About Alton Town Square Dubai
Alton is a mid-rise apartment building by Nshama in Town Square Dubai, the developer's own master community on Al Qudra Road. The source listing shows it from AED 1.19 M, about Rs 3.06 crore at Rs 25.75 per dirham, for 1 to 3 bedroom apartments, with handover in February 2028. Nshama's own price list starts at AED 1,188,888 for a 1 bedroom, which is the same number rounded.
Alton is one of the later apartment releases in a community that Nshama has been handing over since 2017, so the developer record here is unusually easy to check: you can walk the finished blocks a few hundred metres away. The two things to weigh are the rate, which at about AED 1,725 per sq ft is well above what Town Square resales trade at, and the handover, printed as February, May and Q2 2028.

Price and unit pricing
| Unit | Size | Price (AED) | About Rs | Implied AED per sq ft |
|---|---|---|---|---|
| 1 BHK (entry) | About 689 to 1,080 sq ft | From 1,188,888 | Rs 3.06 crore | About 1,725 on the smallest |

No Town Square transacted median appears in the sources we checked, but the community's completed stock gives a reference: the Diplomat Residences, a finished Nshama block nearby, lists 1 bedrooms at about AED 1,045 per sq ft, and Nshama's delivered townhouses resell near AED 1,000 per sq ft. Alton's 1 bedroom at about AED 1,725 per sq ft is roughly 60 per cent above that, and above the JVC median of AED 1,347. Part of it is a park-front position and a 2028 new build; part of it is that Nshama has priced its late phases for the market of 2028, not 2026. The 3 bedroom at the larger quoted size is the better value per sq ft.
Payment plan and total cost
Nshama's plan is 10 per cent on booking, 40 per cent in four construction instalments and 50 per cent on handover. Half the price against a finished building is the community's standard and it is buyer-friendly. Worked on the entry 1 bedroom:
| Item | AED | About Rs |
|---|---|---|
| Booking, 10 per cent | 118,889 | 30.6 lakh |
| Four construction instalments, 40 per cent | 475,555 | 1.22 crore |
| On handover, 50 per cent | 594,444 | 1.53 crore |
| DLD transfer fee, 4 per cent | 47,556 | 12.2 lakh |
| DLD admin and Oqood registration | About 40 plus registration charges per the SPA | - |
| Total before service charges | About 1,236,500 | About 3.18 crore |
Town Square service charges are not printed by the sources we checked; the community is budget-tier and mid-rise, so expect the lower half of Dubai's range, about AED 10 to 15 per sq ft a year, or AED 7,000 to 10,000 on a 689 sq ft 1 bedroom, from handover. Final plan and fees as per the SPA.
Location and connectivity
Town Square sits on Al Qudra Road near its junction with Emirates Road, south of Arabian Ranches and Motor City. In normal traffic Dubai Hills Mall is about 15 to 20 minutes, Motor City and Sports City about 15 minutes, Mall of the Emirates 25 minutes, Downtown and Dubai Marina 30 minutes, Al Maktoum International Airport 25 to 30 minutes and Dubai International Airport about 35 minutes. There is no metro; the community runs on cars and its own bus loop.
What Town Square has that most new communities do not is a finished centre: the 538,000 sq ft Town Square Park, the Town Square shopping and cinema strip, a skate park, cycling trails and schools and clinics that are open today. Alton sits beside the park. The community is still building out on its edges, and Al Qudra Road traffic at peak hours is the daily cost of living here.
Amenities and specifications
Quoted: a swimming pool, gym, children's play areas, jogging and cycling tracks, barbecue zones and landscaped gardens, plus the park and retail outside the door. Floor-to-ceiling windows and open-plan kitchens are marketed. Appliance brands and parking are not detailed; Nshama's completed blocks typically include one bay per unit. Final specification as per the SPA.
About the developer
Nshama is the master developer of Town Square and has been handing over there since 2017 across phases such as Zahra, Safi, Hayat, Una and, in May 2025, The Regent with 238 units. Portal reviews put its delivered total at over 6,500 units in Town Square, with one source claiming over 15,000 homes; the two do not agree, so treat the lower figure as the safe one. The same reviews report about 89 per cent on-time delivery, nine-month delays on the earliest phases, later phases within six months of promise, and no cancelled phase. That is a good mid-market record, and the finished blocks are there to inspect.
For overseas buyers
Buying from abroad. On the AED 1.19 million entry price the 4% Dubai Land Department transfer fee is about AED 47,600 (USD 13,000), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. Most overseas buyers pay through the developer's plan rather than a UAE mortgage. The ownership rules, fees and non-resident lending for every passport are in our Dubai buying guide; the notes below work the numbers for an Indian buyer.
Ownership. Town Square is freehold; a foreign buyer holds the title deed outright.
Remittance. The 1 bedroom total of about AED 1.24 million is about 1.3 times one person's USD 250,000 per financial year LRS limit (about AED 918,000), and the plan runs to 2028, so a single buyer clears it across two financial years and a couple in one. TCS applies above the annual threshold and is claimable in your Indian return.
Golden Visa. The 3 bedroom at AED 2,600,888 clears the AED 2 million threshold on its own; the 1 and 2 bedrooms do not.
Yield and tax. No property or rental income tax in Dubai. Town Square is quoted at 7 to 8 per cent gross on average and 7.2 per cent for 2 bedrooms in 2026, but those figures are on completed stock bought at lower prices; at AED 1,725 per sq ft plan on 5 to 6 per cent gross and 4 to 5 per cent net. Rent is taxable in India after the 30 per cent standard deduction.
Exit. Town Square has a deep resale market of Nshama apartments, which is good for liquidity and bad for pricing power: your 2028 resale competes with thousands of similar units, many bought cheaper. Buy the park frontage and a high floor.
Pros
- Master developer with eight years of handovers in the same community to inspect
- 50 per cent of the price due at handover
- Beside the 538,000 sq ft Town Square Park with retail, cinema and schools open now
- 3 BHK clears the Golden Visa threshold
- A single Indian buyer can fund the 1 BHK across two LRS years
Cons
- About AED 1,725 per sq ft on the 1 BHK, roughly 60 per cent above completed Town Square stock
- Handover printed as February, May and Q2 2028
- Size ranges disagree between sources (1,528 vs 2,698 sq ft top end)
- No DLD project number, floor count or unit count found
- Thousands of similar Nshama apartments compete at resale
Who this is for
- Families who want a new park-front apartment in a finished community with schools open
- Buyers who value a checkable developer record over the lowest rate
- Indian buyers with Rs 3 to 7 crore over two or three LRS years
Who should look elsewhere
- Yield investors, who will do better on completed Town Square resales
- Anyone who needs keys before 2028
- Buyers who want a metro-served address
Our verdict
Alton is a safe developer, a finished community and a 50/50 plan wrapped around a rate that is high for Town Square. If you want new and park-front and will live in it, it is a low-risk 2028 buy; if you want value in the same community today, the completed Regent Residences and Diplomat Residences are a few streets away at lower rates. 💬 Our View
Alton is a safe developer, a finished community and a 50/50 plan wrapped around a rate that is high for Town Square: about AED 1,725 per sq ft on the 1 BHK against roughly AED 1,000 to 1,050 on the community's completed stock. Nshama has priced its late phases for 2028, and the park-front position is real, but a buyer who wants value in Town Square today should look at the delivered Regent and Diplomat blocks first. For an end user who wants new and will hold, Alton is a low-risk 2028 buy; for an investor it is not the best unit in the community.
