About Maha Townhouses Town Square Dubai

Maha Townhouses is the final townhouse phase of Town Square Dubai, by Nshama, with 3 and 4 bedroom homes on private gardens. The source listing shows it from AED 1.78 M, about Rs 4.58 crore at Rs 25.75 per dirham, for the 3 bedroom; Nshama's launch price was AED 1,780,888, the same figure rounded. Launched in Q4 2022, the phase was due for completion in 2025 and is now complete, with Bayut carrying an area guide and brokers listing units as brand new.

That makes Maha a ready purchase at what is still, on the published numbers, a launch-era price: about AED 950 per sq ft for a 1,870 sq ft three-bedroom townhouse with a garden. Nshama's apartment launches in the same community now start above AED 1,400 per sq ft. Whether a resale unit is still available near AED 1.78 million is the question to put to the market; the DLD record for the specific unit will show what its first owner paid.

At about AED 950 per sq ft, Maha is the cheapest built-up rate in this batch after Park Villas in JVC, and it comes with a garden. For context, Nshama's earlier Naseem Townhouses in the same community resell from about AED 2.3 million for 2,153 sq ft, roughly AED 1,070 per sq ft, and Town Square's average villa asking price is quoted near AED 3.17 million. A Maha 3 bedroom at or near its launch price is therefore below the community's own resale evidence, which usually means the listing is stale or the unit is a single-row or road-facing plot. Ask which.

Payment and total cost

The launch plan was 10 per cent on booking, 40 per cent during construction and 50 per cent on completion. With the phase delivered, a unit is a ready sale at transfer or with a UAE mortgage. Worked on the listed price:

ItemAEDAbout Rs

Total before service chargesAbout 1,852,000 to 1,893,000About 4.77 to 4.87 crore

Service charges for Town Square townhouses are set per phase by the DLD-approved budget and are not printed by the sources we checked; townhouse communities typically charge a few dirhams per sq ft of plot for shared landscaping and security, so expect a lower figure than an apartment block. Ask the seller for the last year's receipts. Final figures as per the sale agreement.

Location and connectivity

Town Square is on Al Qudra Road near Emirates Road, south of Arabian Ranches and Motor City. Dubai Hills Mall is about 15 to 20 minutes' drive, Motor City and Sports City about 15 minutes, Mall of the Emirates 25 minutes, Downtown and Dubai Marina 30 minutes, Al Maktoum International Airport 25 to 30 minutes and Dubai International Airport about 35 minutes. There is no metro. The 538,000 sq ft park, the retail and cinema strip, schools and clinics are open; the townhouse phases sit on the community's outer rings, so the park is a drive or a cycle rather than a walk.

Amenities and specifications

Each townhouse has a balcony, a private garden and dedicated parking, with 3 bedroom plus maid's room layouts on many listings and the community's pools, play areas and cycling trails shared. Finish is Nshama's standard mid-market townhouse specification; because the homes are complete you can inspect the exact unit. Specification as per the unit inspected.

About the developer

Nshama is the master developer of Town Square and has been handing over there since 2017 across phases including Zahra, Safi, Hayat, Una, Naseem, Maha and, in May 2025, The Regent with 238 units. Portal reviews put its delivered total at over 6,500 units in the community (one source says over 15,000; use the lower figure) with about 89 per cent on-time delivery, nine-month delays on the earliest phases and no cancelled phase. Maha was named among its 2025 handovers. For a completed townhouse, what matters now is the deed and the service charge account.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 1.78 million entry price the 4% Dubai Land Department transfer fee is about AED 71,200 (USD 19,400), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. Town Square is freehold; a foreign buyer holds the title deed outright, and the deed transfers on payment.

Remittance. A ready sale is paid at once, and about AED 1.85 to 1.89 million is roughly twice one person's USD 250,000 per financial year LRS limit (about AED 918,000). A couple remitting USD 500,000 (about AED 1.84 million) comes within a few thousand dirhams of the total; the practical routes are a couple plus a small UAE mortgage, or a deposit and transfer timed across the March 31 financial-year boundary. TCS applies above the annual threshold and is claimable in your Indian return.

Golden Visa. Not at AED 1.78 million; the threshold is AED 2 million. A 4 bedroom, or a 3 bedroom bought at a resale price above AED 2 million, would qualify.

Yield and tax. No property or rental income tax in Dubai. Town Square villa rents start around AED 127,000 a year on the sources we checked and the community's average gross yield is quoted at 6.7 to 8 per cent; a 3 bedroom townhouse at AED 1.78 million letting near AED 130,000 to 140,000 would be about 7 to 8 per cent gross and 6 per cent net, which is high for a Dubai townhouse. Rent is taxable in India after the 30 per cent standard deduction.

Exit. Townhouses under AED 2 million with gardens are scarce in Dubai and Town Square is the largest pool of them. Family buyers and the Golden Visa threshold just above make AED 2 million a natural resale target.

Pros

  • Completed, inspectable 3 BHK townhouse with a garden at about AED 950 per sq ft
  • Below the community's own resale evidence of AED 1,070 per sq ft at Naseem
  • Gross yield of 7 to 8 per cent possible on a townhouse, rare in Dubai
  • Master developer with eight years of handovers in the same community
  • Family community with park, schools and clinics open

Cons

  • The AED 1.78 million figure is the launch price; a resale at that level needs confirming
  • Under the AED 2 million Golden Visa threshold
  • A ready sale runs past one person's LRS limit and nearly past a couple's
  • 4 BHK prices and unit count not published
  • No metro, 30 minutes from Downtown, and the townhouse rings are a drive from the park

Who this is for

  • Indian families who want a ready 3 BHK townhouse with a garden under Rs 5 crore
  • Landlords who want a family tenant on a long lease rather than studio churn
  • Couples who can remit together or add a small UAE mortgage

Who should look elsewhere

  • Anyone who needs the Golden Visa from this purchase at the listed price
  • Single buyers who need the whole payment inside one LRS year without a mortgage
  • Buyers who want a central or metro-served address

Our verdict

If a Maha 3 bedroom can be had near AED 1.78 million, it is the best family value in this batch: a finished townhouse with a garden from a developer whose community is built around it, at a rate below the community's own resales. Confirm the unit and its DLD history, budget for the remittance, and consider whether stretching to a unit above AED 2 million buys the Golden Visa as well. Compare it with Naseem Townhouses, the earlier Nshama phase, and the JVC row at Park Villas, both on our Dubai section. All projects are listed here.

Investment Analysis

Why people look at Maha Townhouses Town Square Dubai for investment is simple — it is in Town Square Dubai, Al Qudra Road, and this part of Al Qudra Road has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Completed, inspectable 3 BHK townhouse with a garden at about AED 950 per sq ft. Below the community's own resale evidence of about AED 1,070 per sq ft at Naseem. Gross yield of 7-8 per cent possible on a townhouse, rare in Dubai.
Watch-outs
The AED 1.78 million figure is the launch price; a resale at that level needs confirming. Under the AED 2 million Golden Visa threshold. A ready sale runs past one person's LRS limit and nearly past a couple's.
Rental demand
Homes in Town Square Dubai, Al Qudra Road usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 1.78 M (about Rs 4.58 Cr) is in line with what Town Square Dubai, Al Qudra Road asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Town Square Dubai, Al Qudra Road are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Town Square Dubai, Al Qudra Road is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

Portal reviews put its delivered total at over 6,500 units in the community (one source says over 15,000; use the lower figure) with about 89 per cent on-time delivery, nine-month delays on the earliest phases and no cancelled phase. Maha was named among its 2025 handovers.

Payment Plan

Launch plan: 10% on booking, 40% during construction, 50% on completion. The phase is complete, so a unit now is a ready sale paid at DLD transfer or by UAE mortgage. On the AED 1,780,000 listed price: 4% DLD fee AED 71,200, DLD admin fee about AED 40 plus about AED 580-4,000 title deed and trustee fees, and about 2% plus VAT agent commission on a resale (about AED 37,400; none on a developer sale). Total about AED 1,852,000-1,893,000 (about Rs 4.77-4.87 crore) before service charges. Final figures as per the sale agreement.

Specifications

Each townhouse has a balcony, a private garden and dedicated parking, with 3 BHK plus maid's room layouts on many listings; the community's pools, play areas and cycling trails are shared. Nshama's standard mid-market townhouse finish. The homes are complete, so inspect the exact unit. Specification as per the unit inspected.

💬 Our View

If a Maha 3 BHK can be had near AED 1.78 million, it is the best family value in this batch: a finished townhouse with a garden at about AED 950 per sq ft, below the community's own resale evidence and 40 per cent under what Nshama now charges for new apartments a few streets away. The listed figure is the launch price, so the first task is to find out whether any unit still trades near it. Then budget the remittance, which runs past one person's LRS limit, and weigh whether a unit above AED 2 million buys the Golden Visa as well.

Frequently Asked Questions

What is the price of Maha Townhouses? +
The source listing shows it from AED 1.78 M, about Rs 4.58 crore, for a 3 BHK; Nshama's launch price was AED 1,780,888. 4 BHK prices are not published.
Is there a payment plan at Maha Townhouses? +
The launch plan was 10/40/50. The phase is complete, so a unit now is a ready sale at transfer or by mortgage. Add the 4% DLD fee of about AED 71,200.
When was Maha Townhouses completed? +
Launched Q4 2022 with completion set for Q2 to September 2025; delivered in 2025 and listed as brand new by brokers.
Is Maha Townhouses registered with RERA? +
It was sold off-plan under DLD escrow and is now complete with title deeds issued. Verify the unit's deed on the Dubai REST app.
Does Maha Townhouses qualify for the Golden Visa? +
Not at AED 1.78 million. A unit bought at AED 2 million or more, such as a 4 BHK, would.
What are the sizes at Maha Townhouses? +
3 BHK about 1,870-1,880 sq ft built-up on plots of about 1,874 sq ft; 4 BHK about 2,800-3,225 sq ft on plots of about 2,812 sq ft.
What rental yield can I expect at Maha Townhouses? +
Town Square villa rents start around AED 127,000 a year; a 3 BHK at AED 1.78 million letting at AED 130,000-140,000 would be about 7-8 per cent gross.
Can a foreign national buy Maha Townhouses, and how do Indian buyers fund it? +
Yes, Town Square is freehold. The total of about AED 1.85-1.89 million is about twice one person's USD 250,000 annual limit, so plan for a couple, a small mortgage or a transfer timed across the financial year. Buyers of any other nationality can own on the same terms: Dubai's designated freehold areas are open to all nationalities, there is no residency requirement and no local partner, and the Land Department issues the title deed in your own name.
What has Nshama delivered? +
Over 6,500 units in Town Square since 2017, including Naseem, Maha and The Regent, with about 89 per cent on-time delivery and no cancelled phase per portal reviews.

Final Verdict

A strong ready buy for an Indian family or a villa landlord if a unit is available near the listed price; confirm the unit's DLD history and the service charge account first. Not a Golden Visa route at AED 1.78 million, and not for a single LRS-funded buyer without a mortgage.
