Location and connectivity

Town Square is on Al Qudra Road near Emirates Road, south of Arabian Ranches and Motor City. Dubai Hills Mall is about 15 to 20 minutes' drive, Motor City and Sports City about 15 minutes, Mall of the Emirates 25 minutes, Downtown and Dubai Marina 30 minutes, Al Maktoum International Airport 25 to 30 minutes and Dubai International Airport about 35 minutes. There is no metro. The 538,000 sq ft park, the retail and cinema strip, schools and clinics are all open, and because the Diplomat is finished you can walk from the door to each of them before you buy.

Amenities and specifications

Units are sold furnished, which is unusual for Nshama and explains part of the rent premium: the 1 bedroom lets to tenants who want to move in with a suitcase. The block has the standard Town Square pool, gym and play area, with the park outside. Furniture condition varies unit by unit after two years of letting; inspect the actual apartment, not a show flat. Parking is typically one bay per unit. Specification as per the unit inspected.

About the developer

Nshama is the master developer of Town Square and has been handing over there since 2017 across phases including Zahra, Safi, Hayat, Una, the Diplomat and, in May 2025, The Regent with 238 units. Portal reviews put its delivered total at over 6,500 units in the community (one source says over 15,000; use the lower figure) with about 89 per cent on-time delivery, nine-month delays on the earliest phases and no cancelled phase. Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 649,890 entry price the 4% Dubai Land Department transfer fee is about AED 25,996 (USD 7,100), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. Yield and tax. No property or rental income tax in Dubai. Bayut's rental listings for the building run AED 42,000 to 115,000 a year across unit types with an average near AED 88,000; brokers quote 8 to 10 per cent gross on the furnished 1 bedrooms, and Town Square's community average is 6.7 to 8 per cent. Plan on 7 to 8 per cent gross and 5.5 to 6.5 per cent net after service charges and furnishing upkeep. Rent is taxable in India as income from house property after the 30 per cent standard deduction; the India-UAE treaty prevents double taxation.

Portal reviews put its delivered total at over 6,500 units in the community (one source says over 15,000; use the lower figure) with about 89 per cent on-time delivery, nine-month delays on the earliest phases and no cancelled phase. For a completed building the developer's record matters less than the unit's condition and service charge account, both of which can be checked.

Launch plan: 10% down, 40% during construction, 10% on handover, 40% post-handover. The building is complete, so a unit now is a ready sale paid at DLD transfer or by UAE mortgage; a resale may still carry the seller's post-handover balance, which needs Nshama's no-objection certificate. On the AED 649,888 listed price: 4% DLD fee AED 25,996, DLD admin fee about AED 40 plus about AED 580 title deed and trustee fees, and about 2% plus VAT agent commission on a resale (about AED 13,650; none on a developer sale).
