About DLF Atrium Place Office for Rent, NH-48 Gurgaon
DLF Atrium Place is the office campus DLF and Hines built in Udyog Vihar Phase 5, on NH-48 across from Cyber City. It is let, not sold, and the rent on the signed leases is about Rs 171 to Rs 172 per sq ft a month, before maintenance, which neither the owners nor any listing has published. The row this page replaces printed "about Rs 190"; no lease or ask at that figure was found.
Most of the first three towers are taken. A tenant looking for a floor here today is really looking at Tower 4, at a desk in one of the coworking centres, or at the buildings around it. This page sets out what the evidence says about each.
What the owners are collecting
A credit rating report on the owning company, Atrium Place Developers Pvt Ltd, dated 24 February 2026, gives the clearest picture of the rent:
- An average rent of about Rs 172 per sq ft a month across the leased space, against market rents of Rs 100 to Rs 160 nearby. Rs 172 is about 7.5 per cent above the top of that market band.
- Towers 1 to 3, about 2 million sq ft of leasable space, about 97 per cent leased, counting space under letters of intent and hard options.
- Lease income of Rs 350 crore to Rs 380 crore in the year to March 2027, rising to Rs 600 crore to Rs 630 crore in the year to March 2028 once Tower 4 pays a full year.
The arithmetic holds together. About 3 million sq ft at Rs 172 for twelve months is about Rs 619 crore, inside the Rs 600 crore to Rs 630 crore forecast. Two million sq ft at Rs 172 would be about Rs 413 crore a year; the lower Rs 350 crore to Rs 380 crore for the year to March 2027 fits rent-free fit-out months and space still under option. The anchor lease sits just under the average: Google pays Rs 171.
Is there space left to rent?
Little in the first three towers. The occupation certificate for Towers 1 to 3 was issued on 9 September 2025, and they were about 97 per cent spoken for by February. Tower 4, with about 1 million sq ft of leasable space, is where most of the rest is. The Japanese investor's page gave its completion as April 2026, and the rating report expected its occupation certificate by July 2026. Whether it has been issued could not be confirmed from the searches; ask for it before you sign for a floor there.
A property consultant lists space in Tower 2 of DLF Atrium Place, Gurgaon, and in Tower 3, with rent on request, and a leasing site has listed a 75,000 sq ft bare-shell block, filed under Sector 19. None of them printed a rent. Searchers asking for an Atrium Place Gurgaon price will find none at all: floors are not sold, which is explained on our Atrium Place sale page.
A month's rent at the campus rate
Rent is charged per sq ft and GST at 18 per cent is added to it. Maintenance is billed separately and its rate was not published, so the table stops at rent and tax:
| Space | Rent | GST on rent | A month, before maintenance and power |
|---|---|---|---|
| 10,000 sq ft at Rs 172 | Rs 17,20,000 | Rs 3,09,600 | Rs 20,29,600 |
| About one floor, 45,000 sq ft, at Rs 172 | Rs 77,40,000 | Rs 13,93,200 | Rs 91,33,200 |
| 75,000 sq ft block at Rs 172 | Rs 1,29,00,000 | Rs 23,22,000 | Rs 1,52,22,000 |
| Google's 617,448 sq ft at Rs 171 | Rs 10,55,83,608 | Rs 1,90,05,049 | Rs 12,45,88,657 |
The 45,000 sq ft floor is derived: WeWork's centre is about 90,000 sq ft over two floors. For a sense of the maintenance line, Cyber City across the highway charges about Rs 20 to Rs 35 per sq ft a month; at that rate a 10,000 sq ft office here would add Rs 2 lakh to Rs 3.5 lakh. That is Cyber City's figure, not Atrium Place's, and the real one belongs in your term sheet. A company tenant also deducts tax at source from the rent under section 393(1) of the Income-tax Act, 2025, which replaced section 194-I on 1 April 2026.
Lease terms on the record
Only Google's lease has been reported in full. It runs from 1 October 2025 on 617,448 sq ft, floors 2 to 16 of DLF Atrium Place Tower 1 in Gurgaon, at Rs 171 a sq ft, with a 15 per cent rise every three years and a deposit of Rs 63.65 crore:
| Term | Rs per sq ft | A month on 617,448 sq ft |
|---|---|---|
| October 2025 to September 2028 | 171.00 | About Rs 10.56 crore |
| From October 2028 | 196.65 | About Rs 12.14 crore |
The deposit is Rs 63.65 crore over Rs 10.56 crore, six months of rent. Three years at the first rate and two at the second come to about Rs 671 crore, the figure the lease was reported at. A tenant taking 20,000 sq ft will not get Google's terms, but this is the shape of an Atrium Place lease: about six months down, a long term and a step every three years.
Who is in the campus
- Google, about 6.17 lakh sq ft in Tower 1, from October 2025.
- WeWork, about 90,000 sq ft on the sixth and seventh floors, with more than 1,200 desks, opened in February 2026. That is about 75 sq ft a desk.
- The Executive Centre, a serviced-office operator with a centre in the campus.
The rating report does not name the other tenants behind the 97 per cent. These are the offices in Atrium Place Gurgaon that have been made public.
Desks for a small team
A team of 10 or 50 will not lease a floor here; it will take desks. WeWork Atrium Place and The Executive Centre are the two routes in. Neither desk price came back in the searches. The nearest published comparison is across NH-48, where a coworking site lists WeWork in DLF Forum from Rs 17,999 a seat a month; our coworking page and managed office page have the city's desk prices. Ask for a written quote per seat, what it includes and the lock-in.
Where it is, and getting there
The address is Vanijya Nikunj, Udyog Vihar Phase V, Sector 19, Gurugram, beside NH-48, on the page of the Japanese company that has invested in the campus; some listings file it under Sector 19 alone. That page places the campus in front of the Cyber City station of the Rapid Metro, which joins the Delhi Metro Yellow Line at Sikanderpur, and DLF describes it as a short walk from a Rapid Metro station. The WeWork announcement put it about 10 km from IGI Airport. The walking distance to the platform was not published, so walk it at the hour your staff will. Metro-served offices elsewhere are on the office space near metro page.
The buildings
The size depends on who is counting. DLF's page gives 3.07 million sq ft on nearly 12 acres. The Hines partner's page and a construction database give about 2.88 million sq ft on 11.76 acres, in five buildings of five basements, a ground floor and 21 upper floors. The rating report counts about 2 million sq ft leasable in Towers 1 to 3 and about 1 million in Tower 4, which together come close to DLF's figure. The consultant's listing gives Tower 1 IGBC, LEED and WELL Platinum ratings, and the partner's page lists LEED, WiredScore and SmartScore Platinum pre-certifications. DLF won the land at a state industrial corporation auction in February 2018 for about Rs 1,496 crore.
Against Cyber City and Udyog Vihar
| Building | Office rent, Rs per sq ft a month | Note |
|---|---|---|
| DLF Atrium Place, Udyog Vihar Phase 5 | 171 to 172 | Signed leases; maintenance not published |
| DLF Cyber City | 130 to 176 | Airbnb at Rs 132.5, Smartworks at Rs 165; CAM Rs 20 to 35 |
| DLF Plaza Tower, DLF Phase 1 | 100 to 128 | On the listings found |
| Udyog Vihar, Grade A | 85 to 115 | A sector guide's band |
| Candor TechSpace, Sector 21 | 80 | Plus about Rs 19 CAM |
Atrium Place lets at the top of the Cyber City band, for a newer building with its first tenants moving in from October 2025. Next door in the older Udyog Vihar plots, Grade A space runs Rs 85 to Rs 115 on the Udyog Vihar office page; Candor TechSpace lets at Rs 80; and DLF Plaza Tower at Rs 100 to Rs 128. A tenant who wants a new Grade A floor near NH-48 and a metro, and can pay for it, chooses between Atrium Place and Cyber City; the DLF Cyber City page explains how that campus is held and let.
Who this suits
A large company that wants a new, certified building with a big floor plate, a metro station at the door and a landlord with a long record, and that can commit for years with six months' deposit. It does not suit a small team, which should take desks, or a tenant who wants maintenance and parking costs in writing before it looks, because none has been published.
Before you sign

Frequently asked questions
What is the rent at Atrium Place Gurgaon?
About Rs 171 to Rs 172 per sq ft a month on the signed leases. Google pays Rs 171 on 617,448 sq ft from October 2025, and a February 2026 credit rating report put the campus average at about Rs 172, against Rs 100 to Rs 160 for the market around it. The Rs 190 the old listing printed was not found in any lease or ask. Maintenance is extra and was not published.

Price & Rate Analysis
Pricing here is on call. The per-sq-ft rate depends on the floor, size, fit-out level and the offer of the day.
Ask us for the rate per sq ft, the carpet-to-chargeable ratio and a unit-wise cost sheet so you compare like for like before you decide.
Rental Yield & Lease Income
Commercial office in Atrium Place, Vanijya Nikunj, Udyog Vihar Phase V, Sector 19, off NH-48, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.
Loan & Financing
Commercial property loans (or lease-rental discounting on a pre-leased unit) are available from most banks, usually funding 50–70% of value based on your profile and the asset.
We can connect you with lenders, help with eligibility and paperwork, and line up a competitive rate.
Status & Site Updates
The project is currently ready to move. Build stage and fit-out readiness change month to month.
For the latest — slab status, fit-out or occupancy readiness — call or WhatsApp us and we will share the most recent update from the ground.

💬 Our View
The old row's Rs 190 has nothing behind it. Google's lease at Rs 171 and a rating report's campus average of about Rs 172 are the rent, at the top of the NH-48 market and about 7.5 per cent above the Rs 160 top of the band around it. Towers 1 to 3 are about 97 per cent taken, so a new tenant is looking at Tower 4 or at desks. Get the maintenance rate and Tower 4's certificate in writing.
