Vatika Towers is the Vatika Group's flagship office building on Golf Course Road, in the Suncity block of Sector 54, finished in 2007 and designed by the New York practice Studio U+A with Spazzio Design. It sits about half a kilometre from the Sector 53-54 Rapid Metro station and has been let for most of its life. A search for office space for sale in Vatika Towers is a search for a let suite on one of the dearest office roads in Gurgaon, and the question is what the lease is worth. This page used to answer with a rate of Rs 20,000 to Rs 26,000 per sq ft. The asks on the listings divide to about Rs 17,500 to Rs 20,000 per sq ft: the let suites near Rs 17,500 to Rs 17,750, and a small unoccupied unit at Rs 20,000. What sellers ask, divided by the area

One portal quotes a price range for the building of Rs 1.2 crore to Rs 21.1 crore across units of 500 to 14,117 sq ft. A range like that pairs its ends loosely, so it is not a rate, but it does show that whole floors of about 14,000 sq ft come up for sale here, not only slices. For comparison, Veritas Tower across the road in Sector 53 works out at about Rs 18,200 to Rs 24,000 on its rent, and Orchid Centre publishes no sale rate at all.

On every row the old floor was above what a let unit asks, by about 13 per cent, and the old ceiling was above it by about 47 per cent. A unit with no tenant, or a very small one, closes some of that gap. A let suite does not.
The rent, and the yield it produces
The letting side of the building is thinly published, and what there is sits close together:
- The co-working lease, which started at Rs 85 in July 2022 and stepped up 15 per cent in July 2025, to about Rs 98.
- The 1,500 sq ft office's rent of Rs 1,63,500 a month, which is about Rs 109.
- A headline of Rs 110 for space in Tower B, on floor plates of about 13,300 sq ft.
That puts fresh space at about Rs 110 and the older lease at Rs 98, which is where the rest of this stretch lets: Ocus Technopolis in the same sector also quotes about Rs 110. Now divide. The 1,500 sq ft office earns Rs 19.6 lakh a year on Rs 2.62 crore: a 7.5 per cent gross yield. The co-working unit earns about Rs 1,173 a year per sq ft at today's Rs 98 on Rs 17,739: 6.6 per cent. At Rs 110 on the Rs 20,000 small unit, the yield would be 6.6 per cent as well.
The 5.75 per cent that is already out of date
The co-working listing prints an ROI, a return on investment, of 5.75 per cent. That is Rs 85 a month, or Rs 1,020 a year, on Rs 17,739, and it was right in 2022. The lease stepped up 15 per cent in July 2025, so the rent is now about Rs 98 and the return about 6.6 per cent on the same price. The next step, if the lease repeats it, is due in July 2028 and would take the rent to about Rs 112, a 7.6 per cent yield. A listing that still prints the starting return is underselling its own unit, and a buyer should check the rent actually being paid today, not the rent on the flyer.
The other thing about this unit is the tenant. A co-working operator holding a lakh sq ft is one lease covering many slices. If it leaves, every slice in its block goes empty at once. That is a concentration a buyer should price, and it is why a unit let to an operator trades at about the same rate as one let at a higher rent to an ordinary firm.
How to price a let suite here
A let office is priced from its rent. At Rs 110 a month, a year's rent on one sq ft is Rs 1,320. At 7 per cent that is worth about Rs 18,900 per sq ft; at 7.5 per cent, about Rs 17,600. So the Rs 17,467 on the 1,500 sq ft office is a buyer being offered 7.5 per cent, which is a good trade on this road, and a suite let at Rs 110 should sell at Rs 17,500 to Rs 19,000. Anything asked above that is a bet on rents rising, not a price the lease supports. The building, and what the listings disagree on
The descriptions do not agree on size. The architects' description, repeated on several listings, gives about 35,582 square metres of office space, roughly 3.8 lakh sq ft, in two blocks of ground plus 15 and ground plus 4 floors joined by a central atrium. One listing gives about 2.14 lakh sq ft on 7 acres. Another counts Tower B as two basements, ground and 16 floors, with plates of about 13,300 sq ft, and Tower C plates of 13,000 to 14,250 sq ft. The practical point is simple: the building has one tall block and one low one, the tall one holds most of the office floors, and the sale deed for any unit names its block and floor. Ask for both.
Listings file the address as Sector 54, Suncity and DLF Phase 5. It is the Suncity stretch of Golf Course Road in Sector 54. The Sector 53-54 Rapid Metro station is about 500 metres away.
The developer, and what it means for a finished building
Vatika Limited is in an insolvency process, begun at the NCLT, that the appeal tribunal restricted in March 2026 to one residential project, Aspirations. Vatika Towers is a finished, strata-sold building from 2007, so a unit registered in its owner's name is not part of that process. Vatika's own offices site still carries a page for offices for sale in Vatika Towers, which suggests the group or its affiliates still hold floors here. A buyer taking a unit directly from a Vatika company, rather than from an owner, should check that the seller is not the company under resolution and that the title is clear of any charge. The group's other office buildings, such as Vatika Professional Point in Sector 66, are separate buildings with their own rents.
