Palm Studios is its own market. Its flats are 2 BHK of about 1,125 to 1,200 sq ft, one listing asks Rs 2.25 crore, and one portal says the block's average jumped from Rs 20,250 to Rs 24,500 per sq ft during the last quarter of 2025, a rise of 21 per cent. That second number would put a 1,200 sq ft flat at Rs 2.94 crore, and no ask this page found comes near it; Rs 2.25 crore on 1,200 sq ft is Rs 18,750. Treat the quarterly jump as a thin-sample artefact until a registered sale says otherwise.
The villas are the product this page can say least about. The developer described the scheme as towers and villas, and one portal files a villa sub-project of 3,850 to 5,250 sq ft with 46 listings at a median of Rs 20,400 per sq ft. The only villa price in circulation is Rs 4.5 crore to Rs 6.13 crore, which is a sale-period list: Rs 4.5 crore on 3,850 sq ft is Rs 11,700 per sq ft, about half what anything else in the estate asks. The 1,950 sq ft 3 BHK that the old page topped out at Rs 3.8 crore asks Rs 4.15 to 4.3 crore; the 2,200 sq ft flat it capped at Rs 4.29 crore asks Rs 4.5 to 4.65 crore; the 3,800 sq ft flat it capped at Rs 7.41 crore asks Rs 7.6 to 8.5 crore. No listing this pass printed 1,999 sq ft, and it is probably a rounding of a 2,000 sq ft plan; the table keeps it because a page for it existed.
What Rs 10,020 per sq ft is
A trade-directory card still prices a Palm Drive 3 BHK at Rs 10,020 per sq ft. On a 1,950 sq ft flat that is Rs 1.95 crore, less than half of either live ask for that plan. It is a price from the years when the towers were still being finished, left online by a broker who never took it down. It does not describe a different product, and it does not describe the market. Any quote under Rs 17,000 per sq ft for an apartment here should be read as stale or as a carpet-area confusion until the seller shows the deed.

A 2,200 sq ft flat bought at Rs 4.5 crore and let at Rs 78,000 earns Rs 9.36 lakh, 2.1 per cent. A Palm Studios 2 BHK bought at Rs 2.25 crore and let at Rs 50,000 earns Rs 6 lakh, 2.7 per cent, the best yield in the estate because the smallest flats always let hardest per rupee. One tracker prints a Sector 66 yield of 3 to 5 per cent; nothing on these listings supports it, and after maintenance and an empty month the tower flats here return under 2 per cent.
Registration
The main towers took their occupation certificate in April 2015, before the Haryana authority existed, and need no registration. The later phase did: listings print GGM/408/140/2020/24, dated 10 September 2020, and an earlier certificate numbered 19 of 2018, and the registry's own certificate page is titled for Palm Drive together with Palm Terrace Select, the low-rise floors next door. A second number, GGM/396/128/2020/12, also appears on one listing. The practical reading is that the registrations cover the blocks unfinished in 2017, which the developer said included 378 units in the Premier Terraces, Palm Studios and Palm Terraces.
