We print AED 1.6 M because it is the latest one-bedroom start in the sources checked, and one portal lists about 100 apartments for sale in the tower, so this is a resale market now. The AED 1.32 M figure many broker pages still carry is Emaar's 2022 launch price for the 753 sq ft one-bedroom; it cannot be bought today. The source listing shows no price.

The rise from launch to resale is about 21% over four years, less than some newer Dubai launches have shown, which reflects that the premium is paid on a unit bought at launch-era rates. The DLD transaction record for the tower settles what comparable units have sold for; ask for it before you make an offer.

What the larger units cost

None of the sources checked prints a current price for the two, three or four-bedrooms. Two-bedrooms run about 1,156 to 1,215 sq ft. At the one-bedroom's resale rate of about AED 2,125 per sq ft, a 1,156 sq ft two-bedroom would come to about AED 2.46 M, but that is arithmetic, not a quote; ask for the seller's asking price and the unit's DLD history.

Payment plan and total cost

Emaar sold Golf Heights on two plans at different times: 10/70/20 and 20/60/20. Both leave 20% due at handover in Q4 2026. With the tower close to completion, the original buyer has paid most of the construction share, so a resale is mostly a payment to the seller plus the handover instalment to Emaar.

Emaar charges its own fee to transfer an unfinished unit, which the sources checked do not state. The DLD fee is charged on the full resale price, not on the seller's original price. Ask Emaar for the unit's statement of account before you pay a deposit.

Service charge. Not published for Golf Heights. One portal's service-charge index puts mid-market Dubai buildings at about AED 10 to 32 per sq ft a year. On a 753 sq ft one-bedroom, AED 15 to 25 per sq ft would be about AED 11,300 to 18,800 a year; Emaar's first budget at handover will give the real number.

Location and connectivity

The Views is a district of mid-rise and high-rise apartment buildings inside Emirates Living, next to The Greens, and has been lived in for well over a decade. Golf Heights is the newest tower in it. It sits on First Al Khail Street (D86), with the Emirates Golf Club on one side and the Jebel Ali Racecourse on the other, and the upper floors look over Dubai Marina.

Dubai Marina, JLT, Dubai Internet City and Dubai Media City are a short drive across Sheikh Zayed Road, which makes the tower practical for people who work there. The Dubai Metro Red Line runs along Sheikh Zayed Road; from The Views you reach it by car or feeder bus rather than on foot. Supermarkets, schools and cafes are already open in The Greens and The Views.

Amenities and specifications

The tower comprises a basement, a ground floor, a five-level parking podium and 38 residential floors, on a plot of about 4,935 sq m. Portals round that to 43 or 45 storeys. On top of the podium is an amenity deck with a pool, landscaped areas and outdoor seating, and there is a gym and retail at ground level.

Apartments have one or two balconies each and floor-to-ceiling windows. The architect, KEO International Consultants, placed the tower to take the golf-course and skyline views, which is why the west-facing stacks carry the higher asks. Sizes run from about 753 sq ft for a one-bedroom and about 1,156 to 1,215 sq ft for a two-bedroom up to about 2,399 sq ft for the largest units.

About the developer

Emaar Properties built Downtown Dubai, the Burj Khalifa, The Dubai Mall, Dubai Marina, Arabian Ranches and Dubai Hills Estate. It also developed Emirates Living itself, so Golf Heights is Emaar returning to a community it created. It is listed on the Dubai Financial Market. Its development arm says it has delivered more than 84,000 homes since 2002 and has more than 51,000 under development. In the first half of 2026 the group booked AED 26.6 billion of property sales, and its revenue backlog reached AED 164.9 billion.

For this tower, the main contractor is Al Sahel Contracting, with Pinnacle International Piling Foundation on the foundations and KEO as architectural consultant. Construction started in March 2023 for a Q4 2026 handover; the sources checked report no delay.

For Indian buyers

Ownership. Emirates Living is freehold for foreign buyers. Until handover your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 64,000 on a AED 1.6 M resale.

Remittance. Each person can send USD 250,000 per financial year under the Liberalised Remittance Scheme. The worked example comes to about AED 1.70 M, roughly USD 463,000: more than one person's allowance, within a couple's USD 500,000. Because the handover instalment falls in Q4 2026, a couple can split it across the current financial year. TCS of 20% applies above Rs 10 lakh a year and is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. A one-bedroom at AED 1.6 M falls short; a two-bedroom or larger unit priced above AED 2 M should clear it on the title deed value. See our note on the Golden Visa through property.

Rent and tax. The sources checked do not give a yield for The Views; our rental yields by area note sets the city's communities side by side. A new Emaar tower near Dubai Marina should let readily from early 2027. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.

Our verdict

Golf Heights is the rare Emaar tower in this batch you can move into soon: handover is due in Q4 2026, about three months away. It is also the only new high-rise in The Views, an established Emirates Living district, which gives it golf-course views and a finished neighbourhood from day one. What you pay for that is the resale premium: about AED 1.6 M for a one-bedroom Emaar launched at AED 1.32 M, around 21% more. At about AED 2,125 per sq ft that is still a reasonable price for a new Emaar tower near Dubai Marina. The two gaps are the unpublished service charge and the fact that a one-bedroom will not carry a Golden Visa.

A good fit for an end user or a near-term landlord who wants an Emaar apartment in a settled community with keys in early 2027. Pay no more than the DLD's recent transactions support, confirm the seller's paid-up amount with Emaar, and budget for the handover instalment. Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
