The AED 3.5 million launch price of October 2023 is the only developer price on record: the portals, Bayut's area guide and the agency pages all repeat it, and none prints a 4 or 5-bedroom price. A buyer in 2026 pays the seller's paid-in instalments plus a premium, and the premium is the negotiation.
Per square foot the launch was good value: about AED 941 per sq ft, against about AED 1,018 on Venera's 2,437 sq ft townhouses a year later and about AED 962 on Lillia's. The catch is the shared wall; a detached villa here means Farm Gardens at AED 5.1 million or a resale in Eden.
Payment plan and total cost
10/80/10: 10% on booking, 80% through construction, 10% at handover. It is gentler than the 80/20 on Elora or Venera because only a tenth is due at the keys. Worked on the AED 3,500,000 launch price:

On a resale, the seller has typically paid most of the 80% already, so a buyer pays that sum plus the premium through the DLD trustee, pays the 4% fee on the transfer, then owes Emaar the remaining milestones and the 10% at handover. Ask Emaar for a no-objection certificate and the paid-to-date statement first.
Service charges are not published. Community guides estimate AED 14 to 18 per sq ft a year, or AED 52,000 to 67,000 a year on 3,720 sq ft from 2027; treat it as a range, since garden-heavy villas sometimes bill differently. Final as per the SPA.
Location and connectivity
The Valley sits on the Dubai–Al Ain Road (E66) where it meets Jebel Ali–Lehbab Road (E77), on the desert side of Dubailand. Emaar's own figure is 28 minutes to Downtown via E66 and Al Khail Road, and the area guides put Dubai International Airport at about 30 minutes. There is no metro; this is a car community.
The 200-hectare master plan of more than 4,500 homes has a Town Centre, the Golden Beach lagoon, a Sports Village, Kids' Dale and The Valley Park, whose waterways Alana's villas stand on. Emaar promises school and healthcare plots; no source we checked names a school open yet.

Amenities and specifications
Quoted for the villas: private gardens, fully fitted kitchens, terraces, balconies and staff quarters, in 3, 4 and 5-bedroom layouts with two homes to each plot. For the cluster: pocket parks, play areas, picnic spots, jogging trails and outdoor fitness zones, all opening on to The Valley Park and its waterways.
Not published: the number of villas, the finish schedule, appliance brands, parking per villa and the service-charge budget. Read Emaar's October 2023 brochure for floor plans, and ask for the plot plan of the exact villa, because a twin villa's value depends on which side of the pair it is and what it faces.
About the developer
Emaar Properties, builder of Burj Khalifa, Downtown Dubai and Dubai Hills Estate, is Dubai's largest developer: more than 120,000 homes delivered worldwide since 1997, more than 109,000 handed over in Dubai since 2002, over 180 completed buildings in the city. One analysis puts about 80% of its projects within six months of the stated handover date; another records delays of three to nine months on large phased launches, and no cancellations. Its reported backlog was AED 163.4 billion at 31 March 2026.
At The Valley the record is the useful one. Eden launched in 2019 and was delivered in June 2023; Nara, Talia and Orania are reported completed on or ahead of schedule.
For Indian buyers
Ownership. The Valley is freehold for every nationality, with the title deed in your own name. The UAE charges no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 140,000 on the launch price, charged again on a resale — plus the AED 40 Oqood fee and trustee charges.
Golden Visa and remittance. At AED 3.5 million Alana clears the AED 2 million threshold by AED 1.5 million; confirm with the Land Department at what payment stage an off-plan buyer may apply. Under the Liberalised Remittance Scheme each person may send USD 250,000 per Indian financial year; AED 3.5 million is about USD 953,000, which is four allowances for one buyer or two years for a couple, and a 10/80/10 plan spread to mid-2027 fits that. Yield and exit. The yields quoted for The Valley — 6 to 7% by the 2026 area guides, with 3-bed townhouses renting at AED 90,000 to 120,000 — are townhouse yields. A AED 3.5 million villa needs AED 210,000 of rent to earn 6%, and nothing in the record says a Valley villa lets at that, so underwrite Alana at 4 to 5% until the first tenancies in 2027. On exit, twin villas are a small share of a 4,500-home community, which helps. Rent and capital gains are taxable in India for an Indian tax resident, with the UAE–India treaty deciding the credit.

Alana is the house-sized option in a community that mostly sells townhouses, and the launch arithmetic was kind: about AED 941 per sq ft for 3,720 sq ft, against roughly AED 1,000 per sq ft on the 2024 townhouse launches next door. That is why it sold out on the day, and why every villa on offer now carries a seller's premium. With the build three-quarters done, the risk a resale buyer takes on is that premium, not a delay. Missing from the record: the number of villas, which decides how crowded the handover resale market will be, and a service charge. The 6 to 7% yields quoted for The Valley belong to AED 1.6 to 2.5 million townhouses, not to a AED 3.5 million villa.
Buy Alana as a family home or a Golden Visa purchase that you intend to keep, and only after seeing the seller's paid-instalment statement and the SPA completion date.
