66 M, roughly USD 723,000: above even a couple's USD 500,000. A resale is paid in one go, so plan on three family members remitting, or a UAE mortgage for part of it. TCS of 20% applies on remittances above Rs 10 lakh a year and is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million on the title deed. Every unit type here clears it, including the cheapest one-bedroom. With a mortgage, the rules on how much must be paid off have changed over time, so confirm them with the visa authority before you rely on it.
Rent and tax. Long-term letting on Emaar Beachfront runs about 5% to 6% gross, about AED 125,000 to 150,000 a year on AED 2.5 M, and roughly 4% to 4.5% net after service charges and management. Short-let returns are reported above that, before furniture, management and vacancy. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset. A one-bedroom from AED 2.5 M works out at about AED 2,030 to 3,380 per sq ft depending on the plan, below the community's average of about AED 4,100, and the spread of asks up to AED 3.2 M is mostly view and floor. The two-bedroom and three-bedroom 'from' prices still printed by brokers are Emaar's release figures, well above what most resale asks show for comparable sizes, so do not anchor on them. The yield is modest, about 4% to 4.5% net, which makes this an end-user, Golden Visa or capital-preservation buy rather than a cash-flow one.
