Arjan is the mid-rise apartment district in Dubailand next to Dubai Miracle Garden, bounded by Sheikh Mohammed Bin Zayed Road and Umm Suqeim Street. It has no metro; tenants drive to Al Barsha, Dubai Hills and Media City, all within 15 to 20 minutes off peak.

Amenities and specifications

Iman quotes a rooftop barbecue area, an outdoor cinema, a children's play area, a large pool and a gym, in a low-rise building it describes as nature-inspired with landscaped grounds. Its Oxford buildings in JVC were sold with smart-home fittings and Oxford Terraces won an Arabian Property award for best smart home; the public sources for Gardens 2 do not itemise appliances, flooring or parking. Ask for the specification schedule and visit the first Gardens by Iman in Arjan, which is the closest finished example. Final as per the SPA.

About the developer

Iman Developers is a private Dubai developer of mid-rise apartment blocks in JVC and Arjan. It has handed over five projects. Oxford Terraces in JVC (117 units: 58 studios, 51 one-beds, 8 two-beds) sold out within an hour of launch, began construction in 2022 and was handed over in 2024. The AED 180 million Oxford 212 (212 units) followed and was described as its fifth completed project. Iman says all were delivered on or ahead of schedule. It has never built a tall tower and Gardens 2, at five floors, does not need it to.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 650,000 entry price the 4% Dubai Land Department transfer fee is about AED 26,000 (USD 7,100), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. Ownership. Arjan is freehold; the DLD issues the title deed in your name at handover, with an Oqood registration before that.

Remitting. The studio all in is about AED 677,000, roughly USD 184,000, inside the USD 250,000 per person per financial year LRS limit. Tax collected at source applies above the annual threshold and is creditable in your Indian return.

Golden Visa. Nothing in the building crosses the AED 2 million threshold alone; the largest 2 BHK starts at AED 1,758,549. A studio plus a 2 BHK would qualify together.

Yield and tax. Arjan studios return 7 to 8.5% gross on 2026 data, which on AED 650,000 means rent of about AED 45,000 to 55,000 a year. Net of service charges and a letting fee, 5.5 to 6.5%. No UAE tax; in India the rent is income from house property with the 30% deduction, and the asset goes in Schedule FA.

Exit. A 223-unit low-rise resells more easily than a 300-unit tower, but Arjan's supply means you are competing with new launches. Plan a four to five year hold and budget the buyer's 4% DLD fee and your 2% broker fee into the exit price.

Iman Developers is a private Dubai developer that builds mid-rise apartment blocks in JVC and Arjan. It has handed over five projects, including Oxford Terraces in JVC (117 units, sold out within an hour of launch, handed over in 2024) and the AED 180 million Oxford 212 in JVC (212 units), which it described as its fifth completed project. It says every project has been delivered on or ahead of schedule. Gardens 2 is its AED 200 million Arjan scheme and the sister of the first Gardens by Iman in the same community. Payment Plan

Developer plan per Property Finder and Inside Realty: 20% on booking, 40% during construction, 40% on handover. If the building is complete, the construction share is already due and the 40% handover payment falls with the keys. On the AED 650,000 studio: AED 130,000 on booking, AED 260,000 during construction, AED 260,000 on handover. Add the 4% DLD fee (AED 26,000), the AED 40 Oqood fee plus the DLD admin fee (about AED 580), and any developer admin charge. Budget about AED 677,000 all in before service charges. Final as per the SPA.

Specifications

Iman quotes a rooftop barbecue area, an outdoor cinema, a children's play area, a large pool and a gym, and describes the building as nature-inspired low-rise with landscaped grounds. Its earlier Oxford buildings were sold with smart-home fittings and Oxford Terraces won a smart-home award; the public sources for Gardens 2 do not itemise appliances or flooring. Gardens 2 is what a small-developer Arjan building should look like: low-rise, a delivered sister building next door, a developer with five handovers behind it, and a price that lands just above the Rs 1.5 crore line. The premium over the Arjan average is about 15% on the studio, which is the cost of a rooftop deck and a developer you can check. The open question is status. Every date on record has passed and nothing public says the building is finished; with Iman's record that most likely means it is done or nearly done, but you should not pay on that assumption. If it is complete, you are buying a finished unit at a 2023 launch price in a district that yields 7 to 8%, and that is a good trade. If it is not, ask why, and what the SPA says about compensation.
