Gurugram now has six residential projects sold specifically to people of 55 and above, spread across five corridors, and the cheapest of them costs about a tenth of the dearest. That is an unusual spread for one product in one city, and it is the first thing a family shopping for a parent needs to understand: "senior living in Gurgaon" is not one market. It is a Rs 1 crore flat in Sohna and a Rs 13 crore flat on Golf Course Extension Road, both sold on the same promise of a nurse, an ambulance and a dining hall. Two of the six are in New Gurgaon, which is where the segment is cheapest and where the next launches are most likely. A third name, WAL Verde 92, is marketed as senior housing in the same Sector 92 and carries no registration yet; treat it as announced rather than available.

What the senior label costs, per square foot

The useful question is not what these flats cost. It is what they cost against an ordinary flat on the same road. This site publishes its own rate bands for each Gurugram corridor, so the comparison can be made honestly.

The premium is real but it is nowhere near uniform, and the ranking is the finding. DLF Aureva asks about sixty per cent over its corridor. Pioneer Advait, licensed under Haryana's own retirement policy and tied to Fortis, asks roughly ten per cent over what an ordinary flat in the same township fetches. And JMS Silver Living asks no premium at all: at about Rs 9,500 to Rs 10,000 per sq ft it sits inside the ordinary New Gurgaon band. All three are sold with the same vocabulary, and only one of them is charging mainly for the care.

A premium is what pays for staff - the nurse at three in the morning, the ambulance on contract, a kitchen that runs whether forty residents eat or four. Where it is absent, the services are being paid for monthly, contracted separately, or they are lighter than the marketing implies. All three are legitimate answers, and the question to ask at any of these sales offices is which one applies here.

The DLF numbers are worth checking because three independent figures agree. The trade press put the project's revenue potential near Rs 2,000 crore; the scheme is 172 residences; the asking band is Rs 11.76 crore to Rs 13.44 crore. Multiply 172 by the bottom of the band and the answer is Rs 2,023 crore. When a developer's revenue guidance, its unit count and its price list reconcile to within one per cent, the price list is real.

The monthly charge is the price, and it deserves the arithmetic

Every one of these projects sells a home and then bills a service charge for as long as somebody lives in it. That charge pays for the nurse, the ambulance and the kitchen, which are the whole reason the product exists, and it rises with wages rather than with inflation.

Gurugram has a rental answer to the same problem, and it prices the service on its own. Antara runs care homes in Sector 24, Sector 41, DLF Phase 2 and DLF Phase 3, and the published range runs from roughly Rs 35,000 a month for a basic room to Rs 1.5 lakh and above where sustained medical care is needed. Set that against the purchase:

  • Rs 3.42 crore, the entry at Pioneer Advait, earns about Rs 2 lakh a month in a plain fixed deposit at seven per cent. That is more than the dearest care home in the city charges.
  • Rs 11.76 crore, the entry at DLF Aureva, earns about Rs 6.9 lakh a month on the same assumption - roughly four and a half times the top care-home rate, before the flat's own service charge is paid.

This does not make buying wrong. A care home is a room with nursing in it; these projects sell a three-bedroom flat that the family owns, can let, and can pass on. But the comparison sets the bar the purchase has to clear, and almost nobody puts the two numbers next to each other before signing. Ask what ownership buys that a monthly fee does not, and get a real answer before the booking cheque.

One hour away, the same product costs a quarter

Ashiana Housing has been operating senior communities longer than anyone in India, and its Bhiwadi campuses sit about an hour from Gurugram. A three-bedroom home at Ashiana Nirmay is quoted between roughly Rs 70 lakh and Rs 84 lakh; one-bedroom homes start near Rs 41 lakh. Pioneer Advait, the cheapest three-bedroom senior home inside Gurugram, is about four times Nirmay's dearest three-bedroom - and Ashiana's Gurugram projects, including Ashiana Amarah, are not senior schemes at all.

So the Gurugram premium is not being charged for senior living. It is being charged for the postcode, for Medanta and Fortis being twenty minutes away rather than ninety, and for a son or daughter in Cyber City being able to come on a weekday evening. Those are worth paying for. They are just not what the brochures say you are paying for.

What Haryana's retirement housing policy actually guarantees

Haryana was the first state to write a dedicated retirement housing policy, and it is the reason this segment is a regulated product here rather than a marketing word. The policy sets out what a scheme must contain, and it is a short, checkable list:

  • Schemes are permitted only in residential zones, on sites between half an acre and ten acres.
  • A dining hall of at least 100 square metres, a medical room, and a recreation room of 500 square metres with space for a gym and indoor games.
  • Twenty-four-hour ambulance cover, physiotherapy and nursing are mandatory services, not amenities.
  • No apartment may be sold before the scheme is registered with the regulator, and the whole of the RERA framework applies.
  • Buyers must be 55 or above, or be buying for a senior family member.

That last line is the one with a financial consequence. Every future buyer of your flat has to clear the same age test, which removes most of the resale market. Expect a longer sale and a softer price than an equivalent flat on the same road, and do not buy this product with money you may want back inside five years.

What to check before you book

  1. Is the scheme licensed under the retirement policy, or merely marketed at seniors? Pioneer Advait holds such a licence. Ask to see it. A project that is simply a normal residential licence with a nurse's room attached is not the same thing and cannot be held to the same standards.
  2. Get the registration number, not the project name. DLF's Sector 63 scheme has circulated as Arbour Senior Living, First Signature and Aureva; the Sector 92 stock appears as Pravah, Serenia and Verde across separate broker microsites. Registrations do not have aliases. Pioneer Advait is GGM/769/501/2023/113, JMS Silver Living is GGM/936/668/2025/39, Silverglades Melia First Citizen is 288 of 2017, and the Sector 36A estate is RC/REP/HARERA/GGM/860/592/2024/87.
  3. Which company signs the service agreement? At Sector 36A the homes are Max Estates' and the care is Antara's - two balance sheets, one of which you are relying on for twenty years. Read who is liable if the operator withdraws.
  4. Ask for five years of service-charge history. A community that cannot produce one has either not been running long enough or does not want to show you. Get the escalation clause in the agreement, not in the sales pitch.
  5. Test the hospital tie-up. Medanta at Aureva and Fortis at Advait are named partners, and Aureva carries an on-site health centre of about 8,500 sq ft. Ask whether it is a signed contract with a response time in it, or a friendly understanding.
  6. Read the clause for the day independent living ends. If a resident needs full nursing care, does the community keep them, move them, or does the agreement simply end? This is the question families discover too late.
  7. Budget the charges over the headline. Stamp duty, registration, club and parking behave here exactly as they do on any other purchase, and they are not funded by a loan.

Choosing between the corridors

Golf Course Extension Road is the hospital corridor and the dearest, and Aureva's registration runs construction to 31 October 2033 while sellers quote March 2030 - either way a long wait for a buyer already in their late sixties, and the registered date is the one a delay claim is measured from. Dwarka Expressway at Sector 36A gives you Antara actually running the community, which is the deepest operating record available in Gurugram, at a rate between the two extremes; Max Estates' other Gurugram work, including Sector 59 and the Sector 36A estate itself, shows the standard it builds to.

Sector 50 is the pragmatic answer: an established township, a 2027 handover, Fortis nearby, and the smallest premium over ordinary stock of anything here. New Gurgaon is the cheapest, and its weakness is exactly what the money saves - the tertiary hospitals are a longer drive, and Sector 92 quotes a handover five years out. Sohna is cheaper still and already built, which for a family that needs a place this year may matter more than everything above it.

Is it an investment?

No, and the page would be dishonest to imply otherwise. The buyer pool is restricted by law to people 55 and above, appreciation tracks the corridor at best, and the service charge runs whether the flat is occupied or not. Nationally the segment is genuinely short of supply - about 25,050 organised units against a senior population of some 173 million, a penetration rate near one and a half per cent, and an industry estimate of a 10.1 billion dollar opportunity by 2030 - but a shortage of units is not the same thing as a resale market for your unit. The national picture is set out separately, and so is the Gurugram market as a whole.

Buy this for the operating service and for the twenty minutes to a tertiary hospital. If the objective is capital growth, an ordinary flat in the Rs 3-4 crore band or the Rs 1-2 crore band will do it better, with a buyer pool that is not restricted by anyone's date of birth.
