About Office Space for Rent in Sector 32 Gurgaon
Sector 32 is bought for the road. It sits on NH-48 with Cyber City a few minutes one way and Manesar the other, and it rents at about ₹45 to ₹85 per sq ft a month — well under the ₹130 to ₹140 asked across the highway in Cyber City.
That band came down this month. This page used to print a band starting at ₹80, and a re-read of what is actually listed does not support it. Four live listings in the sector: an 8,000 sq ft bare shell at ₹45, a 60,000 sq ft semi-furnished floor at ₹55, an 8,000 sq ft furnished floor asking ₹4.8 lakh a month, and a 9,500 sq ft fully furnished unit at ₹65. Divide the ₹4.8 lakh by 8,000 and you get ₹60 per sq ft. Most of Sector 32 lets between ₹45 and ₹65, and the old floor was above nearly all of it.
It sits on the NH-48 Prime corridor — Udyog Vihar, Sector 32 and Cyber City together. Vacancy across Gurugram's key corridors is under 15% and CBRE expects rents up 6-8% across the year, led by premium Grade A rather than by mid-market stock like this. If somebody quotes you double-digit corridor growth, ask which year the report was published in.

The road position is genuinely rare
Very few Gurgaon office sectors give you NH-48 access in both directions with junctions at either end. Sector 32 does — IFFCO Chowk to the south-east and Signature Tower Chowk to the north-west. For a company with staff spread between Delhi, central Gurgaon and the Manesar belt, that matters more than a fashionable postcode.
Medanta - The Medicity sits immediately across the highway, and Sector 29's Leisure Valley food and hospitality strip is a couple of kilometres away, which covers both staff amenity and client entertaining.
Who takes space here
BFSI, insurance and shared-services operations make up much of the occupier base, alongside mid-size corporate offices that want highway access without Cyber City rent. Floor plates run from about 800 sq ft up to 120,000 sq ft, so the sector serves both a twenty-person team and a full back-office floor — a 60,000 sq ft semi-furnished floor was on the market here this week.
A note on the neighbour. Udyog Vihar on the same corridor came back at ₹40-65 from one source and ₹85-115 from another, read in the same week. The top of one band sits below the bottom of the other. One is describing the older independent blocks and the other the refurbished stock a few plots away, and neither says which — so if Udyog Vihar is on your shortlist, price the building rather than the road.
The honest constraints
Traffic is the daily tax. NH-48 at peak is slow, and the service roads bottleneck at both junctions. Your staff will feel this every morning, and no amount of building quality fixes it.
There is no metro in the sector. IFFCO Chowk on the Yellow Line is the nearest station, and it is a drive or a feeder ride rather than a walk. If rail access is a hiring requirement, MG Road, on the Yellow Line, serves you better; Sector 44 has no station of its own, though Millennium City Centre is about 1.4 km away.
Building quality is uneven. Some towers here are ageing without a refurbishment plan, and the sector's rent band does not distinguish them from the better stock. Inspect lift waiting times, washroom counts and DG capacity before you commit.
Renewals are repricing. Vacancy under 15% across the city's key corridors gives a landlord room, and CBRE expects rents up 6-8% across the year. If you are taking space here, cap the escalation in the lease rather than accepting a market-rate review — and do not let a figure from last autumn's reports set the number.
Half the listings quote a lump sum. A tower asking ₹4.8 lakh a month for 8,000 sq ft and one asking ₹65 per sq ft for the same size are ₹5 apart, but only one of them makes that obvious. Divide before you compare, and confirm which area the figure is measured on.
Sector 32 against the alternatives
| If your priority is | Go to | Rent per sq ft a month |
|---|---|---|
| Highway access both ways | Sector 32 | About ₹45-85 |
| The same corridor, variable | Udyog Vihar | About ₹40-115 |
| Grade A on the corridor | DLF Cyber City | About ₹130-140 |
| A metro about 1.4 km away | Sector 44 | About ₹60-110 |
| Large floors on Sohna Road | Sector 48 | About ₹50-70, plus about ₹20 upkeep |
| The whole city, every belt | All Gurgaon office space | About ₹35-200 |
The Gurgaon office price guide sets every corridor's rent and sale band side by side.
What you pay beyond the rent
The quoted per-square-foot figure is rarely what leaves your account. On a Gurgaon office lease, budget for all of this:
- Security deposit — commonly three to six months' rent on a commercial lease, and higher in Grade A buildings than in plot-built stock.
- CAM (common area maintenance) — charged on top of rent, and it is the line that varies most between buildings. Ask for the current rate per sq ft and last year's actual, not the budget.
- GST at 18% on commercial rent. If you are GST-registered and using the space for taxable supplies, you can claim it as input tax credit. If your landlord is not registered and you are, reverse charge applies and you pay it directly.
- TDS at 10% under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026), once rent exceeds Rs 50,000 for a month or part of a month — the monthly threshold that replaced Rs 2.4 lakh a year from 1 April 2025. TDS is deducted on the rent, not on the GST component.
- Parking — usually charged per bay per month, separately from rent, and the allocation is a negotiating point.
- Electricity and DG backup — metered separately, with DG typically billed per unit at a higher rate than grid power.
- Brokerage — customarily one to two months' rent on a commercial lease.
If you are buying rather than leasing
Registration in Haryana is charged on the higher of the agreement value or the collector rate, and for commercial property in Gurugram the position is:
- Stamp duty — 7% for a male buyer inside municipal limits, 5% for a female buyer and 6% for joint buyers. Outside municipal limits the rates drop to 5% and 3%.
- Registration fee — a value slab from Rs 100, reaching its Rs 50,000 cap at Rs 90 lakh and above.
- GST — on an under-construction commercial purchase, two guides give 18% with input tax credit since 22 September 2025 and an older one 12%, so the builder's invoice settles it. Nil on a completed property that already has its completion certificate, because that is a sale of immovable property rather than a supply of construction services.
- Collector rate — the floor for valuation, and it is set separately for commercial and residential use. Check the current Gurugram collector rate schedule for the sector before you agree a price, and our Gurgaon registration charges guide for the full working.
On a Rs 1 crore commercial purchase inside municipal limits, that is roughly Rs 7 lakh in stamp duty and Rs 50,000 in registration — about 7.5% before you count GST.

FAQs
What is the office rent in Sector 32 Gurgaon?
About Rs 45 to Rs 85 per sq ft a month, and most of what is listed sits between Rs 45 and Rs 65. Live examples read this week: an 8,000 sq ft bare shell at Rs 45, a 60,000 sq ft semi-furnished floor at Rs 55, an 8,000 sq ft furnished floor at Rs 4.8 lakh a month which works out at Rs 60, and a 9,500 sq ft fully furnished unit at Rs 65. That puts Sector 32 below Sector 44, where the listings read on 4 October 2026 asked Rs 60 to Rs 110, and well under Cyber City at Rs 130-140.
What does bare shell space cost in Sector 32 against furnished?
Bare shell is quoted around Rs 45 per sq ft a month and furnished floors at Rs 60 to Rs 65, so the furnished premium here is roughly Rs 20 per sq ft — smaller than the corridor's reputation suggests. Work out whether that premium beats fitting out the space yourself over the lease term, because at Rs 20 per sq ft a month it often does.
Is Sector 32 Gurgaon on NH-48?
Yes, with direct access in both directions and junctions at IFFCO Chowk and Signature Tower Chowk. It is part of the NH-48 Prime corridor along with Udyog Vihar and Cyber City.
How fast are office rents rising in Sector 32?
Vacancy across Gurugram's key corridors is under 15%, and CBRE expects rents to rise 6-8% across the year, led by premium Grade A rather than by mid-market stock like this. Cap your escalation clause in the lease rather than accepting a market-rate review at renewal — and be careful of the double-digit corridor growth figures still circulating, which come from reports published the previous autumn.
Is there a metro station near Sector 32 Gurgaon?
Not in the sector. IFFCO Chowk on the Delhi Metro Yellow Line is the nearest station, reached by car or feeder rather than on foot.
What size office space is available in Sector 32?
Roughly 800 sq ft up to 120,000 sq ft. A 60,000 sq ft semi-furnished floor was listed in the sector this week, so a large back-office requirement does not have to leave the corridor.
Who rents office space in Sector 32 Gurgaon?
Mostly BFSI, insurance and shared-services operations, plus mid-size corporate offices that want NH-48 access without paying Cyber City rent.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Sector 32, NH-48 corridor, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
Sector 32 is bought for the road. Nothing else in Gurgaon puts you on NH-48 with Cyber City one way and Manesar the other at this rent — and the rent is lower than this page used to say, at about Rs 45-85 with most stock letting between Rs 45 and Rs 65. Do the division before you compare anything here: several towers quote a lump sum a month, and an Rs 4.8 lakh asking on 8,000 sq ft is Rs 60 per sq ft, not a premium.
