Sea Cliff by Imtiaz one-bedrooms have traded at an average of about AED 2,538 per sq ft, and one portal puts Seaside by Prestige One at about AED 2,080. Mackerel Tower sits at the lower end of that band. The unit mix is less clear than the price: the developer's launch release names one- and two-bedrooms and penthouses, while brokers list three-bedrooms and a four-bedroom penthouse. Ask for the floor plan of the exact unit.
Payment plan and total cost
The developer plan is 15% on booking, 45% during construction and 40% at handover; one broker writes it as 60/40. No source gives the number or dates of the construction instalments. If the developer still has one of its own units, the example below applies; on a resale, the second table does.

Get the developer's statement of what the seller has paid before you agree the split, because that decides your first cheque. The developer's no-objection fee for an off-plan transfer is not published. Service charges are estimated at AED 15 to 22 per sq ft a year across Dubai Islands; on a 796 sq ft one-bedroom that is about AED 11,940 to 17,512 a year.
Location and connectivity
Dubai Islands is Nakheel's 17 sq km reclamation of five islands off Deira, reached over the Infinity Bridge. The sources we checked do not name Mackerel Tower's island or plot, so ask for the affection plan before you pay. Deira and the Gold Souk are about 10 minutes by car, Dubai International Airport about 15 to 20, Dubai Creek Harbour about 15 and Downtown Dubai about 20 to 25.
The nearest rail is Gold Souq Metro station on the mainland until the Blue Line arrives, dated 2027 to 2029. The island mall, the promenade and the bridge to Bur Dubai are still being built, so a 2027 handover lands on an island that is part-finished. Agua Residences and Seaside by Prestige One are two other boutique buildings on the islands.
Amenities and specifications
The feature the developer leads with is the 600-metre indoor jogging track, which it bills as the first in Dubai. Around it are swimming pools, health clubs, children's play areas, a barbecue deck, a meditation and yoga zone and sports courts. One broker describes the apartments as fully furnished, and the developer's material stresses usable layouts and smart-home systems.
Not published: the sizes of anything larger than a one-bedroom, parking per unit, appliance brands and the service charge. On a resale, the seller's SPA and its schedule of finishes are what you inherit, so read them before you sign.
About the developer
Tarrad Development was set up in the UAE in 2020, with Saeed Tarrad as chief executive and chairman. The wider business dates to 2004 and developed property in Iraq, Turkey and Europe before coming to Dubai. It builds through Saeed Tarrad Real Estate Development and its own contracting arm, Saeed Tarrad Building Contracting, which works on Mackerel Tower with 3D Construction.
Its Dubai pipeline is Mackerel Tower and the Celesto towers, one in Dubailand and two on Sheikh Zayed bin Hamdan Street, with handovers dated 2026 to 2028. We found no completed Tarrad building in Dubai. That makes Mackerel Tower, launched in November 2024, a first delivery, and the conflicting handover dates and progress readings the thing to resolve with the DLD before you pay.
For Indian buyers
Ownership. Dubai Islands is freehold for foreign buyers. Until handover your ownership is an Oqood record at the DLD; at handover the DLD issues the title deed. There is no annual property tax and no sales tax or VAT on the residential sale.
LRS. Each resident Indian can remit USD 250,000 per financial year. The AED 1,840,000 resale ask is about USD 501,000, just above a couple's USD 500,000 for one year, so plan the funding across two financial years. A resale front-loads the cheque, because the seller's paid-in amount is due at transfer. TCS at 20% applies above Rs 10 lakh a year and is adjusted against your tax.
Golden Visa. The AED 2 million threshold excludes most one-bedrooms. The largest ones, up to AED 2,103,970 on the launch list, and every two-bedroom from AED 2,403,088 clear it.
Rent and tax. DLD-derived data puts Dubai Islands gross yields at about 2.2% to 4% today, with forecasts of 6% to 8% once the mall and promenade open. At 4%, a AED 1,840,000 unit earns about AED 73,600 a year before service charges. An Indian resident pays Indian tax on that rent and reports the flat in Schedule FA. It is also small, with 64 homes, and its 600-metre indoor track is a real point of difference. What holds it back is certainty. The developer has no finished Dubai building we could find, three handover dates are in circulation, and the two progress readings are forty points apart. Buying on resale, you also pay a premium over the launch list for the privilege of choosing your unit.
