About Azizi Riviera Phase 3 Meydan One Dubai
Azizi Riviera Phase 3 is the third stage of Azizi Developments' lagoon-side community in Meydan One, Mohammed Bin Rashid City — and, unlike most pages you will read about Riviera, it is finished. Azizi confirmed in August 2025 that 53 of the community's 75 buildings had been handed over, covering all of phases 1, 2 and 3 plus five buildings in phase 4. Phase 3 is therefore a resale and rental market, not an off-plan launch.
That changes what this page has to tell you. There is no developer payment plan to compare and no completion risk to price. What there is instead: a real asking-price range, a service charge you can ask for, a tenant already in some of the units, and one confusion worth clearing up before you spend money — "Azizi Riviera 3" is a building, while "Phase 3" is a group of buildings, and the portals index the two under names that look identical. For the community as a whole, including the phase 4 buildings still being finished, see our page on Azizi Riviera.

Three starting figures are in print for this phase: about AED 620,000, AED 650,000 and AED 1.2 million. The first two are studio asks on portals; the third comes from an agency page that appears to quote a larger unit. The document that settles a resale price is the signed Form F for the apartment and the transfer value the Dubai Land Department records. Ask for recent recorded transfers in the exact building before you offer.
The spread inside a single building is wide — AED 620,000 to AED 1.5 million — which usually means floor, view and size are doing the work. At about AED 1,777 per sq ft in comparable Riviera stock, this is mid-market square footage: cheaper than any Dubai waterfront address, dearer per foot than outlying communities.
Buying a resale here: the real cost
Because phase 3 is delivered, there is no developer payment plan. You agree a price with the owner, sign the Form F, the seller obtains the developer's no-objection certificate, and the transfer happens at a Dubai Land Department registration trustee office, where the title deed is issued in your name. If you borrow, a UAE bank typically lends a non-resident 50% to 60%, set on its own valuation rather than the asking price.
| Item | On a AED 620,000 studio | Rupees (at 25.75) |
|---|---|---|
| Price | 620,000 | About Rs 1.60 crore |
| DLD transfer fee, 4% | 24,800 | About Rs 6.4 lakh |
| Registration trustee and title deed fees | A few thousand dirhams; ask for the exact figure | — |
| Agency fee, typically 2% | 12,400 | About Rs 3.2 lakh |
| Service charge, first year, at AED 14 - 18 per sq ft on 300 sq ft | About 4,200 - 5,400 | About Rs 1.1 - 1.4 lakh |
| All-in | About 662,000 plus the first year's charges | About Rs 1.70 crore |
Budget 6% to 7% over the agreed price for the government and transaction costs. There is no annual property tax in the UAE, and a residential sale does not attract VAT, so the recurring cost is the service charge, the chilled-water account and utilities. Before transfer, insist on written confirmation that the seller's service charges are paid up to date; arrears attach to the apartment, not to the person who ran them up.
Location and connectivity
Meydan One sits in Mohammed Bin Rashid City where Dubai-Al Ain Road meets Sheikh Mohammed bin Zayed Road. Area guides put Downtown Dubai and the Burj Khalifa at 15 to 20 minutes by car and Dubai International Airport at about 20 minutes. There is no metro station in the eastern MBR City cluster; the nearest are about 10 minutes away by car, so a tenant here will almost certainly drive.
The advantage of a delivered phase is that the surroundings are real: the lagoon is filled, the promenade and street retail are open, the neighbouring buildings occupied. Meydan Racecourse is next door and GEMS Heritage and Hartland International School a short drive away. Still unbuilt is Meydan One Mall, over 600 shops planned — treat it as upside, not as today's value.
For a new-build comparison in the same district, see Cube Residences, a 54-home furnished building in District 11. Everything we track in the emirate is on all Dubai projects, and the wider list is on the projects page.
Amenities and specifications
Riviera apartments are quoted with Bosch-fitted kitchens and standard Azizi finishes. Specification differs between phases, and phase 3 buildings are generally better fitted than the earliest ones, though no source publishes a phase-by-phase schedule. Each building has its own pool and gym; the lagoon, the promenade and the retail strip are shared.
The most useful thing you can do on a viewing is compare two apartments in different buildings of this phase. The stock is delivered, so you see the real finish, the real view, the lift waiting times and the state of the common areas. Confirm the parking allocation in writing, because it varies.
About the developer
Azizi Developments says it has delivered more than 45,000 homes, completed thousands of units across 19 projects in 2024, and handed over seven projects during 2026 with around ten more targeted before December 2026. A developer-data summary of Dubai Land Department figures puts 89.1% of its contracted units delivered on or before the DLD-registered handover date, with a 0.0% contract cancellation rate.
Phase 3 is part of that record rather than a promise about it, and named deliveries around it were reported through 2025 — Riviera 63 in March, Riviera 61 in June, Riviera 65 and 67 in July. Azizi is a volume builder: good for delivery odds, bad for scarcity.
For Indian buyers
Ownership. Meydan One is freehold and open to buyers of every nationality, resident or not, with the title deed issued by the Dubai Land Department in your own name. There is no local partner and no residence requirement. The UAE charges no annual property tax and a residential sale does not attract VAT, so the government cost of purchase is the 4% DLD transfer fee — AED 24,800 on a AED 620,000 studio — plus trustee, title deed and agency fees.
Remittance. The Liberalised Remittance Scheme allows an Indian resident to send USD 250,000 per person per financial year, so a couple can move USD 500,000. A AED 620,000 studio is about USD 169,000, which fits inside one person's allowance in a single year with room for the transfer costs. A delivered apartment needs the whole amount at transfer rather than in instalments, so plan the remittance before you sign the Form F.
Golden Visa. The threshold is AED 2 million of property. Nothing at the studio or one-bedroom level here comes close. If the visa is the point of the purchase, this is the wrong phase and probably the wrong community.
Yield and exit. One-bedroom stock in Riviera was reported at 6.5% to 7.6% gross in August 2026, with the wider range quoted at 6% to 8%; net on a studio is about 5% to 6.5% after service charges and vacancy. A delivered phase lets you buy on the rent the unit earns today rather than on a projection. The exit is the weak side: thousands of similar apartments compete with yours. Rent and any capital gain are taxable in India for an Indian tax resident, with credit for UAE tax that is nil in practice.
Pros
- Delivered and occupied — phases 1, 2 and 3 were all handed over by Azizi's August 2025 statement
- You can inspect the apartment, the building and the common areas before paying anything
- No completion risk, no escrow to monitor and no construction-progress figure to chase
- Studio asks from about AED 620,000, among the cheapest freehold entries within 15 to 20 minutes of Downtown
- Reported gross yields of 6.5% to 7.6% on one-bedroom stock, on a real current rent rather than a projection
- A studio at about USD 169,000 fits inside one person's annual overseas remittance allowance
- Azizi's DLD-recorded 89.1% on-time delivery rate and 0.0% cancellation rate
Cons
- No developer payment plan — a resale needs the full price at transfer or a UAE mortgage
- Three different starting prices are in print for this phase: about AED 620,000, AED 650,000 and AED 1.2 million
- "Azizi Riviera 3" the building and "Phase 3" the stage are indexed under names that look alike
- The exact completion quarter of phase 3 is not published by any source we checked
- Small apartments, volume-builder finish, and a great many of them competing with yours
- No metro in the cluster and Meydan One Mall still under construction
- Service charge arrears attach to the apartment, so a careless purchase inherits the previous owner's bills
Who this is for
- Investors who want rent from month one, on a figure they can verify before buying
- Buyers who will not take completion risk from any developer, at any discount
- Overseas buyers whose whole purchase fits inside one year's remittance allowance
- End users who want to see the finish, the view and the neighbours before committing
Who should look elsewhere
- Buyers who need a staged payment plan rather than the full price at transfer
- Anyone buying for the AED 2 M Golden Visa
- Investors who want capital growth from scarcity rather than income from volume stock
- Families who need space, a quiet building or a premium specification
Our verdict
Phase 3 is the part of Azizi Riviera you can actually check. It is built, handed over and occupied, so the two biggest risks in a Dubai off-plan purchase — will it finish, and will it look like the render — are already answered. At studio asks from about AED 620,000 and roughly AED 1,777 per sq ft in comparable stock, you are buying mid-market square footage with a verifiable rent behind it and reported gross yields of 6.5% to 7.6% on one-bedroom units. Two things need care. Confirm in writing which building and which phase your unit is in, because the portals' naming invites a mistake. And accept that scarcity is not part of this deal: you will own one of thousands of similar apartments, so the exit is priced by the market, not by what you paid.

FAQs
Is Azizi Riviera Phase 3 ready to move into?
Yes. Azizi stated in August 2025 that 53 of the community's 75 buildings had been handed over, covering all of phases 1, 2 and 3 plus five buildings in phase 4. Phase 3 is therefore complete and occupied, and what is sold today is resale stock rather than off-plan units.
What does an apartment in Phase 3 cost?
Studio asks in the building portals index as Azizi Riviera 3 run from about AED 620,000 to AED 1.5 million, with an average near AED 832,332. Community-wide studio asks start around AED 650,000. One agency page quotes studio-to-two-bedroom stock from about AED 1.2 million, which appears to cover larger units. Ask for recorded transfers in the exact building.
Is there a payment plan?
Not from the developer, because the phase is delivered. You buy from an owner and pay at transfer, or fund part of the price with a UAE mortgage; banks typically lend non-residents 50% to 60%. Budget 6% to 7% over the price for the 4% DLD transfer fee, trustee and title deed fees and the agency fee.
When exactly was Phase 3 handed over?
No source we checked prints the completion quarter for phase 3 as a whole. What is documented is that it was finished before Azizi's August 2025 statement, which listed phases 1, 2 and 3 as fully handed over. Individual building completion dates can be checked on the Dubai REST app.
What is the difference between 'Azizi Riviera 3' and 'Phase 3'?
Azizi Riviera 3 is one building; Phase 3 is a group of buildings delivered as the third stage of the community. Portals index them under names that look nearly identical, and prices quoted for one do not necessarily apply to the other. Get the building name and number written into the contract.
What are the service charges?
The rate varies by building and no phase-wide figure is published. Meydan buildings averaged AED 14 to 18 per sq ft a year in August 2026, so roughly AED 4,200 to 5,400 on a 300 sq ft studio before chilled water and utilities. Confirm the building's budget and that the seller's charges are paid up, because arrears follow the apartment.
What rental yield can I expect?
One-bedroom stock in Riviera was reported at 6.5% to 7.6% gross in August 2026, with the wider range quoted at 6% to 8%. A realistic net on a studio after service charges and vacancy is about 5% to 6.5%. Because the stock is delivered, you can ask what the unit rents for today instead of relying on an estimate.
Does it qualify for a Golden Visa?
No, not at these prices. The property threshold is AED 2 million and entry stock here is AED 620,000 to about AED 850,000. Check the current rule with the Dubai Land Department before assuming smaller apartments can be combined to reach it.
Can an overseas buyer own here?
Yes. Meydan One is freehold and open to every nationality, resident or not, with the title deed issued by the Dubai Land Department in your own name. An Indian resident remits under the Liberalised Remittance Scheme at USD 250,000 per person per financial year; a AED 620,000 studio is about USD 169,000, which fits inside one allowance.

Handover Timeline
Phase 3 is finished. Azizi stated in August 2025 that 53 of the community's 75 buildings had been handed over, covering all of phases 1, 2 and 3 plus five buildings in phase 4. No source we checked prints the completion quarter for phase 3 as a whole, which is why the handover field on this page is left empty rather than filled with a date nobody published. Individual building completion records can be checked on the Dubai REST app, and the buildings still finishing belong to phase 4, not to this one.
Investment Analysis
Why people look at Azizi Riviera Phase 3 Meydan One Dubai for investment is simple — it is in Meydan One, Mohammed Bin Rashid City, and this part of Mohammed Bin Rashid City has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 620,000 (about Rs 1.60 Cr) is in line with what Meydan One, Mohammed Bin Rashid City asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Meydan One, Mohammed Bin Rashid City are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Meydan One, Mohammed Bin Rashid City is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Handover Risks
As a ready or near-ready building, handover risk here is low — what you see is largely what you get.
Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.
Bank Loan Availability
A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

The project is currently ready to move. The build stage and finishing change month to month.

Locality Review
Meydan One, Mohammed Bin Rashid City is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Nearby Landmarks & Connectivity
Connectivity is indicative. Ask us for exact distances and drive times.
The main thing to weigh is this — no developer payment plan — a resale needs the full price at transfer or a UAE mortgage. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.
For the long term, Meydan One, Mohammed Bin Rashid City has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.
It suits buyers who want to move in soon or rent out quickly, and anyone who wants a home from a trusted builder in Meydan One, Mohammed Bin Rashid City.

About Azizi Developments
Azizi Developments says it has delivered more than 45,000 homes, completed thousands of units across 19 projects in 2024, and handed over seven projects during 2026 with around ten more targeted before December 2026. A developer-data summary of Dubai Land Department figures puts 89.1% of its contracted units delivered on or before the DLD-registered handover date, with a 0.0% contract cancellation rate. Phase 3 is part of that record rather than a promise about it, and named deliveries in the phases around it were reported through 2025 — Riviera 63 in March, Riviera 61 in June, Riviera 65 and 67 in July. Azizi is a volume builder: good for delivery odds, poor for scarcity.

💬 Our View
Phase 3 is the part of Azizi Riviera a buyer can actually check. It is built, handed over and lived in, so the two biggest risks in a Dubai off-plan purchase — whether it finishes and whether it looks like the render — are already answered. At studio asks from about AED 620,000 and roughly AED 1,777 per sq ft in comparable stock, this is mid-market square footage with a verifiable rent behind it and reported gross yields of 6.5% to 7.6% on one-bedroom units. Two things need care. The naming invites a mistake, because 'Azizi Riviera 3' is a building while 'Phase 3' is a stage, and the portals index them almost identically. And scarcity is not part of the deal: you will own one of thousands of similar apartments, so your exit is priced by the market rather than by what you paid. Buy it for income you can verify, not for a growth story.
We track Mohammed Bin Rashid City closely, and Azizi Riviera Phase 3 Meydan One Dubai is one of the homes buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit. We are not here to push one project — we help you compare and pick what fits your budget and plan. For the live price and a clear comparison, just reach out.

Final Verdict
A sound income buy for anyone who refuses completion risk. Delivered stock, a rent you can check before paying, studio asks from about AED 620,000 and reported gross yields of 6.5% to 7.6% on one-bedroom units. Confirm in writing which building and which phase the unit sits in, get the service-charge budget and proof the seller's charges are clear, and price your exit to the market. Not a Golden Visa purchase, and not for a buyer who needs instalments.
