Offices were sold to individual investors, so the resale market here is almost entirely let offices sold with the tenant in place.

The 1,850 sq ft office divides to about Rs 20,540, while its listing prints Rs 20,513, which means the Rs 3.8 crore is rounded from about Rs 3.79 crore.
The 3,480 and 3,484 sq ft offices, both let at Rs 132.5 through the same broker, are very likely one office listed twice with a rounded area. A buyer comparing them should ask for the unit number before treating them as two choices.
Why every let office lands at 6 per cent
The sellers here price by one rule: the asking price per sq ft is 200 times the monthly rent per sq ft. Rs 115 times 200 is Rs 23,000; Rs 132.5 times 200 is Rs 26,500. That is a 6 per cent gross yield by construction, and it is the ROI every one of these listings prints, so the price tells a buyer nothing the lease does not already say. The question is never "is Rs 26,500 a fair rate for Vatika Atrium" but "will this tenant keep paying Rs 132.5, and what happens if it leaves".
Six per cent is also a thin return for an office bought with cash. Stamp duty and the registration fee are paid on top of the price, so the yield on the money actually spent is lower than 6 per cent from the first month. So Rs 132.5 is above the market by about 6 to 20 per cent.
Two outcomes follow for a buyer at Rs 26,500:
- The tenant stays past June 2028. The step-up takes the rent to about Rs 152.4, and the gross yield on Rs 26,500 rises to about 6.9 per cent. This is the case the price is betting on.
- The tenant leaves when the lock-in ends. Relet at Rs 115, the yield on Rs 26,500 falls to 5.2 per cent. Valued again at 6 per cent on Rs 115, the office is worth Rs 23,000 a foot: Rs 3,500 less, or about Rs 1.22 crore on 3,484 sq ft, before any months of vacancy.
There is one more thing to check. The two listings for a 3,484 sq ft office, one to let at Rs 110 and one sold as let at Rs 132.5, may be the same fourth-floor office at two dates. If so, the Rs 132.5 was agreed with a furnished fit-out included, and the yield at Rs 110 would have been about 5 per cent. Only the registered lease deed settles which rent the office really earns; ask for it, and for the tenant's last six months of bank credits, before paying a token.
What an office without a tenant is worth
A buyer of an empty office takes the letting risk and the fit-out, so the price should give a higher return than a let office: 6.5 to 7 per cent on the rent it can fetch. On fresh rents of Rs 110 to Rs 125:

- Rs 15,000 per sq ft on a broker page, with no unit or date. At a Rs 110 rent that would be an 8.8 per cent return, which no owner of a let office here is accepting. Treat it as an old figure left on a page.

Vatika Atrium's let offices are the dearest on the road per foot, and the reason is the leases, not the building: they carry rents of Rs 115 to Rs 132.5 where Vatika Towers leases pay about Rs 98 to Rs 110. Put as Vatika Atrium vs Vatika Towers, the two sell at about the same multiple of their rent, so the gap per foot is the lease. Veritas Tower, on the same metro station, and Paras Twin Towers in Sector 54 value at about Rs 18,200 to Rs 24,000 on their rents. Paras Downtown Centre, also finished in 2006, is worth about Rs 16,000 to Rs 20,300. A vacant office in Vatika Atrium at Rs 19,000 to Rs 23,000 is in line with all of them. The building behind the leases
One building-data site lists Block A at about 90,000 sq ft and Block B at about 1,30,000 sq ft, both standalone, which adds to the 2,20,000 sq ft every broker quotes; one portal gives 20,439 square metres, the same area. The design is credited to Studio u+a of New York with Spazzio Design. One project page gives offices of 920 to 15,000 sq ft; the ones for sale now are 1,850 to 3,484 sq ft, most furnished and let. No floor plan for either block was published in the sources read; ask the seller for the unit's measured plan, which also shows its carpet area. Our rent page lists a bank, a hotel company and technology firms among the occupants, and one let office for sale names Shippl as its tenant; no full directory of the companies in the building turned up in the sources read. The developer's own business centre takes space in Block B, for which an occupation certificate is recorded. No registration with the Haryana authority applies: the building was finished in 2006, long before Haryana began registering projects.
The developer's insolvency case
Vatika Limited raised Rs 146 crore of debentures secured on its Aspirations housing project in Sector 88B, defaulted on Rs 29.72 crore of interest, and was admitted to insolvency by the tribunal in Chandigarh. On 27 March 2026 the appeal tribunal confined that process to Aspirations alone and ruled it cannot extend to the company's other projects. Separately, on 28 September 2026 the Enforcement Directorate arrested Vatika Limited's chairman and managing director, Anil Bhalla, and promoter Gautam Bhalla in a money-laundering case over plots in Vatika India Next and India Next-2 that buyers paid for and never received; a Gurugram special court sent both to ED custody until 3 October. That case is about the plotted townships, not this building. Offices in Vatika Atrium were sold years ago and are held by investors, so a buyer here deals with the owner, not the developer. The check that matters is the seller's registered conveyance deed and a search showing no loan charge on the unit.
Who should buy, and at what price
It suits an investor who wants a Golf Course Road office near the metro and accepts about 6 per cent, provided the lease is read first and the rent is close to the market. It suits an owner-occupier who can buy a vacant office at Rs 19,000 to Rs 23,000 and use it. It does not suit a buyer who needs 7 per cent or more, a buyer who cannot carry a few months' vacancy at the end of a lock-in, or anyone paying Rs 27,000 or more for a lease that already pays above the building's rent.
