About Expo Valley Villas Expo City Dubai

Expo Valley is the villa district of Expo City Dubai, the government-owned development on the Expo 2020 site beside Al Maktoum airport. Its 532 homes sit around a nature reserve, a lake and a wadi, split into three sub-districts: about 300 Shamsa townhouses, 192 Yasmina duet (semi-detached) villas and 40 detached Maha villas. This page covers the first release, the townhouses and duets launched in 2022, not the detached Maha villas, which have their own page.

The first release was 165 homes from AED 3.4 M, and it sold out. Today three-bedroom townhouses are quoted from AED 3,699,000 (about Rs 9.52 crore), and four-bedroom duets were about AED 6.1 M in late 2023. The plan leaves half the price until after handover, which Expo City scheduled across the first three quarters of 2026. Configurations run from three-bedroom townhouses to five-bedroom duets.

We print AED 3,699,000 because it is the most recent starting price we found for a home in this release, a three-bedroom Shamsa townhouse, and the resale market agrees: one portal's Expo City Valley villa asks start at AED 3,650,000, within 2%. The source listing carries no price for this project. Gulf News and Khaleej Times put the 2022 launch at AED 3.4 M for the first 165 homes, so a buyer today pays roughly 9% more than a launch buyer did for the cheapest home.

The average resale ask of about AED 8.86 M is pulled up by the duets and the detached Maha villas and tells you little about a townhouse. For the duets, the most recent figure in print is AED 6.1 M for a four-bedroom in Q4 2023; nobody we checked prints a current price for the five-bedroom duet. The DLD transaction record for Expo Valley settles what homes have actually sold for, and it is the document to check before you agree a resale premium.

Against Expo City and Dubai South

A 2026 area guide puts Expo City apartments at about AED 2,021 per sq ft. A three-bedroom townhouse here at about AED 1,130 to 1,390 per sq ft costs a good deal less per foot than the district's flats, which is normal for villas and townhouses. The district's own Al Waha apartments, at about AED 2,685 per sq ft, show how much of the premium in Expo City goes on the address.

Payment plan and total cost

The townhouse plan quoted by broker pages is 20% on booking, 30% during construction and 50% over three years after handover. Other pages call Expo Valley's plan a 50/50, with the second half after handover, which is the same thing in shorter words. For a first-release buyer that meant only half the price was paid before the keys.

How a resale works here. The release is sold out, so the realistic purchase is a contract bought from a first buyer. You repay them what they have paid Expo City, plus their premium, and take over the remaining instalments, including any post-handover balance. The 4% DLD fee is charged on the full resale price, not on the original one. Ask Expo City for a statement of account on the unit and its transfer fee in writing before you pay the seller anything.

Service charge. Not published by the sources checked. Expo Valley maintains a nature reserve, a lake, a wadi and car-free lanes, and Expo City keeps its public realm to a high standard, so budget for a community charge above that of an ordinary townhouse cluster and ask for the rate per sq ft before you model a yield.

Location and connectivity

Expo Valley sits on the edge of Expo City Dubai, the Expo 2020 site, in the south of the city near Al Maktoum International Airport (DWC), about 10 minutes away. The Expo centre, with Al Wasl Plaza, the pavilions and the parks, is a short drive, and the Expo 2020 metro station on the Route 2020 branch of the Red Line is already running. Jebel Ali is about 15 to 20 minutes and Dubai Marina about 25 by road; Downtown and DIFC are a longer run up Sheikh Zayed Road.

The valley itself is planned for people rather than cars: car-free lanes, pedestrian paths and dedicated tracks for cyclists and e-scooters, with views over the reserve, the lake and the wadi. Expo City describes the reserve as home to gazelles and the lake as stocked with fish.

Most of what surrounds it is still being built. Expo City's own apartment districts, Mangrove, Sky, Al Waha and Sidr, are due between 2026 and 2027, and Dubai South and the DWC airport expansion are the bigger bets on this part of the city. Amenities and specifications

The draw is the setting rather than a clubhouse list: a nature reserve, a lake and a wadi at the centre of the valley, with walking, cycling and e-scooter routes through it and car-free lanes between the homes. Expo City's parks, sports venues and Al Wasl Plaza are close.

Townhouses (Shamsa). Three and four bedrooms; the three-bedroom is 2,655 to 3,284 sq ft. Quoted features include an open kitchen with an island, several balconies, a maid's room, two parking spaces, a walk-in closet in the master bedroom and built-in wardrobes in the others.

Duet villas (Yasmina). Four and five-bedroom semi-detached homes; the four-bedroom is 3,920 to 4,031 sq ft. Quoted features include an outdoor terrace, a private garden, a guest bedroom and a double garage on the main level.

How this release differs from its neighbours: Maha Villas are the 40 detached five-bedroom homes, 6,366 to 7,418 sq ft, with private pools and roof terraces, from about AED 13 M. The townhouses and duets here are a third to a half of that price and a third to a half of that size. The sources checked do not publish the finish schedule, appliance brands or plot sizes for the townhouses. Final specification as per the SPA.

About the developer

Expo City Dubai is the government-owned company converting the Expo 2020 site into a district to live and work in. Its residential launches began with Expo Valley in 2022 and continued with Mangrove Residences (450 homes in three towers, due Q1 2026), Sky Residences (420 apartments, due Q3 2026), Al Waha and the Sidr Residences towers (due Q4 2027). Its own schedule put about 1,402 homes into handover during 2026, 532 of them in Expo Valley.

The strengths are obvious: the state behind it, a site whose roads, metro and utilities are already built, and the record of delivering the Expo itself on time. The weakness is that it is new at selling homes. As of September 2026, none of the sources we checked confirms a completed residential handover, although Expo City said in 2025 that Mangrove was on schedule for Q1 2026.

For Indian buyers

Ownership. Expo City is a freehold area for foreign buyers. During construction your purchase is registered at the DLD as an Oqood; after handover the DLD issues the title deed in your name. There is no annual property tax in Dubai and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 147,960 on a AED 3,699,000 townhouse.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year, so a couple can send USD 500,000. The townhouse with fees is about AED 3.85 M, roughly USD 1.05 million, which is more than two years of a couple's allowance. The post-handover half helps: AED 1.85 M spread over three years after the keys fits inside a couple's annual limit. Plan the remittances year by year before you sign, and remember the 20% TCS on remittances above Rs 10 lakh a year, which is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million of property. Every home in this release clears it on the title deed value, so a townhouse here doubles as a ten-year residence route for the family.

Rent and tax. 2026 guides put Expo City townhouse yields at 6% to 8% gross, about AED 222,000 to 296,000 a year on AED 3.7 M, but Expo Valley has little rent history yet and the service charge is unknown, so plan on the low end until real leases appear. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the home as a foreign asset.

Expo Valley's first release is the cheapest way into Expo City's villa district, and at about AED 1,130 to 1,390 per sq ft for a three-bedroom townhouse it costs less per foot than the district's apartments. The seller is the government's own Expo company, the metro and roads are already there, and the whole valley is capped at 532 homes. What you give up is distance from the old city and a developer with no confirmed residential handover. The release is sold out, so you are paying a premium over the AED 3.4 M launch price to a first buyer. The handover window ran through 2026 and should be close; confirm it before you pay.

A sound family or Golden Visa buy for someone whose life points south, towards DWC, Jebel Ali and Expo City. Buy a resale three-bedroom near AED 3.7 M only after checking the seller's paid-up amount, the handover status and the service charge with Expo City.
