About Berkshire Park Town Square Dubai

Berkshire Park is an apartment building by Nshama at the entrance to the 538,000 sq ft central park of Town Square Dubai. The source listing shows it from AED 925.89 K, about Rs 2.38 crore at Rs 25.75 per dirham, for 1 and 2 bedroom apartments, with possession in March 2027. The building also has 3 bedroom apartments and 3 bedroom duplexes, and every source agrees on the starting price of AED 925,888.

Berkshire Park is the earliest-completing of the three Nshama off-plan blocks in this batch, and the cheapest to enter. Its handover is printed as August 2027 by Nshama's brokers and March 2027 by the source listing, a five-month gap that matters on a 50/50 plan. Otherwise the numbers line up: 633 to 2,187 sq ft, German kitchen appliances, 10/40/50.

Town Square service charges are not printed by the sources we checked; a mid-rise block in a budget-tier community should run about AED 10 to 15 per sq ft a year, or AED 6,300 to 9,500 on a 633 sq ft 1 bedroom, from handover. Final plan and fees as per the SPA.

Location and connectivity

Town Square is on Al Qudra Road near Emirates Road, south of Arabian Ranches and Motor City. Dubai Hills Mall is about 15 to 20 minutes' drive, Motor City and Sports City about 15 minutes, Mall of the Emirates 25 minutes, Downtown and Dubai Marina 30 minutes, Al Maktoum International Airport 25 to 30 minutes and Dubai International Airport about 35 minutes. No metro serves the community.

Berkshire Park's plot is its argument: it stands at the entrance to the central park, with the retail and cinema strip, skate park and cycling trails on foot. Schools and clinics in Town Square are open. The community's edges are still under construction, and Al Qudra Road is busy at peak hours.

Amenities and specifications

Quoted: balconies on every unit, kitchens with German appliances, built-in wardrobes and en-suite master bathrooms on the 2 and 3 bedrooms, powder rooms on the 3 bedrooms, plus pools, a gym and play areas in the block and the park outside. Parking is not detailed; Nshama's completed blocks typically include one bay per unit. Final specification as per the SPA.

About the developer

Nshama is the master developer of Town Square and has been handing over there since 2017 across phases including Zahra, Safi, Hayat, Una and, in May 2025, The Regent with 238 units. Portal reviews put its delivered total at over 6,500 units in the community (one source says over 15,000 homes; the figures conflict, so use the lower). They report about 89 per cent on-time delivery, nine-month delays on the earliest phases, later phases within six months, and no cancelled phase. Its finished blocks surround the park Berkshire Park faces.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 925,890 entry price the 4% Dubai Land Department transfer fee is about AED 37,036 (USD 10,100), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. Town Square is freehold; a foreign buyer holds the title deed outright.

Remittance. The 1 bedroom total of about AED 963,000 is just over one person's USD 250,000 per financial year LRS limit (about AED 918,000); with the plan running to 2027 the payments straddle two financial years, so a single buyer is fine. TCS applies above the annual threshold and is claimable in your Indian return.

Golden Visa. Not from the 1 bedroom. A 3 bedroom or duplex may cross AED 2 million, but those prices are not published.

Yield and tax. No property or rental income tax in Dubai. Town Square is quoted at 7 to 8 per cent gross on completed stock; at AED 1,460 per sq ft plan on 6 per cent gross and 4.5 to 5 per cent net. Rent is taxable in India after the 30 per cent standard deduction.

Exit. Deep resale market with many similar units. A park-entrance 1 bedroom is more lettable and saleable than an interior one, which is the case for paying Nshama's new-build premium here rather than elsewhere in the community.

Pros

  • Cheapest entry and earliest handover of Nshama's three off-plan blocks in this batch
  • At the entrance to the 538,000 sq ft park with retail on foot
  • 50 per cent of the price due at handover
  • German kitchen appliances and en-suite masters specified
  • Whole 1 BHK purchase fits one person's LRS across two years

Cons

  • Handover printed as March 2027 and August 2027
  • About AED 1,460 per sq ft, roughly 40 per cent above completed Town Square stock
  • Only the 1 BHK is priced in public
  • No DLD project number, floor count or unit count found
  • No metro, and heavy resale competition inside the community

Who this is for

  • First-time Dubai buyers who want a new 1 BHK by the park under Rs 2.5 crore all-in
  • Families wanting a 3 BHK or duplex in a finished community with schools open
  • Indian buyers with one LRS limit and a 2027 horizon

Who should look elsewhere

  • Yield investors, who will do better on completed Town Square resales
  • Anyone who needs the Golden Visa from a 1 BHK
  • Buyers who want a metro-served address

Our verdict

If you are going to buy new in Town Square, Berkshire Park is the one to price first: the best plot, the soonest handover and the lowest entry of Nshama's current releases, from a developer whose finished work is on every side of it. Pin the handover date in the SPA and get the full price list. Compare it with Augusta and Alton, its 2028 siblings, and the completed Regent Residences, all on our Dubai section. Is Berkshire Park Town Square Dub... Worth Buying?

Short answer

Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Town Square Dubai, Al Qudra Road from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • You want a long-term home or hold from a builder with a track record
  • You are fine waiting for handover in return for better pricing
  • Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You need to move in right away
  • You are chasing quick, short-term resale gains

Possession Timeline

Nshama's brokers put handover in August 2027 (Q3 2027); the source listing prints March 2027. The block is under construction. Nshama's Town Square record is about 89 per cent on-time with later phases within six months of promise; the SPA date binds, so get it in writing and track progress on the Dubai REST app.

Investment Analysis

Why people look at Berkshire Park Town Square Dubai for investment is simple — it is in Town Square Dubai, Al Qudra Road, and this part of Al Qudra Road has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Cheapest entry and earliest handover of Nshama's three off-plan blocks in this batch. At the entrance to the 538,000 sq ft park with retail on foot. 50 per cent of the price due at handover.
Watch-outs
Handover printed as March 2027 and August 2027. About AED 1,460 per sq ft, roughly 40 per cent above completed Town Square stock. Only the 1 BHK is priced in public.
Rental demand
Homes in Town Square Dubai, Al Qudra Road usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 925.89 K (about Rs 2.38 Cr) is in line with what Town Square Dubai, Al Qudra Road asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Town Square Dubai, Al Qudra Road are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Town Square Dubai, Al Qudra Road is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently under construction. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — handover printed as March 2027 and August 2027. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Town Square Dubai, Al Qudra Road has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Town Square Dubai, Al Qudra Road.

Is it worth the price?

At around AED 925.89 K (about Rs 2.38 Cr) to start, it is priced in line with the Town Square Dubai, Al Qudra Road market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

💬 Our View

If you are going to buy new in Town Square, Berkshire Park is the one to price first: the best plot in the community, the soonest handover and the lowest entry of Nshama's current releases, from a developer whose finished work is on every side of it. The rate is still about 40 per cent above completed Town Square stock, and only the 1 BHK is priced in public, so the decision comes down to whether a new park-entrance unit is worth that premium over a resale. Pin the handover date in the SPA and get the full list before booking.

Frequently Asked Questions

What is the price of Berkshire Park? +
The source listing shows it from AED 925.89 K, about Rs 2.38 crore, for a 1 BHK of about 633 sq ft. Every broker prints the same AED 925,888 starting figure. 2 and 3 BHK prices are not published.
What is the payment plan at Berkshire Park? +
10% on booking, 40% during construction, 50% on handover. Add the 4% DLD fee. Final as per the SPA.
When is handover at Berkshire Park? +
August 2027 (Q3 2027) on Nshama's brokers; March 2027 on the source listing. Get the SPA date in writing.

Nshama sells under DLD registration and escrow. The project number is not printed by the sources checked; verify on the Dubai REST app.
Does Berkshire Park qualify for the Golden Visa? +
Not from the 1 BHK. A 3 BHK or duplex may cross AED 2 million; ask for the price.

About 6 per cent gross and 4.5-5 per cent net on the 1 BHK at this price; the community's 7-8 per cent is on cheaper completed stock.

Yes, Town Square is freehold, and the 1 BHK total of about AED 963,000 fits one person's USD 250,000 limit across the two financial years the plan spans. Buyers of any other nationality can own on the same terms: Dubai's designated freehold areas are open to all nationalities, there is no residency requirement and no local partner, and the Land Department issues the title deed in your own name.
What has Nshama delivered? +
Over 6,500 units in Town Square since 2017, including The Regent's 238 units in May 2025, with about 89 per cent on-time delivery and no cancelled phase per portal reviews.

Final Verdict

The best of Nshama's three off-plan blocks in this batch for a first-time buyer or a family, on plot, price and timing. Confirm the SPA handover date and the 2 and 3 BHK prices, and check the DLD record. Not a yield play against completed stock.
