Dragon Mart — the region's largest Chinese trading hub — is minutes away, and Ras Al Khor's industrial area and Dubai Silicon Oasis are the employment centres that supply most of the local tenants. What it does not have is a metro station or a coastline, and that is the honest trade. This is a car district on the eastern edge, and its tenants are here because it is the cheapest freehold housing in the city. That produces high, reliable gross yields and high turnover, which is a combination you should plan for rather than be surprised by: budget a real vacancy allowance, and expect to re-let more often than you would in Dubai Marina.

Standard apartments run about 401 to 1,101 sq ft. What is not published by the sources we checked: the duplex's area, the parking allocation, the appliance specification and whether the buildings are chiller-free. On a small unit a separate district cooling account is a meaningful annual cost, so that last one is worth asking about specifically. About the developer

Danube Properties made the 1% monthly payment plan familiar in Dubai and builds at volume in the mid-market. DLD records show 20 completed projects and 8,230 units delivered — not a first-time name.

Its punctuality is genuinely contested, and we would rather print the disagreement than average it into something meaningless. Danube reports an 87.5% launch-to-delivery ratio, Pearlz handed over six months early, Gemz five months early, no promised handover missed, and 11 handovers announced inside a single year. An independent developer index reads the same record at 44% delivery reliability and counts three active projects past their announced handover date.

Petalz has its own version of that story: an earlier source targeted a mid-2025 handover, and the date on record now is December 2026. None of this makes the project unsound — the escrow system protects the money and the entry price is low — but it does mean the only date worth planning around is the one registered on your own Oqood, and that you should go and look at the site before booking.

For Indian buyers

Al Warsan is freehold, so an Indian citizen can own here outright with a DLD title deed, in their own name. Dubai charges no annual property tax; the recurring cost after handover is the service charge.

This is about the lowest-friction way into Dubai property from India. On residency, nothing published here qualifies — the Golden Visa property route needs AED 2 M against a top published price of AED 990,000. On tax at home, rent from Dubai is taxable in India for a resident at slab rates as income from house property with the standard 30% deduction, and the property must be reported in Schedule FA of your return. Our verdict

Petalz is the clearest small-ticket income proposition on this list, and the arithmetic makes the case rather than the marketing. A AED 450,000 studio at about AED 1,122 per sq ft, in a district quoted at 8.5 to 9.5% gross, on a plan asking AED 45,000 to book and about AED 4,500 a month for three years after handover, is close to a purchase a tenant pays for. For someone with steady income and limited capital, that is genuinely useful — and a gated low-rise is a nicer thing to own than another tower at the same money.

Be honest about two things. This is Dubai's cheapest freehold corner for real reasons — no metro, eastern edge, price-driven tenants, high turnover — so the return is the yield and not the capital growth, and vacancy needs a real allowance in your numbers. And the date has already slipped once, from mid-2025 to December 2026, in a company whose punctuality two credible sources describe in completely different terms. Danube reports an 87.5% launch-to-delivery ratio, Pearlz handed over six months early, Gemz five months early, no promised handover missed, and an announced programme of 11 handovers inside a single year. An independent developer index reads the same record at 44% delivery reliability and counts three active projects past their announced handover date. Petalz itself has form here: an earlier source targeted mid-2025 and the current date on record is December 2026. None of that makes the project unsound - the escrow system and the low entry price both work in your favour - but it does mean the only date worth planning around is the one registered on your own Oqood.

Payment Plan

Danube's structure here: 10% at booking, 31% across construction, 19% at handover, and the remaining 40% at 1% a month for 40 months after you take possession. On top of the price: the 4% DLD registration fee, the DLD's Oqood registration and admin charge (about AED 3,000 on the current schedule at this value), and a 2% broker commission if you buy through an agent. Worked on the AED 450,000 studio: AED 45,000 at booking, about AED 139,500 across construction, AED 85,500 at handover, and AED 180,000 over 40 months - about AED 4,500 a month. Add AED 18,000 for the DLD fee and about AED 3,000 registration, for roughly AED 471,000 all in, about Rs 1.21 crore. The 40-month tail is the point of the deal. From December 2026 the apartment can be let while you are still paying, and in a district quoted at 8.5 to 9.5% gross the rent on a AED 450,000 studio should cover the AED 4,500 monthly instalment with room to spare. That is a genuinely unusual position for a small-ticket buyer. Service charges start after handover. Budget for the district's usual mid-market rate and ask for the developer's estimated first-year figure - a gated scheme with pools and a full amenity list is not the cheapest thing to run.

Specifications

Studios, one- and two-bedroom apartments across two low-rise blocks of six residential floors, in a gated setting - which is unusual for Danube, whose projects are normally towers. The distinctive stock is at the top: presidential studios and suites that come with their own private pools, and a four-bedroom duplex with a private terrace and pool. Sizes run about 401 to 1,101 sq ft for the standard apartments; the duplex's area is not published by the sources we checked. What is also not published: the parking allocation, the appliance specification and whether the buildings are chiller-free. Ask for the specification annexure to the sale and purchase agreement, which is the document the developer has to build to.

💬 Our View

Petalz is the clearest small-ticket income proposition in this batch, and the arithmetic is what makes it work rather than the marketing. A AED 450,000 studio at about AED 1,122 per sq ft, in a district quoted at 8.5 to 9.5% gross, on a plan that asks AED 45,000 to book and about AED 4,500 a month for three years after handover, is a purchase a tenant can largely pay for. That is a genuinely useful structure for someone with income and not much capital, and the gated low-rise format is a nicer thing to own than another tower at the same price. Two things to be honest about. Al Warsan and International City are the cheapest freehold districts in Dubai for real reasons - no metro, eastern edge of the city, price-driven tenants and high turnover - so the return here is the yield and not the capital growth, and you should underwrite vacancy properly rather than assume a full year of rent. And the date has already slipped once, from a mid-2025 target to December 2026, in a company whose punctuality two credible sources describe completely differently. Neither is a reason to walk away at this price point; both are reasons to get the registered Oqood date in writing and to go and look at the site before you book.
