About the developer

Prescott Real Estate Development is a private Dubai developer founded in 2006. It has handed over Serene Gardens (184 units, Discovery Gardens), Fairway Residences (156 units, Dubai Sports City), Verano at Dubai Studio City and Prime Residency 3 (292 units, Al Furjan). Portals put its delivered total between 850 and about 1,200 units, with about 1,100 units under construction in 2025 and a stated plan of 1,500 launches by 2025. That is a working record of finishing mid-rise buildings in the outer freehold communities. It is not a listed company and it has never built a tall tower, which is fine for a 12-storey product but worth knowing.

Ownership. Al Furjan is a designated freehold area, so an Indian citizen can hold the title deed outright, in their own name, with no local partner. The DLD issues the deed; for an off-plan unit you get an Oqood registration first and the deed at handover.

Remitting the money. The RBI's Liberalised Remittance Scheme allows USD 250,000 per person per financial year, so a couple can send USD 500,000. The studio's all-in cost of about AED 623,000 is roughly USD 170,000, which fits inside one person's annual limit. Your bank will collect tax at source on LRS remittances above the annual threshold (Rs 10 lakh at the time of writing); it is creditable against your Indian tax, so budget for the cash-flow rather than the cost. Golden Visa. The property route needs AED 2 million of property value. A single unit here does not get you there; two or three units combined can, and the DLD will count them together.
